With building a Sustainable Society as our aim,we are contributing to solving ESG issues and the achievement of SDGs.

a vision that calls on us to: “Successfully establish a sustainable society through the creation of neighborhoods”, “Harness technology to innovate the real estate business”, and “Evolve into a global company”, and despite the global crisis of the spreading pandemic, I believe that this direction will remain unchanged. Without access to an ef fective vaccine and therapeutic treatments, people currently have to refrain from unnecessary contact with others, but these circumstances are by no means how everyday will look in the future. We human beings are social animals by nature, and through that contact, we create energy. Once cures and preventive measures against this virus become available, the future will be as it should be: a world where people gather in cities, creating various value and innovation through vibrant interaction. We have no doubt that this future is waiting for this crisis to turn the corner. For this reason, we will continue to aim to “successfully establish a sustainable society through the creation of neighborhoods”. The rapid advance of Digital Transformation (DX) also is in synch with the direction set in “VISION 2025”. Some examples of our DX-ready solutions include shared of�ce “WORKSTYLING” as promoted by our Group, the fashion EC site “&mall”, and “MFLP ICT LABO 2.0” in our logistics facilities business. The world of tomorrow will see even more diversi�cation of work styles and lifestyles, and we are entering an era that demands even higher levels of fusion of the digital and real world. It may be necessary to revise our initial assumptions regarding the required speed and scale of change, but we will continue to implement various measures that will “harness technology to innovate the real estate business." Some have pointed to the global COVID-19 pandemic as evidence of a “negative aspect” of globalization. However, the globalization promoted by our Group is completely different from that concept. Our global business is not primarily focused on people moving across borders. In overseas markets, we establish our real estate business as a local business, and leverage the integrated strength and capabilities of the Group to develop and expand value-added projects locally. In this way, we can continue to expand our business in the future and to “evolve into a global company.” The challenges presented by the COVID-19 pandemic are an opportunity to reaf�rm our belief that companies not only are about making pro�ts, but also have an obligation to ful�ll social responsibilities. In a crisis like this, protection of the lives and health of people comes �rst and foremost. As a consequence, we must accept restrictions on sales activities and temporary declines in pro�ts. And if tenants or other business partners face extreme dif�culty, if we have the capacity and can afford to lend even a little assistance, we must reach out. Support of healthcare workers on the frontlines of �ghting this virus is also necessary. We believe that these efforts comprise the essence of realizing a sustainable society and are in line with the spirit of ESG. Maintaining this perspective, our Group will redouble efforts to advance our ESG management and to make “VISION 2025” a reality.

c ircumstances, we would l ike to share the s ta tus of ourmajor businesses. Our Of�ce Bui ldings business is doing wel l . Our seven mixed-use redevelopment properties in the Hibiya, Nihonbashi, Tamachi, Otemachi, Kasuga, and Toyosu areas of Tokyo including TOKYO MIDTOWN HIBIYA which was completed in 2018, are all operating at full occupancy. Despite the lifting of the government’s emergency declaration, concern about the r isks of a second wave remains, and normalization of operations and recovery of sales in our Retail Properties business will take time. In this environment, we believe that it is vital to provide proactive support for our retail tenants who are our important partners. We will share the pain and together overcome the adversities. Our Group will endeavor to strengthen our long-term relationships of trust with tenants and will aim to operate facilities with attractive stores that bring pleasure to many customers. In our Hotels and Resorts business, we have experienced a decline in sales and pro�ts due to the signi�cant decrease in inbound tourists who are refraining from domestic long-distance travel. In addition, the postponement of the Tokyo Olympic and Paralympic Games has had a large impact. We view the period until demand recovers as valuable time to gain increased trust from customers. During this period, we will undertake a variety of measures such as thorough hygiene management of facilities and consideration of steps to cultivate deeper customer loyalty. The domestic Homes and Living market has maintained strong sales with a focus on properties conveniently located in the city center and near stations. This trend has been supported by an increase in dual-income households, a rising need for close proximity between work and living, and low interest rates. Under these circumstances, our high-value-added condominiums that leverage our Group's strengths of “Central”, “Large-scale”, and “Redevelopment” have continued to sell well overall. Of the 3,800 units scheduled to be booked in �scal 2020, sales contracts have been concluded on more than 80% in the early stages. The impact of the COVID-19 pandemic has been limited so far; however, we will be closely monitoring the market outlook. In our Overseas Business, of�ce buildings in the US and Europe account for an especially share of our business, and revenues are relatively stable because lease contracts with tenants mainly range from 10 to 15 years. The leasing state of the new of�ce buildings is very positive with 100% of the largest development "55 Hudson Yards" in the United States in operation, and in the case of "50 Hudson Yards Development Project (tentative name)” scheduled to be completed in 2022, BlackRock and Facebook have been con�rmed as tenants and contracts for 75% of space have already been signed. Also in the UK, our of�ce properties including "1 Angel Court" and "TV Centre Redevelopment Project" a r e opera t ing a t 100% leas ing, and more than 90% o f condominiums have already been contracted.

Even in Japan, determination of the state of the spread of infection and whether it is under control remains dif�cult. Until a vaccine or effective therapeutic treatments become available, it will be necessary to continue to coexist with COVID-19. With the understanding that we are engaged in a long war against this v irus and must accept signi�cant restr ict ions on social l i fe and economic activ i t ies for the foreseeable future, we are facing the huge chal lenge of simultaneously achieving both "prevention of the spread of COVID-19" and "economic revival". Amid the ongoing global turmoil, I believe that the top priority for companies is the protection of people's lives and health. In order to overcome this national crisis, it is vital for the public and private sectors to work together to prevent the spread of infection and to revitalize the economy.

In order to realize continuous value creation, the Mitsui Fudosan Group has positioned ESG

(Environment, Society, and Governance) as a key management issue, and established six materiality issues for

the area in the Mitsui Fudosan Group Long-term Vision formulated in May 2018.

By further evolving neighborhood creation through the pursuit of these goals,

the Group aims to achieve a sustainable society and drive sustainable pro�t growth.

Since its founding, the Mitsui Fudosan has inherited and nurtured a

progressive spirit and free and open corporate culture and used these as

a driver for providing diverse and innovative solutions and services in

connection with business and living, under the Group Statement of

"Bring af�uence and comfort to urban living.”

We see our people as an asset and the most important drivers in

creating new value as a real estate developer.

The basic approach to human resource management at Mitsui Fudosan is

Consolidation of Head Office Functions in Our New OfficeIn March 2020, Mitsui Fudosan completed the relocation of head of�ce functions to the Nihonbashi Muromachi Mitsui Tower

(completed in March 2019). This singular consolidation of Mitsui Fudosan head of�ce functions has realized the shape of

the workplace of tomorrow - an of�ce where innovation and "workstyling" is accelerated and stimulated by

new interaction and communication.

With our eyes fixed on a brighter future, we are driving the evolution of neighborhood creation.In addition to our existing properties and facilities, Mitsui Fudosan Group is undertaking several new development projects of substantial scale with a focus on the central Tokyo area. Nihonbashi in the Edo period served as the starting point for �ve major roads, so it was a gathering place for people and goods from all over Japan. This made it a highly innovative district and through this interaction and exchange it gave rise to new industries and cultures. Mitsui Fudosan wants to reestablish in contemporary times the centrality Nihonbashi once enjoyed and with the world as its stage. We aim to make the district a place where people from all over the world gather and interact, as well as be a starting point for broadcasting new, forward-looking values globally.

Based on the concept of “Preserving and Revitalizing the Heritage while Creating the Future” Mitsui Fudosan Group is pursuing the Nihonbashi Revitalization Plan in a united effort with public, private and local interests. This is a labor of love and appreciation for over 300 years of history shared by the Mitsui Fudosan Group and this area. The diversi�cation of town functionality through mixed-use redevelopment and the creation of new vibrancy will both revitalize the district and bring out new attractive qualities in this unique quarter.

"Nihonbashi Revitalization Plan": Neighborhood CreationAs the origin point for the "Five Highways" that have radiated from the capital since Edo times and a key center for land and water trade, Nihonbashi thrived as a national hub and magnet for people and goods. However, its prosperity faded in the second half of the 1990’s, following the collapse of Japan’s economic bubble and a �nancial crisis. The Revitalization Plan was established by the coming together of Nihonbashi residents, businesses and local government with a shared sense of urgency and a desire to “bring prosperity back to Nihonbashi.”

Through the Nihonbashi riverside redevelopment project, a pedestrian network rich in enjoyment of the greenscape, waterscape and skies will be created. This area aims to be new symbolic landmark of Tokyo, vibrant with visitors from around Japan and the world.

Commercial trials of an autonomous driving bus service for the approx. 2.6 km zone from Kashiwa-no-ha Campus Station on the Tsukuba Express Line to the University of Tokyo Kashiwa Campus commenced in 2019. Yaesu 2-Chome North District Category-I Urban Redevelopment Project will strengthen the Tokyo Station area’s transportation hub functions, introduce urban functions that will heighten global competitiveness, reinforce disaster response capabilities and contribute signi�cantly to reducing environmental load. These measures will create a town where people play a leading role, be�tting Yaesu’s position as the front door to Japan. Nagoya Mitsui Building North Building (tentative name) will be located in the heart of Meieki, Nagoya's largest business district. This large-scale mixed-use development will have a total �oor area of 29,000m2. Offering of�ce workers exclusive access to the rooftop "Refresh Garden" and other amenities, this development will contribute to workstyle innovation efforts by tenant companies.

MFLP ICT LABO 2.0 - Interactive Logistics ICT Showroom

MFIP Haneda and MFLP Funabashi are examples of how our "neighborhood creation"-type development projects contribute to the vitalization and betterment of the overall locale. MFIP Haneda is the core facility in the Haneda Industrial Park, project undertaken in collaboration with ANA HOLDINGS INC. with the aim of revitalizing industry in the Haneda area. In the case of MFLP Funabashi, the site includes an expansive green space of approx. 20,000m2 open to enjoyment by area residents as well as a cafeteria, childcare center and other amenities in the Gate Building.

MFLP ICT LABO 2.0 is an interactive logistics ICT showroom displaying a full-automation logistics model. It opened in February 2020 at MFLP Funabashi & GATE where it occupies the entire �oor area of this annex. The showroom has approximately 30 types of cutting-edge logistics ICT devices from Japan and abroad, and for the logistics industry, which is facing labor shortages and other serious challenges, this showroom will demonstrate automation and labor-saving solutions for warehouse logistics.

Mitsui Fudosan Group's entry into a new and growing sector of business is exempli�ed by our participation in the airport concession business (Kumamoto Airport and 7 airports in Hokkaido). In Kumamoto Airport, Mitsui Fudosan being the largest shareholder, the planned reconstruction of the terminal is moving forward as the �rst reconstruction project among the privatized airports. Our Group's "neighborhood creation" know-how will contribute to vitalization of not only the airport itself, but also the surrounding area.

Launched in Tokyo Midtown Hibiya in May 2018, BASE Q is an open innovation-driven business creation hub where people gather to generate new value and solve social issues. By revitalizing the business creation hub and through the Innovation Building Program, this platform will contribute to innovation by major Japanese �rms and to the rejuvenation of the Japanese economy.

Life Science Innovation Network Japan, Inc., “creating a place" for the construction of

we launched the Mitsui Lab & Of�ce business which rents a combination of full-scale wet labs and of�ces,
