Welcome to My-New-HomeWelcome to Romsey, a town that can trace its history back to Saxontimes. Evidence for this can be found in our fantastic Abbey purchasedfrom Henry VIII at the time of the dissolution of religiousestablishments. Local merchants paid £100 to enable local residents tocontinue to worship in the then only church in Romsey. You can evensee the original Royal receipt when you visit The AbbeySet within our very historic town centre are a range of excellent shopsmany independents but also a number of national High Street brandssome within ‘Bradbeers’ a family owned department store that hasserved the town well for many years. Whilst in Bell Street, explore themany small shops that are located just outside our centre and stop forcoffee at the Rum’s Eg (Saxon name for Romsey). This gallery caféserves excellent refreshments and sells art works mostly produced byartists working within 30 miles of the gallery – a great place to meetfriends and buy those special presents or a treat for yourself.Romsey is a market town that has a general market on Tuesday, Fridayand Saturday. On the first Sunday of the month in the Alma Road carpark (near Waitrose) you will find one of the busiest HampshireFarmers Markets in the county, an opportunity to buy top qualityproduct grown or made within the local area.Want to relax? Try one of our coffee shops and cafes. You will find agreat choice offered by independent businesses and some nationalchains. We also have some great eateries. Explore the world’s cuisinehere in Romsey or visit one of our traditional pubs for good ‘pub grub’.

Romsey is well placed on public transport routes. Our station maybe small but it serves around half a million customers a year, offering routes to nearby Salisbury, Southampton, Eastleigh andPortsmouth. There are also direct services to the West Country andthe Midlands, some three trains an hour in each direction.Local bus services are routed through the new developmentsaround the town serving the town centre as well as surroundingtowns and villages. We are only 15 minutes by direct train or car from SouthamptonAirport with excellent services to UK destinations and WesternEurope.Car users will notice our local main routes are very busy, but recentinvestment improving nearby motorway junctions has eased someof the local pinch points. Direct routes from Romsey give very easyaccess to The New Forest and South Down National Parks as well asthe Solent coast. So your choice to live in Romsey is well made. Enjoy our town shopsand markets and explore further afield. Most of all, contribute tothe town you live in, enjoy our sports facilities or join a localcommunity group. Above all, in Romsey we are a community we areall proud to live in.

Recyc l ing Tip sMov ing day t ip sWe have prepared this quick guide for you: Ensure you have reserved adequate parking at both thecollection and delivery addresses. This is essential to avoiddisruption to your removal company and new neighbours. Explain and label any items that are not to be taken by yourmovers. Make sure you have left spare keys and instructions forthe heating, alarms or any other appliances you are leaving atyour old property. At the delivery address you will be requiredto direct the movers to place items where you want them.

Label rooms to make reference to the parts of your new homeeasier. Refer to your floor plan and give a copy to the removalcompany. Plan where everything will go in your new home.Arrange quotations and discuss your move with localprofessionals for work you need doing. Members ofassociations have to abide by strict codes of conduct.Remember that the cheapest quote is not always the best oneto choose.

Make sure you have confidence in the removal company youchoose. You can visit the British Association of Removers “BAR”www.bar.co.uk to ensure you choose a “BAR” member, this willensure your move goes smoothly. In the unlikely event thatsomething goes wrong, you have someone to turn too.

Who needs to know I ’ ve Gone?

Here is a list of some standard address changes you may needto make when you move home.Remember, you can be fined by the likes of DVLA for notupdating your driving license and V5 information. Lost post is acommon concern when dealing with unpaid bills that you didnot know you had received, make sure you redirect your postfor the first few months. Why not send out moving cards orletters, letting family and friends know where you are?

Ready for the move, then is your removal company in place?Moving home is often quoted as being one of the most stressfulexperiences we ever go through in our lives. The whole processof packing up our belongings, leaving our home and moving topastures new is bad enough - add to that the fact that we haveto entrust our possessions and their transport to completestrangers and it's no wonder our stress levels soar!

The problem is we don't tend to move often enough in our livesto make it a process we get used to. We're generally all noviceswhen it comes to moving and it shows! But, like any process, moving is all about being smart and knowing what you're doing. Choosing a good moving company is difficult. We've all heardhorror stories from friends and families about disreputablecompanies and it's vital to sort the good from the bad as soon asyou can. Wherever you live, you can guarantee that there willbe various moving companies just waiting to help you out. Yourhardest task is choosing one that's right for you - it's vital thatyou get this choice right. Getting it wrong can cost you time, money and heartache. Choosing a moving company is very muchan individual choice and your decision should be tailored to youractual needs.

Nowadays, moving companies can offer you a wide range ofservices on top of their basic removal competencies. These caninclude packing, the sale or hire of packing materials, unpackingand storage facilities. Some companies will even pack yourpossessions, transport them, clean your new home, unpack yourpossessions and arrange them at the other end according to yourinstructions. These additional services will obviously cost youmore money.

As a guideline you should have chosen your moving company atleast 4-8 weeks before your moving day. Leave it too long andyou'll find that the good companies are fully booked and you'llhave less choice in the matter. It's far better to choose and bookyour company as far in advance as possible. You should betalking to your shortlist as soon as you have an estimated movingday. Bear in mind that movers are often busy at the end of themonth, on Fridays and at weekends and may charge more forthese premium times. Many will tell you that they have certainquiet days - such as Mondays - they may evenbe prepared to offer you a discount to moveduring their less busy periods. It's alwaysworth asking!

Fit Double GlazingEstate agents insist that new double-glazed windows or fittingsecondary glazing inside existing windows will add value whilemaking a home more ‘sellable’. ‘Buyers of period homes wantwooden window frames. Don't put plastic in or they'll startdiscounting the price,’ says Alex Harvey, of Henry Adams estateagency in Sussex. Be aware plastic is not permitted inconservation areas.Potential Added Value: Up to 10 per cent of the value of a home.

Faster Broadband A study involving 3,000 would-be buyers by website Rightmoveshows that they avoid properties with sluggish broadband - thesedays dubbed ‘the fourth utility’ after electricity, gas and water.Superfast broadband is delivered via cable or fibre-optics andmeans you can stream TV, music or data without delays, with allmembers of the family using it at once. If you are in a poorreception area, fit satellite broadband - which means fitting adish to the house. ‘Broadband has become ingrained in people'slives and is a hugely important factor when choosing a home,’says Rightmove's Bernard Phillips, ‘its appeal should not beunderestimated.’ Cost: Packages cost between £17 to £55 per month dependingon capacity; the dish and installation is free.Potential Added Value: 5-10 per cent.

Smarten Up 'More people are looking at houses from the 50’s, 60’s and 70’s.‘Simple improvements like rendering unattractive brick andreplacing concrete roof tiles with slate increase kerb appeal andvalue,’ says Kate Hardwick, of Smiths Gore.‘Hanging baskets, flower pots, freshly painting the front door, ensuring the fence is crisp and clean, plus trimming hedges andlawns can create a welcoming impression’. Potential Added Value: Up to 10 per cent.

Thinking of adding some value to your new home? En-Suite Luxury New-build houses routinely fit them to two or more bedrooms.'If you have a four-bedroom house with just one bathroom, addanother - an en-suite to the master bedroom, ideally,' says CaroleAnn Evans, of Hampshire agent Morris Dibben. Also fit new taps,a heated towel rail and power shower and use a glass showerscreen or door instead of the dreaded shower curtain. Potential Added Value: Up to 10 per cent

Bring The Outside In'A sunken garden with a fire-pit for adults plus a treehousefor children will attract buyers. Bi-fold doors leading onto thegarden give the feeling of an extra reception room,' saysAdam Hesse, of Aston Mead. If you want something cheaper, increase light and minimise maintenance by removing treesthat do not enhance the garden. Leylandii create excellenthedges but if they grow too tall, can block a huge amount oflight. You can chop down fruit trees without consent, butcheck if you're in a conservation area.Potential Added Value: Five to 10 per cent.

Buy a Woodburner An open fire is cosy, but remote-controlled gas, electric, woodor multi-fuelled fires are easier to maintain. While an openfire is 20 per cent fuel-efficient, a woodburner is better, at 75per cent.'A fire that lights up without you having to get offthe sofa or a good woodburner give the impression the houseis up to date,' says Hugo Thistlethwayte, of Prime Purchase. Potential Added Value: Up to 5 per cent.

Shabby ChicShabby Chic (pronounced ’sheek’) is a form ofinterior design where furniture and furnishings areeither chosen for their appearance of age and sign ofwear and tear or where new items are distressed toachieve the appearance of an antique.

At the same time, a soft, opulent, yet cottage styledécor, often with an affected feel is emphasised todifferentiate it from genuine period décor.

Don’t let the word ‘shabby’ fool you when adaptingthe principles of shabby chic style into a room.

The look may be unstructured and lacking in formalrules but this timeless aesthetic can add an effortlesselegance to your home. With handicrafts, salvagedfurniture and vintage textiles available not only inflea markets, but also in retail shops (oftenreproductions) - you don’t have to search high andlow for the perfect piece.

Shabby Chic is budget-friendly and easy to acquire.

Seems to be in Vogue, what does it mean?

A favourite of interior designers, plantationshutters provide a versatile, elegant and timelesstreatment for your windows. Michael Schnuppefounded the Great Shutter Co. after many yearsof working in the industry, offers these shutterswith a truly local and personal service.

Solar power almost doubled in the last year, with 650,000 installations ranging fromsolar farms to panels on homes, figures showed. By the end of 2014 there were almostfive gigawatts (5GW) of solar photovoltaic panels installed, up from 2.8GW at the endof 2013, the Department of Energy and Climate Change figures showed.

The solar industry said there were now enough panels installed in the UK to supply theequivalent of 1.5m homes. Small local businesses that supply and fit the panels are atthe forefront of the national transformation to go green. Solar technology has steadilybecomes one of the cheapest sources of clean, home-grown power.

New homes, buy to let investments, offices, schools, churches, warehouses, farms, policestations and train stations have all had panels installed. One opportunity is to speak toyour Financial Services Adviser when obtaining a mortgage or look at adding the panelinstallation to your repayments. Analysis has shown that solar is the most popular formof energy generation and can provide a beneficial return on your investment.

Solar clearly works in Britain. Panels inLondon generate 65% as much energythan in Madrid, and the panels work moreefficiently in cooler temperatures. Theindustry believes that solar electricity couldbe cost competitive with gas by 2020 andneed no government support at all onhomes and commercial roofs, subject to astable framework and a level playing fieldfor the technology.

Making an enquiry to see if you are eligiblecould be advantageous. There seems to bea feel good factor about green energysaving in the UK. New home, newbeginning, why not?

Plan to update yourself and discover any weaknesses in the securitysystem that you may have had previously. Lock up your home, evenif you go out only for a short time. Many burglars just walk inthrough an unlocked door or window.Consider changing all of the locks and tumblers when you move intoyour new house. For the most effective alarm system, conceal allwiring. A professional burglar looks for places where he or she candisconnect the security system.Your house should appear occupied at all times. Use timers to switchlights and radios on and off when you're not at home. Immediatelyreplace or repair a faulty alarm. Many people ignore an alarm thatgoes off periodically.A spring-latch lock is easy prey for burglars who are "loiding"experts. Loiding is the method of slipping a plastic credit card againstthe latch tongue to depress it and unlock the door. A deadbolt defiesany such attack. It is only vulnerable when there is enough spacebetween the door and its frame to allow an intruder to use powertools or a hacksaw .If you lose your keys, change the locksimmediately. Before turning your house key over to a professionalhouse cleaner for several hours, make sure the person is honest andreputable as well as hardworking. Check all references thoroughly. Instead of keeping a spare key in a mailbox, under the doormat, oron a nail behind the garage, wrap the key in foil or put it in a smallcontainer and bury it where you can easily find it if you need it.

Don't leave notes for service people or family members on the door. These act as a welcome mat for a burglar. If the entrances to your home are dark, consider installing lightingwith an infrared detector. Most thieves don't want to be observedtrying to get in a door. Talk to your neighbours about any suspiciouspeople or strange cars you notice lurking about. To keep your toolsfrom being stolen, paint the handles. Thieves avoid items that areeasy to identify.Trees located near windows or shrubbery that might shield a burglarfrom view can be major flaws in your home-protection plan. Consideryour landscaping plan in light of your protection needs.Ask for credentials from any salesperson who requests entry to yourhome. Ask that their ID be pushed under the door. Many professionalburglars use this cover to check out homes. If you're doubtful, checkwith the person's office before letting him or her in. Do not list yourfull name on your letterbox or your entry in the telephone book. Useonly your initial and your last name.If someone comes to your door asking to use the phone to call amechanic or the police, keep the door locked and make the callyourself. Dogs are good deterrents to burglars. Even a small, noisydog can be effective - burglars do not like to have attention drawnto their presence. Be aware, however, that trained guard dogs donot make good pets. Obedience training and attack training areentirely different, and only the former is appropriate for a house pet.Be safe and be happy in your new home.

A new type of insurance, “Residential AbortiveTransaction Insurance”, has been launched in recentyears, which can cover if a home buyer or sellertransaction fails to complete for any reason beyondyour control.

Insurance Brokers have developed the policy, whichcovers both buyer and/or seller for any legal feesand disbursements, mortgage arrangement fees, lender fees, valuation report fees and homebuyerssurvey fees.

Recent data suggests the average cost spent at theabortive stage is above £900 and that one in fivetransactions are subject to being aborted for avariation of reasons.

Examples such as down valuation, negativeenvironmental search data through toSurveyor issues are common. Therefore, youwould assume that having the ability to buy apolicy could be appealing to a number ofbuyers and sellers.

The cover seems to be gathering pace in thehome mover sector. By having the ability to claimback the fees, this could allow buyers and sellersto more likely stay in the marketplace if they areunfortunate to discover issues in the transactionprocess.

Take a look on-line for abortive transactionproviders or go to www.homezonesolutions.co.uk
