What Goes Down, Must Go… it’s time to get busy if you still need to refinance! Mortgage rates have witnessed a recent uptick that many analysts and economists think may be a sign of things to come. According to the Freddie Mac Primary Mortgage Market Survey, mortgage rates on the bench-mark 30-year fixed-rate loans have risen from their all-time low of 3.31 percent reached last November to where they stood on Jan. 24 at 3.42 percent. The 15-year fixed rate loan has also risen to its highest level since the week of Oct. 25 and now stands at 2.71 percent. Unfortunately, the rise in rates has accelerated due to a strong stock-market performance since this survey was conducted. While mortgage rates have moved above all-time lows, they remain in a range that makes housing affordability historically high. New Home Sales Drop for December, But Up Sharply For the Year Sales of new single-family homes dropped to a seasonally adjusted annual rate of 369,000 units in December. This sales rate is 7.3 percent below the revised November rate of 398,000 units, but is still 8.8 percent above the December 2011 estimate of 339,000 according to the Department of Housing and Urban Development. The median sales price of new homes sold rose from $246,200 in November to $248,900 in December. The average December sales price was $304,000, up from $299,700 in November. At the end of December there was a 4.9-month supply of homes at today’s sales pace. That is a very low supply of new homes that is leading to higher prices. Pending home sales figures just released showed a similar pattern to the new home sales numbers. Signed contracts to buy existing homes fell 4.3 percent in December from the previous month, according to the National Association of Realtors. That missed analysts’ expectations of a one percent gain. The index is 6.9 percent higher than December of 2011. Realtors say it is not lack of demand but supply at the end of 2012 that pushed the numbers down.
