New Limited Edition Luxury Properties in BahrainOil prices have created an adverse trend for real estate developers and managers in the Middle East in recent years, and the Kingdom of Bahrain is among the nations affected. To reignite the property market, such firms as Bin Faqeeh are pursuing new development projects featuring the latest building accommodations in luxury real estate.

A privately-owned entity, Bin Faqeeh Real Estate Investment Company (BFREIC) formed within the last decade to help the community grow by way of producing high-end, luxury properties. Innovation is a central focus of the firm’s investment planning, and the new “Limited 5” project exemplifies this vision.

The “Limited 5” plan launched in 2015 with the ‘Waterbay’ development, followed by the ‘Layan’ project, on which construction started in March 2016. Three additional limited edition luxury developments are anticipated to emerge at the rate of one project per year, for a total of five. Each seeks to create new value in the local economy.

Here is a closer look at the announced Limited 5 properties as well as select others in the BFREIC portfolio awaiting completion.

1. WaterbayThe first project of the Limited 5, Waterbay comprises an arrow-shaped building 10 storeys in height and pointing toward Bahrain Bay. BRFEIC infused the best of hotel luxury into this residential development, which offers waterfront views and water taxi access to the local retail and dining scene. Notable features include a rooftop running track and an in-house movie theater.

2. LayanDesigned to reflect the ultimate in luxury, the Layan is under construction in the exclusive Durrat Marina location. Part residential development, part waterpark, the project features high-end living space in the form of apartments, duplexes, and villas. Included with the latter option is a car and a luxury yacht. Within the waterpark element of the Layan, residents and guests will find a wave pool, a water movie theater, and a family pool, among other amenities.

3. Hidd HeightsOnce completed, the Hidd Heights building will offer a wide selection of single and multi-bedroom apartments, along with furnished studios. The structure will stand at 13 storeys, and it will be located within a five-minute drive from the Bahrain International Airport (BIA) and another five from the King Fahad Highway. In addition to the residential space, the new development will include recreational facilities, a nursery, and a mini theater.

4. SparkLocated in Juffair, the Spark Residence is a 24-storey tower close to the BIA. The bedrooms and studios in this building start at 40 square meters, and they reach as many as 111 square meters in size. Surrounding the new residential structure is a neighborhood with a large variety of entertainment, retail, and dining venues. Recreational facilities such as a swimming pool enhance the family-friendly environment of the Spark Residence.

5. The StormThe Storm will offer additional residential real estate in Juffair, with a favorable location behind the Marriot hotel and roughly 15 minutes from the BIA. Various room models will be available throughout the 22-storey building, with studios as large as 51 square meters and three-bedroom apartments 126 square meters in size. Each living space includes a balcony.

6. PlusResidents of the new Plus tower will enjoy proximity to the Royal College of Surgeons in Ireland and easy access to the Shaikh Hamad Bin Isa causeway. The tower will stand at 13 floors, with many floor plan options for residential units. Additionally, Plus will feature round-the-clock security, a gym, and a swimming pool.

7. Dar TowerDar Tower is located near the Plus tower in Muharraq. The 12-storey tower will feature a dozen residential studio and flat styles from which to choose, and an outdoor swimming pool and health club will complement the living area.

8. Forbes TowerBFREIC designed Forbes Tower to include 42 storeys of office space, and the new structure will be located in Sanabis, Seef District. The curved shape of the tower creates five uniquely-shaped floorplans ranging in size from 75 to 110 square meters. Alongside the office space, Forbes Tower will feature a health club, a lounge, and a prayer room for its tenants.

9. The TreasureThe Treasure is a residential development under construction on Dilmunia Island near the capital city of Manama. Dilmunia Island will serve as a large-scale health district, and The Treasure will complement the area by providing new living spaces. The flats range in layout from one to three bedrooms, and penthouse units are also available. Special features in The Treasure include a pool and a movie theatre.

10. The GrandLocated next to the financial harbor in the Seef District, The Grand will operate as a freehold tower with residential units and an array of recreational, retail, and business facilities. Every apartment unit is positioned such that residents will enjoy a view of the sea, and the floor plans were designed with family life in mind.
