A genuinely mixed use development, with the new school at its centre, the residential development will be complemented by cafés/ restaurants and small amount of retail use but also space for the new and existing businesses to re-establish the area as a thriving working community.

Battersea Exchange is a residential led mixed-use redevelopment on a site of 1.8 hectares, which will consist of 290 new residential units (20% affordable), a new 2 form entry primary school and around 3475m2 of commercial space; all organised around a new pedestrian friendly public realm network, a new street links Battersea Park and Queenstown Road railway stations together, opening up new routes and connections to integrate the development into its wider context.

The development is predominately new build for the School and most of the residential accommodation but also includes refurbishment of the existing viaduct arches and new entrance for Queens Town Road station. The first two phases are complete with the later phases currently on site.

Circle Square is an exciting new neighbourhood in the heart of Manchester City Centre. It is located on the former BBC site on Oxford Road, Corridor Manchester’s innovation district surrounded by leading institutions in art, dance, culture, science and technology.

The scheme will create a pioneering new destination within the city that will include over 1700 new homes, more than 1.2 million square feet of offices, two hotels and 100,000 square feet of retail and leisure space for shops, restaurants, cafes and bars.

FCBStudios were initially commissioned to masterplan the project and are now working on three office buildings, a pair of residential buildings, student housing and the pavilion buildings - two subterranean buildings located at either end of the central green that will accommodate innovative retailers and leisure operators.

Throughout Circle Square,

the energy requirements

for heating and cooling

have been addressed

using passive principles.

This requires using high-insulation building fabric to reduce heat loss in winter coupled with solar control glazing to reduce solar gain and associated overheating.

This simple passive approach enables the overall energy use to be reduced, prior to the introduction of low and zero carbon technologies in the building design.

Buildings will be situated around a large central green, offering a rare and valuable place in the city for people to relax and interact.

The new proposals for Temple Leeds reflect the spirit and ambition that brought progress and prosperity to Leeds through the pioneering entrepreneurs who shaped the city in the 18th and 19th Centuries.

This 3.52 ha development respects its historic context and industrial past whilst enabling a new sustainable community to grow. The mixed-use scheme will deliver 130,000m² of accommodation, set within a backdrop of new public spaces and landscaping.

The masterplan has been developed around a series of key linkages that thread the neighbourhood together. Main routes to Leeds city centre and the train station are reinforced and connections through and around the site provide a new network of pedestrian and cycle paths that weave the emerging community into the existing city.

The landscaping ties railway infrastructure, water courses and the listed Hol Beck Bridge into new streets and squares to create a place that is both progressively and distinctly South Bank.

Mill style buildings will be punctuated by taller modern ‘chimneys’ that echo the campanile towers of Tower Works. Brick, terracotta and industrial metalwork reference the vernacular architecture to inform the palette of building materials.

H2 has been designed to be

energy efficient in operation,

emitting around 40% less

carbon than a typical Building

Regulations compliant design.

H2 will be a brand-new building offering approx. 70,000 sqft of Grade A office space, split across seven floors with south facing roof terrace, retail and food and beverage units on the ground floor.

The development for H3 includes a large, industrial-style space, shops, a bar and restaurant, and an upper level leisure space. The existing Bethel Chapel building will also be renovated, with plans to become a live entertainment venue.

The site is also home to Leah’s Yard (H1) – a Grade II* Listed building housing a collection of small former industrial workshops. There is desire to maintain the building’s Sheffield character by providing similar workshops for the city’s next creative generation.

FCBStudios have been appointed as architect for a mixed-use leisure scheme in Sheffield City Centre. The complex, referred to as Block H (a wide-ranging development split into three distinct elements H1, H2 and H3, is part of Heart of the City II, one of Sheffield’s major current economic projects. Backed by Sheffield City Council, with Queensberry as its key delivery partner, it is not just a retail scheme, but a mixed-use, vibrant quarter right at the heart of the city and synonymous with everything the city is trying to achieve.

Located at the very core of the city centre, it will bind together the old and the new, keeping the existing street patterns and quirky historic buildings but adding in striking new architecture and unique outdoor spaces. Rooted in the city’s unique character, Heart of the City II will provide a new home for Sheffield’s cultural, commercial and creative trailblazers.

Mildmay is a mixed use project, combining private and social residential units, a church, a specialist hospital and commercial space. The development is located close to the Shoreditch Triangle on land off Hackney Road, near the Boundary Estate and St Leonard’s Church.

FCBStudios developed the masterplan through extensive community consultation working with Matthew Lloyd Architects to realise the detailed design and delivery of the scheme.

Anchored around the listed Tab Centre community building, the design re-establishes the tight urban grain and restores the permeability of historic links across the site through new pedestrian-oriented public realm and outdoor amenity space.

The site comprises six individual blocks which are sculpted to respond to surrounding buildings, streets and open spaces. The dramatic raking forms of the scheme provide a strong character to this part of the Hackney Road Conservation Area.

Mildmay is a sustainable community in the heart of London, not just considering the resources it uses, but how it shapes the people who live and work within this mixed development.

In keeping with this philosophy, the development focused on simple, robust systems that enable the community to get the most from their new homes.

A fabric first method was applied, to improve on the standard building regulations U-values by up to 50% and reduce the need for heating in winter from the new district heating system (CHP). The electricity generated by the CHP is complemented by photovoltaic panels on the roof, with both substantially reducing the carbon footprint of the scheme.

Our design aspires to create an

exceptional place to live at the heart

of a new community in London, right

on the edge of Shoreditch Park.

The design of the six housing blocks responds to views, townscape assessment and complex underground constraints. The pre-school accommodation for the existing Shoreditch Park Primary school will be housed in the ground floor of one of the taller buildings, fronting onto the park.

The Britannia Project regenerates a thriving London community with the facilities and amenities it needs, delivering new housing and new school places to anticipate the requirements of its expanding population.

Our masterplan for the 3.2ha site in East London aspires to create a cohesive family of buildings, which together will form a coherent and harmonious addition to the existing neighbourhood. The development will forge new links with Shoreditch Park to the south and the Colville Estate to the north, providing better community facilities and high-quality public realm for existing and new residents.

The project proposes to redevelop the existing Britannia Leisure Centre site to create 481 new homes, of which 81 are affordable, a new secondary school for 900 local students plus a 200 student sixth form, and to re-provide a leisure centre with new and improved facilities.

Mixed-use regeneration and development of vacant surface level car park and refurbishment of existing listed ‘Butchers’ building with erection of new mixed use buildings (heights varying between 3 - 9 storeys). The project integrates into an area once defined by markets and a diverse retail offer. This is now one of the key development sites associated with the Belfast Inner Northwest Masterplan (2019) prepared by FCBS for Belfast City Council. The masterplan, covering 17.2 hectares in the centre of the city promotes mixed use neighbourhoods, the integration of a coordinated and high quality public realm, permeability into and across the city, and social inclusion. This development will accommodate ‘Grade A’ and SME offices. The ground floors will provide a mix of retail and workspaces that support local economies and business and provide vibrant activity to the surrounding streets and new public realm. Wide ranging consultation has sought to bring existing traders into the scheme as a bedrock of localism, diversity and unique retail offers shunning large scale chain retailers.

Winetavern Development

A central ‘yard’ and the mill inspired architecture links the scheme to the history of Belfast’s industrial buildings and open spaces. The open space at the centre of the development is connected to Gresham and Winetavern streets through a series of lanes while building lobbies act as through routes between streets and open spaces.

Situated within the Devon and Cornwall Tin and Copper Mining World Heritage Site, the location is rich in history. The listed quay has been repaired and restored and its history, opened to the public, providing a significant new amenity for residents and visitors.

The layout proposed for the site has been developed through a thorough understanding of the site constraints and history, discussions and workshops with the local community and stakeholders, and through a complex process of aligning these requirements.

FCBStudios was appointed as Architect for the regeneration of Hayle’s listed South Quay harbourside in 2011. This first phase included the restoration of the Grade II Listed quaysides, new public realm, new dock and restoration of an historic sluicing mechanism.

The next, contemporary, yet sensitive, scheme located at Hayle’s South Quay, includes a mix of apartments, wharf houses and quayside restaurants. Inspired by the rich history and sensitivity of the site, the resulting design is a particular response to a particular place.

FCBStudios’ third and largest phase of work for Hayle is located on the North Quay and embraces the industrial heritage of the Cornish town by creating a lively and coherent vision. The scheme proposes around 300 homes with waterside commercial spaces and a generous new public square to the north of the historic dockyards, inspired by the coal wharf heritage of the site.

Wellington Place occupies the site of the former Leeds Central railway station. It has been planned around a sequence of two new public spaces that will link the city centre to the riverside. These spaces will be formed around the historic relics of a railway lifting tower and a section of viaduct.

The development will comprise over 300,000 square metres of sustainable community development incorporating commercial, retail and residential accommodation.

As a new addition to the city’s culturally vibrant West End, Wellington Place will become a destination in its own right within the wider context of West Yorkshire’s rich heritage of internationally renowned artists and sculptors.

FCBStudios’ scheme forms the second phase of the Notting Hill Genesis development and is made up of 468 new homes, 32% of which will be affordable housing and 2400sqm of commercial units, including buildings ranging from four to eleven storeys.

The mix of commercial and residential buildings at Royal Albert Wharf will seamlessly fuse the old with the new, while inspired architecture and landscaping will ensure an attractive, dynamic environment.

The strong, traditional, urban structure of streets and blocks creates a new community that stitches into the existing urban fabric and local communities. By positively addressing the stretch of waterfront to the east, the development will establish a tangible sense of place through the physical and environmental context, its history and its potential future use.

The historic Royal Docks form the largest enclosed docks in the world, surrounding nearly 250 acres of water. The whole area is set to gain over 9,000 new homes by 2027.

Promoting physical activity

is key to combating many

of the major health issues

in the developed world.

It also helps to promote

mental health and improves

social interactions within

communities. Careful

masterplanning can help

integrate these healthy

elements into the core of

designing new communities.

The masterplan promotes healthy lifestyles through planned exercise and the incidental physical activity associated with reduced car usage. As with Accordia, this is hoped to lead to increased social interactions and sense of community within the development.

The 20 hectare site outside of Leeds is planned to include 1050 houses and apartments, 300,000 sq ft of commercial space, 100,000 sq ft of retail and leisure, and a primary school.

Capitalising on the natural surroundings, the masterplan retains the wooded perimeter within the site for use as an exercise trail, connects to existing woodland walks, and extends the river footpath. The scheme includes a gym, playgrounds, an open meadow, and a bridge across the railway to connect to the fields and canal towpath beyond.

The development features two mixed-use residential buildings providing 218 homes across a range of tenures by FCBStudios and David Morley Architects as well as leisure space and a managed ecology garden by Haptic Architects and Jan Kattein.

One of the final pieces of the King’s Cross puzzle, W Zone occupies 1.1ha of former railway lands of the Kings Cross Opportunity Area within the London Boroughs of Camden and Islington. The development will establish a new residential community centred around high-quality public space, communal amenities and community facilities and will create a special place to live within central London.

FCBStudios’ building, W1, is located at the north of the triangular site and comprises connected blocks that step up in scale from 11 to 16 storeys at the northeast corner. The building provides 140 market rental homes that sit above a generous communal amenity floor which spills out onto the central public garden. A lower ground floor provides an active frontage onto York Way.

W1 is articulated with a light base and a solid top, clearly expressing the different functions within the building. Simple rectangular forms express the residential use at upper floors and are clad and detailed in masonry brickwork.

Fronting onto Wandsworth High Street, Garratt Lane and the Old Burial Ground, three existing rundown buildings will be demolished to open up the site area and make way for a new residential led mixed use redevelopment.

The redevelopment will consist of basement car parking and four new buildings accommodating 2,389m2 of commercial space and a new public library arranged around two new public streets, a new public square and private landscaped courtyards.

The scale and massing has been developed to respond to both the fine grained context of the conservation area while also positively engaging with the more open space of the Old Burial Ground.

The new Library, located in the heart of the site at the base of the distinctive Tower, will draw people through the site and help to activate the new Library Square.

The Civic Quarter project marks a significant progression in the delivery of the Refreshed Stretford Masterplan, which includes other elements in and around Stretford Town Centre, and with this latest development, now also incorporates the Town Hall end of Stretford/Old Trafford.

Part of the Civic Quarter plan includes the development of a new public piazza or ‘festival square’ - which could lie between the Town Hall, the UA92 site and Lancashire Cricket Club and could provide an inspirational focal point for celebrations and events throughout the year.

The Civic Quarter Masterplan covers a 120 acre site taking in the Town Hall, Lancashire Cricket Club, the University Academy 92 (UA92), and former Kellogg’s European Headquarters site. It is led by Trafford Council partnering with Bruntwood Works and Lancashire Cricket Club. The strategic vision is being created with consultancy team led by Feilden Clegg Bradley Studios supported by Planit-IE and Avison Young.

Colindale Gardens is a mixed use masterplan, combining a variety of private, and social residential units, a school and commercial space. The 19.17ha development opportunity is located close to the Colindale tube station in the London Borough of Barnet. It is the first of the GLA disposal sites and is currently the main training facility for the Metropolitan Police which will relocate to a more compact facility next to the site. The project comprises an overall masterplan for approximately 3,000 residential units.

A central focal avenue connects the site together linking the tube and Colindale Avenue through to Beaufort Park and the FCBStudios designed RAF Museum at Hendon. The scheme establishes a sequence of London Squares that provide a variety of places and addresses along the Avenue, culminating in Peel Park at the heart of the site. A range of building typologies characterise the scheme from two and three storey terrace houses, apartment buildings, mansion blocks onto the Park and taller residential towers that mark key public spaces.

In June 2012, FCBStudios was commissioned to create a masterplan for St Mary’s Hospital Campus at Paddington for Imperial College Healthcare NHS Trust. The redevelopment of the site seeks to maintain the existing high clinical standards but take the opportunity to provide a modern hospital estate with built-in flexibility for future generations.

Today, St Mary’s Hospital is the major acute hospital for North West London as well as a maternity centre with consultant and midwife-led services. The hospital provides care across a wide range of specialities and runs one of four major trauma centres in London in addition to its 24/7 A&E department. The hospital has a proud history of excellent care and innovation.

Over the past 150 years, the hospital has been developed in a piecemeal fashion on two sites divided by a major road at street level and a London Underground Tunnel. It now comprises 21 buildings, some of which are Grade II listed and some unlisted buildings of merit. The pedestrian experience across the campus is poor, as is the current connection to Paddington Station.

aims to address the current issues experienced by the hospital and create a framework for the Trust to develop a modern and adaptable estate.

Vacating the historic estate will create a more compact and ordered hospital campus, helping the Trust to operate more efficiently. An overall reduction in the number of buildings will improve the way-finding and ease servicing across the site and create a better staff and patient experience.
