Caloundra’s fi rst residents knew that their slice of paradise had potential, but even they would be struck by the popularity of the Sunshine Coast’s sprawling southern city. MPR looks back at the growth of Caloundra.

purchased the large parcel of land at Golden Beach that half a century later was to become the Pelican Waters estate.

“He was a true visionary,” Judy says. “Dad Henzell would always keep a block or two in an estate just in case he needed it and I remember in about the late ’50s he sold me 10 of these blocks for £100.”

In 1960, Roy snr started developing

residential subdivisions at Golden Beach, working south from Gregory Street and ultimately “over the bridge” to Diamond Head.

Many of the streets in Roy’s early Golden Beach subdivisions were named aft er his family – his son Bevan and his wife Judy, his daughter Joan and her husband Verdon among them.

The Sunshine Coast’s land development history has some major players at its core, most of them recognising the area’s potential for future residential estates in the

1960s, when it was known only as the North Coast.TM Burke had vast landholdings from Peregian to

Sunshine Beach, Rex Testro’s Suncoast Developments had leases on all the land between Mudjimba and Coolum, and Alfred Grant started at Point Cartwright and moved south, developing his Kawana estates.

In Caloundra, it was the Henzell family who pioneered subdivisions from Battery Hill, Aroona and Currimundi south to Golden Beach – and unlike the other big land development companies, it is still a local family operation.

Judy Henzell is a matriarch, not just to her family, but to a land dynasty – one that has provided housing for thousands of families since her father-in-law opened Caloundra’s fi rst real estate agency in 1935, and continues today with the massive Pelican Waters success story. Although at 81, she continues to travel the world – she has just returned from Iceland – Judy is a local girl who dotes on her children and 13 grandchildren, and who also continues to call the area their great-grandfather Roy Henzell opened up, home.

Judy Mclean was born in Maleny where her father owned a bakery and a greengrocers, in 1928. When she was 10, her father retired and the family moved to Caloundra where she was one of three pupils in her class at the Caloundra State School. One of the other two was a boy called Bevan Henzell, whose father, Roy, had started Caloundra’s fi rst real estate agency three years earlier.

Both later went to boarding school in Brisbane and then Bevan went on to study accountancy while Judy did her nursing training at the Royal Brisbane Hospital. She never quite got to work as a nurse, though, as the two childhood friends were married in 1949. She was 21 and he was 22.

“He was my fi rst boyfriend,” she says. “I told him not to waste his money on other girls as he would never fi nd anyone better than me.”

Th ey fi rst built a house in Burgess Street and then, in the early 1950s, bought fi ve blocks of land between Albert Street and the beachfront at Shelly Beach, for £990.

“We built a house on one of the blocks and raised our family – Mary, Roy, Annie and Kate,” Judy says.

Bevan followed his father into the family real estate business and Judy, like all good women of the day, dedicated herself to raising the children – “it was the husband’s job to keep his wife in those days”, she says, adding that the most she did was organise the offi ce Christmas parties.

Th e dynasty began with Roy Henzell snr and his wife Maisie who moved to Caloundra from Toowoomba. He quickly realised the potential of the area and in 1946

By this time he was up to Golden Beach number 10. Th e sales brochure, advising buyers to phone Caloundra 23 or 39 for more information, promised, “we do not handle rubbish, nor will we under any circumstances ask you to buy anything at a value we ourselves would consider excessive”.

It also announced “we believe that the majority of our clients are decent people and to a great extent, people who can buy an allotment with our assistance. We think that in off ering this assistance, we place you under no obligation.”

It also gave the reassurance “there is no quick-fi re salesmanship used by this offi ce. Th ere is no urging – you make your own mind up. You deal with people who all live in Caloundra when you deal with Henzells.”

And without much advertising, section seven had sold out in three weeks, section eight in four weeks and section nine in six weeks.

When Roy snr died in 1962, Bevan took over the agency and the family’s land interests. Some of his early developments were at Currimundi, Battery Hill and Aroona.

In the mid ’60s, a brochure extolling the virtues of the new estate Aroona – “a natural estate on the fabulous Sunshine Coast” – lists home sites from $7500 to $10,500, with the promise of it being “your chance to invest in the still unspoilt but fast-developing Sunshine Coast”.

Buyers were told, “the whole of the Sunshine Coast, of which Aroona is now part, is a golden playground to rival all others” with bitumen roads, telephone available and water “laid on” just 3.2 kilometres from central Caloundra.

Bevan, like his father, was a visionary. Aft er developing Battery Hill, his interests returned to the family’s holdings at Golden Beach. When the dry blocks of Diamond Head were sold, it was time to look west to the “1000 acres for £1000” land of the tea-trees that Roy snr had purchased in 1946.

Original 1881 documents of the “Deed of Grant for Conditional Purchase” for 2372 acres bestowed on William Landsborough for his exploration eff orts are held in a safe at Pelican Waters, for it was this site that captured Roy snr’s interest. To anyone else, the land was impenetrable tea-tree swamp, but Bevan had an idea to use the waterways to create waterfront allotments and in 1970, the family produced a conceptual layout for the extension of their Diamond Head subdivision to create ‘wet blocks’ or a canal subdivision.

Th ere was a lot of work to be done in obtaining approvals and meeting conditions, although then Landsborough Shire chairman Jack Beausang did say that Bevan was “one of the fairest men I have ever dealt with. He would come in and ask, not demand.”

If the canal estate was to go ahead, it fi rst meant building a suitable bridge to replace the old structure that was little more than a causeway and regularly fl ooded.

“We were looking at a lot of debt as there was a lot to be done before we could sell any land,” Judy says. “And it was still considered to be a good way out of town. Th ey were anxious times.”

In around 1982, the Henzell family, having prepared a full environmental impact study, applied for the fi rst stage of their canal development, but it was almost a decade later, involving years of wrangling to meet Local Government approvals, before things really got underway.

Bevan died in 1982, and never did get to see “mullet jumping in the canals” of his new estate.

His son Roy took over and in 1989, in partnership with Garry Waters, fi nally got things moving. At this time, only about 20 blocks had actually been produced.

But once the ball was rolling, it was hard to stop, and the Pelican Waters master plan is now about 60 per cent complete.

“Bevan wanted to build a golf course,” Judy says. “It was so hard to imagine it as the area was so thick with bush. He had a vision for something like Pelican Waters but he wouldn’t have realised just how big it would become.”

Th e estate now has its golf course, as well as a hotel and shopping centre. A town centre with restaurants, boutique retail stores, child-care and medical centres and a commercial area, plus 1750 dwelling units, is on the way.

Even a visionary like Roy Henzell snr would have been hard-pressed to imagine the sheer scale of his dream that has become Pelican Waters.

His business, though, still remains in the family and is in its fourth generation – Roy snr, Bevan, Roy jnr and now his son Mclean, named aft er his grandmother’s maiden name, who has recently joined the sales team.

“Caloundra has been very good to us,” Judy says. “But we never knew that Pelican Waters would sell so well because it was so far out of town and in the fl ats. It was a risky business, but it turned out the times were just right.”

If you inherit property it is your responsibility to fi nd out if that property is subject to capital gains tax (CGT) once you sell it. To work this out, fi rst you have to know when the property was purchased by the person who you inherited it from and then the date that it passed to you. If you know this, you can work out if the property is exempt (either wholly or partly) from CGT when you go to sell it.

If you inherited the home before September 20, 1985 and you sell it nowadays, you don’t have to pay CGT. However, if you carried out any major improvements to the home aft er this date and it wasn’t your main residence, the part of the property that was improved will attract CGT. Major improvements include adding an extension or doing a signifi cant renovation. If the property remains your main residence aft er you’ve completed these improvements, then it is exempt from CGT.

George inherited a home in 1984. Ten years later he built a granny fl at at the back of the property for $100,000 and rented it out. Last year he sold the property for $600,000. George attributes $200,000 of the $600,000 to the fl at. Th e fl at’s proportion of legal expenses in selling the property is $5000. Take the $100,000 it cost to build and the legal fees of $5000 and George made a capital gain of $95,000, which is subject to CGT because it was built aft er September 20, 1985 and was not George’s main residence.

Ruth bought a house in 1995, which remained her main residence until her death in 1998, when it passed to her daughter Tracey, who then sold the property earlier this year. Tracey used the property as a rental house and sold it more than two years aft er her mum died, so she cannot claim a full exemption from CGT. However, because it was Ruth’s main residence, Tracey can claim a part exemption from CGT.

Th is information was taken from the Australian Tax Offi ce’s fact sheet on inheriting property. To fi nd out more about the tax implications of inheriting property, visit the ATO’s website www.ato.gov.au/individuals and search for ‘inherited real estate’. Th e ATO provides a questionnaire that once completed can advise you whether you may be entitled to a full or part exemption on capital gains tax.

If the person who passed the property to you bought it aft er September 20, 1985, and you inherited it aft er August 20, 1996 you will get a full exemption from CGT if it was the deceased’s main residence and either you sell the property within two years of his or her death, or it was your main residence at the time of sale. If you inherited the property before August 20, 1996 you get the exemption if it was the deceased’s residence while he or she owned it and it was your main residence from when you inherited it until you sold it.

If you inherit a property from someone who died aft er September 20, 1985 but who bought the home before this date, and you sell the property within two years of that person’s death, you will get a full exemption from CGT. If you sell aft er the two years you may be entitled to a part exemption. And you don’t get an exemption if you sell any land or structure separate to the main dwelling.

What made you decide to leave Channel Seven and journalism for a career in property?

I had a great 13 years at Seven but I really needed a new challenge. I’ve always loved property and together with my wife Natalie have done reasonably well out of property, so it was always kind of there in the background. It was a big decision to make a career change at age 36, but I couldn’t be happier. It’s like running your own business within a business so I have much more exibility and control over my hours which means I can now see more of my two daughters, Alanah and Sasha. You've just completed your rst nancial year in real estate, was it a reason to celebrate?

It’s been a pretty amazing rollercoaster ride – very challenging but very rewarding! Like most people I certainly wasn’t expecting the global nancial crisis to hit us so I’ve certainly had to learn quickly in a tough market but I think those experiences and what I’ve been able to achieve over the past year will hold me in good stead for the future. What’s been the secret to your success in this industry?

There’s no real secret, I’m just being myself and I’ve never been afraid of hard work. I think my media background has taught me to be a good listener and to communicate well. I’m also lucky to work for a fantastic agency in Ken Guy Maroochydore – we’ve got a brilliant team here. In terms of success, I don’t think it matters what you do for a crust – success is happiness, rst and foremost. What do you love about the Coast?

I moved to the Coast 12 years ago and just love the lifestyle and what we have on our doorstop. I want my kids to grow up here because it’s simply the best place in the world. I’ve always been a sports fanatic, and luckily my wife is too so we’re a very active family. I love my exercise but I also love a good time and winding down with a few drinks amongst good company. So, where to from here?

With some positive recent signs in the marketplace, I can’t wait for the next 12 months and am currently studying for my full licence to help grow my business further. I am very excited about a big project I am working on at the moment with good mate and colleague Damien Michael. It is Maleny Valley Station; 2600 acres of just amazing country that has never been offered for sale before, so I look forward to getting that sold and living life with my family and friends here on the Coast.

Remember when sealing dirt roads in central Maroochydore, debating a sewerage scheme for Buderim

and organising car parks for Nambour and Mooloolaba were the big issues debated by local government?

Water came mostly from tank stands in the backyard, beaches looked aft er themselves and recycling rubbish meant families picking through the tip.

Although not one to get too sentimental about the good ol’ days before the Sunshine Coast was ruled by traffi c lights and beachfront towers, there are some days when it is pleasant to recall old-fashioned access to public services.

I refer to that giant, the Sunshine Coast Regional Council.

For many years the mantra was roads, rates and rubbish. Th ese days, the roads are sealed but still hopelessly inadequate, the rates are soaring out of control and the rubbish… well, that’s my problem.

Taking advantage of a recent long weekend, it seemed a great idea to have a spring clean (in winter). But would the Nambour or Buderim tip be open for business on a public holiday?

Th at should be easy enough to fi nd out. Th e council does, aft er all, have a large website listing everything you ever wanted to know about its activities, right down to the personal CVs of its elected representatives. You can even send the CEO an email if you want to have a gripe. But fi nding out the opening hours of its rubbish tips? Now there’s a challenge.

First, a Google search proved ineff ective, as I tried to link Sunshine Coast with words such as garbage, rubbish dumps, rubbish tips, refuse tips, garbage tips, garbage dumps, refuse disposal, and so on until it was simply hopeless trying to fi nd any further descriptions for municipal waste.

Not even those turned up a result.

Th e council’s own website could tell me that if I called my local offi ce I could fi nd out when my waste and recycle bins would be emptied and also off ered to send me a bin collection calendar. It could tell me about garden waste collection, general waste and recycling bin collection and even recycling awareness and a comprehensive resource disposal guide.

Finally, a section on waste management facilities turned up, and more importantly, a list of Resource Recovery Centres and transfer stations. Th at sounded promising. Why didn’t I think to Google a waste management facility or resource recovery centre rather than a dump or a tip?

Th e Nambour Resource Recovery Centre – and possibly others, but I had had enough of searching – is open from 7am to 5pm seven days a week, and I presumed 365 days a year and 366 in a

leap year, which translates to all public holidays. Th e risk paid off and the tip/dump/refuse disposal point/resource recovery centre was open.

Th e question is, why did it have to be so frustratingly diffi cult to fi nd?

Th en there’s the tip fees. Add a few more dollars if the trailer is a tad longer than average and it’s little wonder that the charity bins have become favourite dumping spots. Or for that matter, why all sorts of refuse, garbage and rubbish turns up on streets, in paddocks and spills out the top of public bins, or is that street-side resource recovery receptacles.

We’ve come a long way from the old days when local council was still about being local.

As I said, I’m not really one for being sentimental about the good ol’ days but geez, it would be nice to have some good old-fashioned service from the service that professes to serve the public.

When MPR’s columnist needed to use the council tip, she thought it was going to be easy. She was wrong, and the experience left her feeling uncharacteristically sentimental.

In almost record time the Queensland Government moved last week to close a loophole in the Body Corporate and

Community Management Act, which

could have put in jeopardy a large part of the state’s development industry.

In November 2008 a clever unit buyer escaped from their off -the-plan contract using a tricky technical argument to do with exactly when the buyer had to be given notice to settle. On June 5 the Court of Appeal upheld the buyer’s argument. A mere fortnight later the amending legislation was passed.

Why the rush? Peter Lawlor, the Minister for Tourism and Fair Trading,

said the loophole may have aff ected up to 14,000 off -the-plan contracts in the state. Off -the-plan contracts allow a developer to sell units when their titles have not yet been created. A developer can, in theory, sign contracts to sell all units in an entire development without laying a brick. Off -the-plan contracts are commonly used by developers to obtain the fi nance necessary to complete a project.

If even a small chunk of the 14,000 current buyers used the loophole to

terminate their contracts, developments would fail, developers would fail and possibly even some banks.

Th e loophole has been closed and the industry can largely rest easy.

If you are a buyer with an off -the-plan contract and you are uncertain about your rights, you should contact your lawyer.

Two new townhouse developments in Nambour are turning a town planning vision into a reality. And buyers can’t get enough, with fi rst-time owners in particular lining up to live in these affordable, centrally located homes.

Middle groundFirst-home buyers, investors and even

the occasional downsizing baby boomer are turning to townhouses,

in line with a town planning vision for central Nambour.

Th e Maroochy Plan 2000 envisioned medium-density development close to the town centre, parks and public transport routes for the traditional business and administration centre of the Sunshine Coast.

Defi ning Nambour as a “major activity centre” to provide “higher order goods and services to the hinterland and rural parts of the region”, the plan considered multiple-dwelling units appropriate to put more people within walking distance of shopping and public transport.

Meeting that defi nition are two townhouse developments now under construction within the central town precinct, and buyer response has indicated that it’s coming just at the right time.

Th e fi rst 10 units representing the fi rst stage of Vista Estate in Aspland Street are due for completion in August, while seven units in the gated community Rangeview Terrace, in Tamper Street, are due to be ready by November. Although on opposite sides of Currie Street, both developments are

within a stroll of the centre of town and both provide housing designed for contemporary permanent living.

Th e spacious two- and three-bedroom townhouses in Vista Estate off er 165 square metres and a house-size 200 square metres of living space respectively, and include a media room and courtyards opening out to peaceful bushland. Craig says that the increasing demand for units in central Nambour was a knock-on eff ect from the South-East Queensland Regional Plan that deemed Nambour as a major rural activity centre and cleared the way for medium-density developments in the CBD.

“Th e aim of the plan is to have medium-density development in and around the CBD and transport facilities to encourage more people to get to work without taking their cars,” Craig says. “It’s a model being used in major cities.”

He adds that there has been a great deal of interest from fi rst-home buyers who can claim the full $21,000 home-buyer grant by purchasing in the townhouse estates, but investors and

baby boomers are also fi nding it an interesting prospect.

“Centrally-located townhouses close to town and medical facilities are perfect for the downsizing baby boomers, but we have been surprised by the amount of interest from fi rst-home buyers,” he says.

“It seems young professional couples are putting on hold any plans to start a family and are interested in making this style of low-maintenance living their fi rst home.”

Craig is expecting fi rst-home buyers to rush back into the hinterland marketplace as the grant’s September deadline, specifi ed in the federal budget, draws closer and aft er fi nancial year tax returns are completed.

“It is like I can see all these eyes blinking in the forest but they are afraid to come out just yet,” he says. “I am expecting they will all come rushing out in the next month or two. Banks have tightened their criteria, wanting to see three clear months of ongoing savings, so I think a lot of fi rst-home buyers backed off to do that and saw no urgency to act before the end of September.”

Craig believes that Nambour is a popular market with fi rst-home buyers because of its aff ordability and abundance of housing options in the $300,000 to $400,000 price bracket.

Safety fi rst with new building regulationsNew fi re safety rules apply to all unit dwellers in the state.

The State Government now requires all bodies corporate (being all owners) to comply with the 2008

Queensland Building Fire Safety Regulation and have a written fi re and evacuation plan for their complex, in the event of a fi re or hazardous material emergency.

Th e Queensland Fire and Rescue Service is the compliance authority.

Over recent years there have been horrifying instances of loss of lives in building fi res – both commercial and residential. In response, the State Government has developed a range of fi re safety management tools to help owners-occupiers ensure the safety of people in their building.

A fi re and evacuation plan identifi es the building’s evacuation routes, nominates responsible people should a fi re or the need to evacuate occur, fi re evacuation instructions, a safe assembly point, the maintenance of fi re safety installations, and includes diagrams showing safety procedures to be followed by occupiers.

A crucial document the body corporate must possess is the certifi cate

of classifi cation for the building (this is required by the Building Act 1975). Under this act, most unit blocks fall into the Class 2 category, which is a building containing two or more sole occupancy units, each being a separate dwelling.

Buildings built aft er July 1, 1997 are required to display the certifi cate of classifi cation for the building in a conspicuous place in the building – say, at the front gate or entrance.

Copies of the fi re and evacuation plan and accompanying documents must be kept on site and a copy off site, both in a location reasonably secure and safe from fi re. Th ese records must be available for inspection during business hours.

With some 30,000 unit blocks in Queensland, the government has a challenge to have these fi re and evacuation plans in a signifi cant number of these buildings by the July 1 implementation date.

Do you have visions of lounging by the pool, drink in hand, from the privacy of your backyard this summer? If you’re dreaming of warm days during

these cold winter months, it’s time to do some planning as installing a pool can take up to three months. And while a pool will enhance your lifestyle, off er the perfect backdrop for summer entertaining and bump up the value of your home, it’s also a signifi cant investment. Follow these seven steps before diving in the deep end.

Step 1 – Gain council approvalYou must obtain a building permit before installing a pool. To do this you need to either get in touch with a private building certifi er or contact the council to lodge an application yourself. Th e average time for approval with the Sunshine Coast Regional Council is fi ve to seven working days.

Step 2 – Plan your poolDepending on your needs and budget, there’s a wide variety of pools to choose from – ranging in materials, shapes, sizes and styles. Above-ground pools are cheaper and quicker to install than inground ones and they can be moved if you move house. Inground pools are more expensive, but they’re durable, usually more aesthetically pleasing and can add to the value of your home. When it comes to the style of your pool, consider the size and layout of your backyard. Smaller spaces look better with a simple and contemporary rectangular pool, while larger blocks off er more space for free-form designs. Lap, freeform, infi nity or geometric pool – the design choices are overwhelming, then you have to consider internal fi nishes and water features. A designer will help create a pool that fi ts your space, budget and lifestyle.

Step 3 – Choose a builderWhen choosing a builder, it’s always wise to shop around. Talk to a number of builders about your requirements and what they can off er you. Arrange for them to inspect your site, ask for a written quotation and study the contract that they off er. Check their reputation, their experience, if they’re licensed with the Building Services Authority and if they’re National Swimming Pool Institute (NSPI) accredited. Be clear about what you’re expecting from your pool builder before fi nalising contracts, handing over cash or beginning work.

Step 4 – Time to excavateBefore you install your pool, you need to create space for it. Every backyard has diff erent factors that will aff ect the excavation process, such as the condition of the soil, the size and shape of the space and what kind of access you have. You also need to consider any piping, utility lines or tree roots that may be running through the backyard. Talk to your pool builder about arranging for someone who specialises in pool excavation to come in and check it out.

Step 5 – Install the poolInstallation involves placing the swimming pool in the ground, plumbing it in, lighting it and completing the interior fi nishes. If your builder has quoted you for all aspects of the installation, there should be no nasty surprises. State Government rules require you to put up a sign warning people that a pool is under construction.

Step 6 – Set up the surroundsDressing up the area around your pool will make or break it. Th ere are many options to choose from including natural stone pavers, concrete pavers, stamped or stencilled concrete, and wood decking. Turn your pool into a fully-fi nished feature with landscaping. Save money by doing this yourself, or hire a landscape designer. Be aware of which plants are suitable to the pool environment. Finally, and most importantly, choose a pool fence that complies with council requirements.

Step 7 – Do your maintenanceTo prevent your pool from developing bacteria, you will need to keep it sanitised. In most Australian homes, this is done via chlorination. You can keep your pool chlorinated either by adding chlorine manually, installing a salt chlorinator or installing a liquid chemical feeder. Regularly maintain your pool to ensure the water is clean by checking its PH, chlorine and alkalinity levels.

I was helping a mate with a bathroom reno and we were pulling the old lining off the walls. Just as he said, “be careful, that one has pipes behind it”, I swung the hammer, and burst a pipe. We ran outside to turn off the mains, but my mate lives on acreage, so we had to sprint up the long driveway to the front gate, but the mains were covered with weeds. The two of us scrambled around in the bush for 10 minutes before we found it. When we got back to the house everything was soaked. He’s done a bit of renovation since, but hasn’t asked for my help.

Talk is cheapIn the building process, it pays to communicate.

In the building industry, like many other industries, there are steps involved in the purchasing of a

product that are not necessarily so obvious to the prospective client. Th is can lead to frustration and in some cases eventual disharmony between the business owner and client, which could have been sorted out with better communication.

As with the above scenario, this rings true for the building industry and the process that it takes to give a fi xed-price contract on your home. Th e process that I will talk about could well be diff erent from builder to builder, but the basis will always be the same. In most cases building a home will be one of the biggest decisions, in terms of monetary value, that you will face, which means that you need to be completely happy and comfortable with the end result.

Th is means that you will have meetings that you will attend with the architect. When meeting the architect, you will need to give them an idea of your likes and dislikes, plus drawings or pictures that you have seen that appeal to you. Th e process with an architect can take anywhere from four to 12 weeks, which is fully determined by how long you take in approving plans and changes that need to be made.

On the builder’s side of the process, giving an estimate and then a fi nal fi xed price contract could take anywhere from one week to four weeks. Th is process takes time, as in our case we let preferred contractors give a quote. Th is enables the builder to give the very best price instead of estimating the costs, which could in actual fact be less costly than an estimate, which would mean a higher price is paid by the client.

Shape up for summerFrom kidney and palm trees to stylish squares and infi nity edges, pool shapes are evolving.

If you’re lucky enough to remember the ’80s, and you can force the retro montage in your mind to get past

the padded fl uoro bikinis and budgie smugglers, chances are you have fond memories of hot days and balmy summer nights spent around a kidney-shaped pool. Th ere may have even been a rock with a palm tree in the corner. Th e whole scene was very tropical.

Th ese days, this image has been replaced by pools that are minimal, sleek and stylish.

Mark Martin from Narellan Pools says square and rectangular shapes are

taking the place of the kidney. “A few years ago our most popular pools were free-from shapes, but now there’s been a real shift towards more formal square and rectangular shapes,” he says. “At the top end, infi nity pools are also popular.”

Graham Cartledge from Concept Pools agrees that contemporary pools are all about classic lines. “Th ey’re generally more rectangular shapes these days with slimline fi nishes,” he adds.

As well as coming in more simple shapes, pools are also getting smaller. Mark says it has everything to do with property downsizing. “As we’ve seen a

real trend in property blocks getting smaller, there’s been a real shift towards smaller size pools, especially in urban areas,” he says.

Graham concurs, saying that many people are installing pools for one just purpose – to get wet. “Because block sizes are getting smaller and houses are still large, there’s not a lot of land for pools,” he says. “So they’re fi tting a pool into whatever land they have left . A lot of them are going back to the plunge pool, just trying to keep wet and cool off on a hot day and give the kids something to play in during summer.”

Salt or chlorine? When it comes to fi lling the pool, which way do you go?

Building the pool is the hard part, then you need to fi ll it and maintain it. So, which is the easiest choice to

make when it comes to saltwater or chlorine? Well if you look at what the majority are doing, saltwater appears to be the way to go these days. In fact, local pool product supplier Tracey Williams from Ehbee Products says that chlorine is rarely used. “About 99 per cent of people use a saltwater chlorinator – it produces its own chlorine in the pool.

She adds, “Th ere are many diff erent kinds of chlorinators. A brand-new one has just come out that is called the Pure Silk chlorinator. It is a natural low-salt chlorinator that has about half the salt content of normal chlorinator.”

It is called Pure Silk because it feels like swimming through silk. It’s a new technology so hasn’t caught on – most people are sticking to the chlorinators that they know – but Tracey thinks this will change with time.

Once you’ve chosen your pool chlorinator, you have to make sure it is

working, and this means testing the waters – and regularly. “Lack of chlorine can lead to people getting sick,” says Tracey. Bugs and bacteria can accumulate and cause illness in anyone that uses the pool, so it’s a good idea to regularly test the chlorine levels to make sure they are maintained.

“A pool has to be balanced,” Tracey adds. Part of this, she says, is making sure there is the right amount of calcium in the water. “In pools that have a lack of calcium, the water extracts it from the tiles or brickwork.” Th is can weaken not just the tiles but the entire pool structure. Another component of this balancing act is regularly testing the pH levels (the acid/alkaline balance).

“In winter a pool should be tested once a month by a professional. In summer it should be weekly or fortnightly – especially if it’s used a lot.”

And it’s not just about the water. “Regularly check that the pump and the Kreepy Krauly are working and always keep the cell in your chlorinator clean.”
