Since the start of its development in 1907, Mount Auburn has remained a stronghold for East Dallas’s working class residents who have consistently campaigned for the retention and betterment of single-family homes, streets, and parks. Culturally and economically diverse, Mount Auburn’s population has gradually transformed from predominantly Anglo to predominantly Latino. This shift in demographics has brought change to the historic neighborhood, with renovated

homes and businesses expressing the culture of its current residents. Not immune to the issues that have negatively impacted urban communities, Mount Auburn has rebounded from the city’s suburban migration in the 1960s and the subsequent increase in crime to emerge as a stable, active East Dallas neighborhood.

Mr. and Mrs. William Martin came to Dallas in 1860 and, despite seeing the town center devastated by fire that summer, decided to purchase 400 acres of land in the area that would become Mount Auburn. The Martins resided at their homestead for more than 40 years, eventually selling 200 acres in 1906 to the Murphy & Bolanz Land and Loan Company, a prominent real estate firm involved in much of the business and industrial property in the city as well as residential areas in Oak Lawn, East Dallas, and South Dallas. The company sold the initial offering of 104 lots in just one day in 1907, spurring the construction of several homes by promoting a competition to waive the cost of the lot for the first five homes completed.The development of Mount Auburn and the adjacent East-We-Go and Santa Fe tracts in the early 1900s followed the

arrival of the Gulf, Colorado, and Santa Fe Railway in the 1880s. Forming the western edge of the neighborhood, the rail line carried freight and passenger traffic to Denton and other Texas cities as well as linking Dallas to Chicago. It also drew a number of industrial businesses along its tracks to the east of downtown, making the affordable, newly-built residential areas in East Dallas attractive to workers.

Sitting just outside the eastern city limits of Dallas at that time, Mount Auburn lagged behind more established neighborhoods in securing access to civic services and improvements to roads, drainage, and transportation. Several additions banded together to form an improvement league and were effective in bringing change to the area: residents of Mount Auburn and East-We-Go built a school in 1908, gained access to the city water main in 1913, and had successfully lobbied for street paving and lights by 1921. In 1918, the Mount Auburn neighborhood was annexed by the city along with Junius Heights and Parkview. Following annexation, a new streetcar line was extended to the neighborhood from downtown, running along Lindsley Avenue and making it a prime location for further development.

In 1924, Ford Motor Company announced plans to construct a new assembly plant in East Dallas. The company developed a 22-acre site on East Grand Avenue and hired 1,400 employees to produce 350 cars per day, a vast expansion from the company’s previous location in Deep Ellum.The arrival of the Ford plant cemented Mount Auburn’s status as a strong working-class neighborhood, with densely-packed, single-story homes populating the rectangular street grid. Built in the popular bungalow style, typical homes featured overhanging eaves, wide porches, and decorative detailing. As the neighborhood grew to more than 1,500 homes, a collection of amenities supported the burgeoning population. The new Mount Auburn School opened on Grand Avenue in 1922, relieving the overflowing O.M. Roberts School nearby. Woodrow Wilson

High School and J.L. Long Middle School followed in 1928 and 1933, respectively.At the same time, a new commercial district began to take shape. The East Grand Shopping Center was established in the 1920s, with Lindop Hardware and the Grand Avenue State Bank among the first businesses to open. The center expanded steadily over the next several decades, reaching 347 businesses and 2,000 parking spaces by 1955. At its peak, the center featured major retailers like J.C. Initially donated to the city by Dr. William Samuell in his 1937 will, the farmland between Grand Avenue and Samuell Boulevard was converted into a vast public park after more than a decade of legal difficulties. The swimming pool opened in 1953, followed by the recreation center in 1964.Several changes in transportation reshaped the neighborhood during this time. The Mount Auburn streetcar line was removed in 1946 as part of a costly street repaving project and replaced by a trolley. Planning began in the early 1950s for the East-West Expressway, now Interstate 30. At a cost greater than that of the actual expressway construction, the city acquired and demolished more than 400 homes and businesses from Ferguson Road to Haskell Avenue. Opening in 1964, the highway severed Mount Auburn from its

close neighbors, Owenwood and Parkview, and sliced through the East Grand Shopping Center, drastically reducing the size of what was considered a shopping destination for area residents.Not long after, on February 27, 1970, the area lost one of its major sources of employment, the Ford plant. After 45 years in operation and millions of vehicles produced, the company cited aging production facilities and inadequate demand in its decision to close the plant.

In the twenty years following World War II, as people left the city’s core for new homes in the suburbs and older residents passed away, neighborhoods in the city center began to suffer from neglect as both their population and value declined. By the early 70s, families and young couples searching for great deals on architecturally unique homes in close proximity to downtown moved into East Dallas, an area which was then considered by some to be a “rough” part of town. Helping to stabilize the Mount Auburn neighborhood, these families consisted of an influx of the city’s growing Latino population, a Hare Krishna community, and “urban pioneers,” who were typically young and white.As Mount Auburn’s population increased from a low of about 4,000 residents in 1970 to 5,000 in 1980, the City of Dallas decided to implement the Neighborhood

Housing Services program to improve the neighborhood. Through this program, banks agreed to offer loans to homeowners who would have typically been denied before, and the City agreed to provide low-interest loans to poverty-level homeowners while improving streets and other city services.

While they appreciated and benefited from these programs, residents were frustrated by City officials making decisions about their neighborhood without consulting them first. To address this issue, residents and stakeholders organized and fought for East Dallas’s neighborhoods throughout the 1970s and 80s. They demanded the rezoning of their neighborhoods and the halting of a city plan, known as The Thoroughfare Plan, which would have widened a number of roads in East Dallas in order to allow faster travel between the suburbs and downtown.With the support of other East Dallas neighborhood activists, Mount Auburn residents prevented developers from altering the neighborhood’s character by back zoning the neighborhood from multi-family residential to its original single-family residential classification. Residents

also fought and stopped a plan to create a six-lane thoroughfare along the Gulf, Colorado, and Santa Fe rail line, which called for the demolition of entire blocks of adjacent homes.

This campaign to preserve the character of Mount Auburn extended to social issues as well. Families and religious institutions worked with the police department’s East Dallas Storefront in order to eliminate gang and other crime problems, creating a crime watch that relentlessly called in criminal activity. Mount Auburn Elementary students participated in gang prevention programs that offered free arts and humanities classes, conflict resolution training, multicultural plays, and sports teams. This persistent, multi-faceted approach was so effective in reducing gang and criminal activity that there are very few problems within the neighborhood today.

Gradually shifting from a majority Anglo neighborhood in the 1970s, Mount Auburn is now home to a mostly Latino population. Large multigenerational families live in close proximity to one another, and Hispanic businesses populate major roads and intersections, such as the one at Lindsley Avenue and Beacon Street.Mount Auburn families and older couples can be found walking and playing on the Santa Fe Trail, a hike and bike trail along the old Gulf, Colorado, and Santa Fe rail line, which is part of Dallas’s Parks and Recreation system. Welcomed by residents, the trail connects Deep Ellum to White Rock Lake and creates a critical link in the city’s developing bike infrastructure. It was the much preferred option for residents who disagreed with Dallas Area Rapid Transit’s (DART) 1992 attempt to convert

the right-of-way to a light rail line and place a station at Randall Park.

After years of organizing against city plans for the area and combatting crime, the neighborhood rallied once more to end DART’s plans, which were perceived as a detriment to the livability of the neighborhood. Following the unfortunate hit-and-run death of a 43-year-old mother of four in 2004, the Mount Auburn Neighborhood Association successfully lobbied for the conversion of Lindsley Avenue from a four-lane to a two-lane road, reducing the speed and amount of traffic along the neighborhood’s central artery. However, after years of organizing against social and physical problems, the neighborhood association found itself with few challenges left to tackle and is currently inactive.Mount Auburn, with its mix of incomes and cultures, has proven to be a resilient neighborhood. Though not a historic

or conservation district itself, the neighborhood has certainly benefitted from city ordinances that protect the character of the surrounding areas; however, its success as a stable, working-class neighborhood can mainly be attributed to its residents. The strong advocates of years past established, protected, and improved the parks, schools, and quiet connectivity that lend Mount Auburn the peaceful vibrancy it enjoys today.
