Did you know you can upload 25 photos per listing in the MLS?

We’ve all heard, a picture is worth a thousand words, so why not speak volumes through your listing photos! The MLS holds up to 25 photos per listing, so give your listings the upper hand by using this increased photo limit. Additionally, larger file sizes for images are now accommodated (from 512x400 to 800x600 and 400x512 to 600x800). Take advantage of the visual benefits the MLS offers to help attract clients to your listings!

Did you know you can find zip code boundaries in the MLS system?

It’s easy!

1. In the “Resources” menu, located on the right side of the Home page in the MLS system, click on “Information & Contacts.”

2. Click on “Zip Code Boundary Mapping.”

3. When the window opens, you can type the Zip Code or Address or even click on the map to pull up zip code boundaries.

Did you know you can add MLS property searches to your business Facebook page?

Through the use of N-Play’s Facebook app, “IDX Home Search”, MFRMLS members can utilize their Facebook business page for MFRMLS property searches.

Is there a cost?

N-Play is offering a 30-day free trial (without contract; cancel at anytime). Beyond the free trial the pricing is $9.95 per month or $49.95 per year.

How do you get started?

Agents must first become members of the Real Estate Agent Directory on Facebook to access the IDX service. The Directory is a free service for consumers and real estate professionals on Facebook. Consumers can find agents on Facebook by location and expertise.

Follow the below steps to get started with the IDX Home Search app (and to join the Real Estate Agent Directory):

1) Log into Facebook and use the following link to activate your IDX Home Search account: http://bit.ly/W9BXKg

(This will also enable your free Real Estate Agent Directory membership.)

2) Register and complete the requested setup.

3) Your broker (if you’re not the broker) will then receive an email notifying him or her of the account registration.

4) Your broker will then need to complete an IDX agreement at http://idx.mfrmls.com (the MFRMLS online contract system) and select N-Play as the IDX vendor.

5) Your IDX feed for your business Facebook page will be activated upon completion of the IDX agreement.

MFRMLS prides itself on accurate data, and one of our goals is to maintain a listing service that is successful for everyone. With that said, we want to thank all of our members who comply with our rules and regulations.

Top five violations for January:

Expected Closing Date – When a closing date has been changed, the “Expected Closing Date” must be updated to reflect the correct date. Failure to update after one business day warning notice will result in a fine based on the progressive fine schedule.

Short Sale – For short sale listings, “Short Sale” must be added as the first two words in the Public and Realtor Remarks.

Photo with Signage – Photos may not contain any contact information, text, etc., and may not feature the listing signage in the foreground.

Contact Info in Public Remarks Field – The Public Remarks shall not include contact, personal, or professional information about the Participant or Subscriber.

Driving Directions – Driving directions are required and must be narrative directions that include full street names, beginning and ending points and use standard directional designations. Reference to online electronic mapping isn’t allowed (e.g. Mapquest, Google, GPS is not acceptable.)

No Fines February: A Good Reminder to Check ListingsBy MFRMLS Staff

Reminder: As of the publication date of this magazine, you only have a handful of days left to take advantage of No Fines February!

In case you missed the previous news about No Fines February, for the entire month of February we are placing all fines on hold and giving members the opportunity to check the accuracy of their listings before fines commence again in March.

Here are a few things you can do to keep more money in your hands (i.e. not get fined):

• Clean up and correct listings. Listings that are not in compliance with the MFR rules and regulations should be modified accordingly (see top listing violations below with links to the associated rule).

• Add @mfrmls.com to the safe domain list to avoid MFR emails going to junk mail.

• Re-subscribe! Previously unsubscribed from our mailings? Don’t miss out on courtesy notices sent prior to a fine occurring. Consider taking the time to get back on the list. Re-subscribe by clicking on the following link: http://www.mfrmls.com/news/464-opt-in-form

Note: During this no fine hiatus members may still receive courtesy notices, regarding noncompliant listings.

Once again, fines will resume March 1, 2013. So, take the time and avoid those fines!

As previously announced, on Wednesday, February 27, MFRMLS will launch My MLS App, replacing Kurio as the mobile MLS for members.

“Kurio was an excellent member benefit,” said Deanna Rogers, Senior Vice President of MLS. “However, My MLS App is a step forward for our members. In particular, its interface, as well as some of the search features, will enable our members to more easily access listing information when they’re on-the-go.”

If you are on an Android or Apple mobile device, My MLS App will be avail-able as a download in the app store of your mobile device (functioning as any other app you can find in your app store).

Are you on a BlackBerry or Windows phone? Then, no worries, as there will also be a web version of the app, located at www.My-MLS-App.com, giving you the same on-the-go listing searches and access to the MLS.

search.

Mobile Tools Become More Important in Home SearchesSmartphones and tablets are being increasingly important tools that home buyers are relying on in their home search, according to a new survey from The Real Estate Book and RealEstateBook.com.

The survey shows that 68 percent of mobile users contacted a real estate professional to schedule a showing based on their mobile search. What’s more, 98 percent of those who re-ported using mobile devices con-sidered the tools valuable in their home search, and 46 percent said they were “essential.”

What are they using their mobile devices for in their home search? The study found that:

• 78 percent viewed photos and videos of homes.

• 66 percent requested additional information about a listing.

• 60 percent used the devices to find listing details, price, prop-erty descriptions and amenities, and contact information.

• 57 percent used their mobile device to locate a house listing via a GPS.

• 55 percent searched for homes by city.

• 42 percent downloaded a home buying search app.

• 30 percent shared listing information with friends and family.

“The time is now for agents and brokers to add mobile tools in their mar-keting mix to increase traffic and reach home shoppers right when they are actively engaged in their search process,” says Scott Dixon, president of NCI’s Real Estate Division.

Fannie Mae Replaces Short Sale Assistance Desk with New WebsiteBy MFRMLS Staff

The Short Sale Assistance Desk (SSAD) has been replaced with an easier-to-use short sale escalation process available from Fannie Mae on www.HomePath.com under the tab labeled “Short Sale”.

The enhanced short sale escalation portal will continue to expedite the short sale process, provide short sale results faster with help from Fannie Mae, allow real estate professionals to escalate issues for reso-lution, and help homeowners avoid foreclosure. Fannie Mae staff will work directly with real estate professionals who have cases in process with the SSAD currently to ensure that there is no interruption in service.

As of March 2013, the SSAD will no longer receive cases.

Facebook: How to Share a Post Outside of Facebook By Doug Wise, MFRMLS Communications Specialist

Let’s envision this scenario:

You post a link to an article on your business Facebook page, and you want to share that article with a client. The problem? Your client does not yet “like” your page.

Solution? You simply email the article to your client, correct? Wrong.

If you want more clients to connect with you on Facebook, then you need to drive more your clients to your Facebook page. And how do you drive more clients to your Facebook page, getting them to “like” you? Well, send them one of your Facebook posts, of course.

Here’s how:

Step 1: On your post, you’ll notice a time stamp at the top of the post. Click on this time stamp (see below screenshot).

(See Step 2 Top Right)

Step 2: This will open a separate page (and link!) just for this post (see screenshots below).

Step 3: Now you can simply email the post link to your client, or tweet it (driving more people back to your Facebook page)!

Note: Do you have to log in to view your page? If so, then people may need to log into Facebook to view the post, once they click on the link. So, without further ado, we are pleased to spotlight (drum roll please) … Denroy Bryan, Senior Call Center Technician and fan of technology.

How long have you been working at MFR?I have been with the company for six years.

What aspect of your job do you enjoy the most?One aspect of the job I enjoy the most is when I get that call

where I get to flex my technical prowess, and at the end of that call, being called a “genius.”

Any hobbies outside of work?Spending time with my sons, playing video games, and occasionally driving my nitro RC/car.

Where were you born and where were you raised?I was born in Kingston, Jamaica, and moved to Brooklyn, NY, at the age of 3. Then (I moved) to Mount Vernon, NY, at the age of seven, where I was pretty much raised. I moved to Orlando, FL, in 1996, and have been here ever since.

If there’s one place in the world, all expenses-paid, you could visit tomorrow, where would that place be and why?The one place in the world that I would go tomorrow if it was with all-expenses paid would be Japan. I have always wanted to go there because of all the new technology that they have available to the general public, such as vending machines that serve hot food – and even being able to get clothes from them. Also to be able to ride the bullet train!

Tax Benefits of HomeownershipThe tax deductions you’re eligible to take for mortgage interest and property taxes greatly increase the financial benefits of homeownership. Here’s how it works.

Assume:

$9,877 = Mortgage interest paid (a loan of $150,000 for 30 years, at 7 percent, using year-five interest)

$2,700 = Property taxes (at 1.5 percent on $180,000 assessed value)

______

$12,577 = Total deduction

Then, multiply your total deduction by your tax rate.

For example, at a 28 percent tax rate: 12,577 x 0.28 = $3,521.56

$3,521.56 = Amount you have lowered your federal income tax (at 28 percent tax rate)

Note: Mortgage interest may not be deductible on loans over $1.1 million. In addition, deductions are decreased when total income reaches a certain level.
