Spring-Summer 2020

Summertime… the living is easy!

Investing in a multi-plex? Really not that complex! If you’ve been looking to invest in a multi-unit building, you know that this sector of real estate has some very specific features associated with it. There are some important details well worth considering before you make an offer to purchase. As this will be a sizeable investment, you might want to view this acquisition from the perspective of an SME (Small Business Enterprise) – especially as renovations and maintenance costs on a multi-unit building are tax deductible. Our 5-point overview below outlines how to ensure you assess your project properly.

First, choose the areaThe location of the building determines the value of the property. Ensure you meet each of the building’s tenants, and make multiple visits during different times of the day.

Ensure the building is inspected by an accredited professionalIt is vital to hire a professional to properly inspect the property; price, about $500. Once you receive and review the written report, you will be positioned to assess repair costs and negotiate a fair price.

Calculate the real income from your property If current revenue from the property is low, it may take longer for you to recoup your initial investment during the first few years, particularly if there is work that must be done. Always remain conservative in assessing any income you expect, especially if you want to stay on budget.

Review all related expensesSome costs, such as municipal and school taxes are fixed. However, you have the flexibility to shop around for insurance and maintenance services, such as gardening and snow removal.

Check the building’s energy efficiency Heating, insulation, windows and roofs are the main sources of heat loss when these elements are not up to date. A poorly functioning furnace, insufficient insulation, drafty windows and doors can cause significant loss of energy, and money. Find out about the grants we offer at Énergir, that are designed to improve energy efficiency in multi-unit housing.

Today, most of us understand the need to collect and recycle organic leftovers in our homes and for brown bins to be easily accessible, however our understanding of widespread agricultural waste recovery is not as rich as it is in the US and parts of Europe. Biomethanation, the technology that allows us to transform organic waste from agricultural or domestic sources into renewable natural gas (RNG), is a viable solution for reducing greenhouse gases (GHG). Agricultural waste, previously considered harmful, can now be repurposed as a 100% renewable and local energy source.

Happiness… It’s growing in a meadow in Warwick! This spring, construction begins on Coop Agri-Énergie Warwick’s biomenthanation plant. The Coop will become the first agricultural cooperative dedicated to the production of renewable natural gas (RNG) in Québec. This project brings together a dozen agricultural producers, resulting in RNG production using slurry, manure and organic residue from different businesses in the area. Over 2 million m3 of RNG will be injected into the gas network, annually; that will be enough to supply over 1,000 homes with renewable energy. The Coop’s biomenthanation plant will also generate digestate, a high-quality, non-odorous fertilizing material. This will be distributed among the Coop’s agricultural producers, as a truly wonderful example of our growing circular economy!
