For Midrand Estates residents March this year was an eventful time. With a school holiday looming the long await-ed road to the north opened and to add to the good times the energy regula-tor announced that electricity will cost 10% less than what was anticipated.

We read that there is an opportune time to do all things, a right time for eve-rything on earth. We know that there is sixty seconds to every minute and

that it is not possible to make time. It all depends on your own priorities and where you decide to allocate your time.

This newsletter marks another point in time for Midrand Estates and carries in-formation on the new road, the latest electricity tariffs and also the new de-velopment in the area. We trust that the time spend with us will be worth-while.

5The Midrand Estates Newsletter - April 2012

Hy was tevrede. Soos net ‘n jongeling kan.”

En so is dit – die pad is oop en reg vir almal om te gebruik.

This year March has been an eventful month, with most days bringing news:

In the first week of March the public became aware that ES-KOM had approached the nation-al energy regulator – NERSA – with the unprecedented request to lower the electricity tariffs for the coming year. This re-quest came even though ESKOM had already received approval in 2010 for a much higher tar-iff structure. The result will be that we will all save 10% on our electricity bills for the next year. Good news indeed!

The next breath of fresh air came in the middle of the month with

the opening of the much awaited new access road that will pro-vide an additional connection to the outside world. As though to emphasize the need for an al-ternative exit, on the morning of 12 March a serious traffic in-cident on the old Pta/ Jhb road left many residents stuck on the road for hours. Hopefully the long waits that many have expe-rienced in the past year will now be a thing of the past.

The news of a new primary school and the first steps in the devel-opment process of a new adja-cent estate were also announced during March, underlining the fact that Midrand Estates has become a prime housing desti-

nation in the relative short space of time of eight years. During an even shorter period the pupils, dedicated teachers and manage-ment teams at the high school, primary school and the pre-primary schools of Midstream College have established learn-ing facilities that have achieved many tangible as well as some less tangible accolades in their quest for excellence.

Midrand Estates is a place of growth and there can be no question that a new day is dawn-ing.

A bright, new day.

Aula spreads the Love

AULA visited Retire@Midstream on Valentine’s Day and handed out chocolates to the LOVEly residents.

Tennis@Midstream

The Tennis@Midstream Tennis Club recently celebrated their 3rd anniversary. Starting with a humble 15 members, the Club has grown from strength to strength and now has in excess of 65 mem-bers. More than 95% of the members are residents of the Midrand Estates Community.

Whilst the Club competes in various league competitions through-out the year, the main ethos of the Club remains social tennis, a time for family gatherings, and generally having fun with fellow tennis players. The Tennis@Midstream Tennis Club would like to extend an invitation to all former players to dust off those racquets and join the club for social tennis on Saturday afternoons. Games commence at 14:00pm at the Midstream College tennis courts. Contact Hendrik Greeff on 082 411 9271 for more info.

CANSA offers a unique integrated service to all people affected by Cancer. As a leading role-player in Cancer research the scientific findings and knowledge gained from research will be used to align the national health programmes.

The Square@Midstream shopping centre suppor-ted the CANSA Shavathon on 3 March with many local residents taking part in the event. Losing one’s hair is a common side-effect of Cancer therapy – so shaving your head has become a symbolic ges-ture of support for Cancer survivors. Colouring your hair or paying a “Bail Out Fee” have become op-tions for those who pre-fer not to shave. In total, R15 000 was collected on the day with most of the local shops offering prizes to those that participated during the day.

A huge thank you to the volunteers that made it happen, the centre and shops for their support and then to everyone who took part in this fun-filled, worthy cause!

LOCAL IS LEKKER...

Chatz Connect at the Midstream centre is the local Vodacom vendor and believes that cell phones and tablets are on the verge of taking over the functions of normal computers. Cell phone users are con-necting to friends and

family using social media such as BBM, Twitter, Facebook and many others. It has become a new way of staying in touch with friends and keeping one’s ear to the ground.

All of this has meant that Vodacom, as a prime national service provider, has become a huge part of everyday life to many. Vodacom Chatz Connect is conveniently located at the local shopping centre and ready to provide informa-tion and products on a wide array of services.

Vodacom Chatz Connect Midstream is focused on excellent customer service and the store is a friendly place where customers immediately feel at home. Pay them a visit.

Chatz ConnectDespite a local speed limit of 30kph, the local vet has noticed a surprising number of animals – domestic and wild – that have been injured or killed by speeding vehicles.

The previous newsletter reported on a “Steen-bokkie” being killed in Midstream. We recently found ourselves having to put one of the wild cats to sleep due to the same reason – speed-ing! The cat had been hit by a car and was left with broken limbs. In Mt Alverstone Crescent, a resident reported seeing a plover dead in the street…

At the local vet shop an attempt is always made to locate the pet owner. Identification is very important and collars, tags and microchips will help the local vets to save your pet. Ir-respective of identification, the injured animal will receive immediate attention to stabilze it. This normally involves treatment for shock and pain. Even though some animals may appear to be okay after an accident, but it is advised to have them examined to ensure that there are no internal injuries.

Contact PetStream for more information on mi-cro-chipping and identifying your precious pets.

Magnificent ModibanesMeet the.....

William Modibane- Midstream Security Shift Leader and founder of Tsbwaraganang Friendly Child Care Centre

Rapula Modibane is a newly elected di-rector to the Midfield HOA board and has been serving on the Board of Directors of

the Midfield HOA since November 2011. Him and his wife, Sarah are blessed with one child – Masego. The family enjoys living on Mid-field Estate because of its tranquility and family-friendly environment. Rapula’s “day job” is with Nedbank where he fills a senior manage-ment position.

He was born in a small village called Kanana about 15km North of Rustenburg. His parents decided to call him “Rapula” because it was raining on the day of his birth.

Rapula’s motto in life is “not to become a man of success, but a man of value”. Other words that describe his management style are: “The first step in the acquisition of wisdom is silence, the second listening, the third memory, the fourth being practice and the fifth teaching oth-ers”. One of Rapula’s future aspirations is to publish a book about life and sharing his experiences with others.

William Modibane has been working as a Security Guard at Midstream Estate since 2005. He was initially appointed as a Security Officer and was later promoted to Shift Leader. William has also been awarded the “Security Officer of the Month” title six times!

Born on a farm, Irigasi, in the Hammanskraal area where he also completed his school career, William has a passion for the youth of the area where he was raised. Having two children of his own, William regularly noticed a large number of orphans next to the sport fields. Him and his wife, Mitha, founded the Tsbwara-ganang Friendly Child Care Centre in September 2011.

This steel structure called “home” by approximately 42 orphans, pro-vides shelter and a safe haven for these destitute children. Twenty-two volunteers help out at the centre and, on occasion, Pick ‘n Pay, Woolworths and Jet give donations in the form of food, diapers and other necessities. The shortcomings are fulfilled from William’s own pocket and donations from the community.

William’s dream is to see disadvantaged people living a better life.

Residents wishing to donate monetarily or in the form of toys, jungle gyms, etc. can contact Paul Meyer, Midstream Security Manager.

What a terribly complex subject. Please don’t skip over this section -it’s hard enough to write.

Very few families have avoided the scarring associated with Sui-cide. Even though only one per-son takes their life, everyone ends up a victim. It invariably leads to controversy and blame and who knows how many people with the feeling that ‘if only’ they had said, done, listened....

Suicide, surprisingly, is not usual-ly associated with depression, but rather more with a deep sense of hopelessness. Depression can leave one almost immobilized or paralyzed. Hopelessness on the other hand can leave one deter-mined to do something about it .... and sometimes that some-thing is desperate.

Two close friends of mine took their lives. Both were very sin-cere about their Christian Faith, but they were both secretly dea-ling with horrific and overwhel-ming odds... I wish they had spo-ken up.

For years the Church has had a desperately destructive and un-

christian attitude towards suicide victims. Fortunately that has be-gun to change. My relationship with Christ depends upon a per-sonal choice I made based upon what the Son of God did for me 2000 years ago. Saved by Grace ... (sounds Christian to you?) ….. not based on how I die.

At the funeral of one of my friends, an Anglican Minister who knew him well said ‘you judge a man by how he lived, not how he died.’ He was wiser than most folks there who were whispering about how could so and so do such a thing - NOT a great help to the family....whispers travel far when you are grieving.

So I guess you realise from what you have read so far I don’t stand with those who condemn Suicide Victims to the Fires of Hell, my God is more compassionate than that.

What I have struggled deep-ly with is that there are areas of my life that are still broken years after my friends deaths and I am not alone. The ques-tions we who are left behind have to face are more painful

and personally challenging than any others I can remember deal-ing with. As mentioned earlier ‘What could I have done?’ ‘Why didn’t I listen?’ ‘Am I worth so lit-tle?’ ‘Was I that lousy a friend, partner, Father or Mother?’ My world is a little emptier because my friends are no longer here...

To those considering Suicide. Some people really do care! Your life has value! Nothing is unfor-giveable. Healing can become reality. You can be whole again. Easy? Never. Worth it? 1000 x more than you could ever imag-ine for you, your family and your friends. Find someone who cares ... there is someone out there and I promise I will listen if you want to chat. One step at a time. My God is an awesome God...

Yours in Christ,Philip

Adél Dreyer, ‘n onderwyseres by Midstream College, is Vrydag, 16 Maart as Beeld se Bruid van die Jaar 2011, aangewys.

Roller skating is the perfect solution to every family striving for balance and more active time together. This reviving sport is ranked among the best aero-bic exercises and the younger crowd would probably note the Jessica Simpson music video “A Public Affair” where she spins the rink while not missing one single lip synching cue.

Roller skating is a fun, hip and daring way of exercise – burning as much as 600 calories per hour. It also causes 50% less impact on

one’s joints than running. In other words, an aerobic roller skating workout has the same benefit as the same amount of time spent jogging without the joint damage.

Jong voëls vertoon valer as volwassenes.

What can be expected from the new development?Keen interest has been shown by many when it became known that the final development phase of Mid-rand Estates is being considered with the final land portion owned by Bondev in the area now receiving attention. The question posed by many – what can we expect?

The first line of thought from Bondev on the development is as follows:• It will be a development with predominantly a residential character in the same style and character

as the other estates within Midrand Estates;• The total number of stands will be approximately 1 500 with sizes being on average a thousand

square meters; • Security will receive top priority with a similar fence and gate design to the other estates. To render

a precinct with a high level of security the current interaction and security-related projects between the estates will be extended;

• A number of open areas of which some will be developed into parks;• A new pre-primary and primary school will be developed that will extend the ethos and success of

Midstream College;• A business node focussed on office and commercial land uses; and• Vehicle access to the area will be improved through the construction of a road that will link the area

to the Irene -Olifantsfontein Road.

“Green development components” that will be investigated and considered to be incorporated in the new residential estate are:• A piped LP-gas reticulation to alleviate the dependency on electricity;• LED streetlights to reduce overall electrical consumption;• A refuse collection system aimed at the recycling of domestic waste;• A storm water drainage system designed to ensure that the post development peak run-off equals

the pre-development run-off;• Rain water harvesting and solar heating methods for stand owners.

Information provided by Bondev

The Environmental studies for the new developmentThe competent authority: The authority that oversees the process and will ultimately authorise (or decline to authorise) the development is the Gauteng Department of Agriculture and Rural Development (GDARD).

The environmental assessment practitioner managing the process: The independent environ-mental assessment practitioner appointed to manage the process is Environomics. They can be reached by e-mail at the address - [email protected]

The applicant/ project proponent: The application for the proposed development was brought by the land owner, Bondev, which has also developed the adjacent estates, Midstream, Midfield and Midlands along with the complimentary facilities.

The flow of the process:1. To start the process a Scoping Report (SP) must be submitted and be approved by GDARD. The steps

in preparing a SP are:• Identify persons and organisations that may be affected by or interested (I&APs) in the project and in-

vite them to register and become part of the process. This is done by placing a notice on the property, placing advertisements in newspapers and by notifying the immediate neighbouring property owners;

• List the key issues that must receive attention. The parties that register as Interested and Affected Parties (I&APs) are also requested to list the issues they believe should be addressed during the preparation of the EIA;

• Develop alternative feasible development options in a conceptual format considering the issues listed, the environmental considerations and also the physical development related issues (geotechnical and the provision of municipal services - water, sewer, electricity and also access and traffic flow); and

• Once a SP has been prepared the I&APs will be invited to provide their comments on the SP while it is also submitted to GDARD for their consideration.

2. The second step in the process is the preparation of the Environmental Impact Assessment (EIA). • For the EIA the concepts and issues will be addressed in more detail. • The detailed studies to be completed will include environmental investigations, adequacy reports on

municipal services and a traffic impact assessment. • The I&APs will receive an opportunity to comment on the EIA document before submission to GDARD.

What is a rough timeline for the process?• The SP will be completed over the period March to April this year and the EIA will be completed during

the latter half of 2012;• A decision on the EIA authorisation is expected towards the end of 2012.

Can anyone join as an I&AP and how do you register as an I&AP? Yes, any person that sees him-self as either an interested or affected party may elect to register. A copy of the notice can be obtained by contacting the practitioner by sending an e-mail to Environomics. Their e-mail address for communi-cation or registration is [email protected]

When will the first plans be available? Draft layout plans and provisional results of initial studies will be presented at a public open day to be held between 15:00 to 19:00 on Wednesday, 18 April 2012at the community hall at Retire @ Midstream. All registered I&APs as well as residents within Midrand Es-tates are invited to visit the display and discuss the proposed project with project team members.

Consumers of electricity in South Africa braced themselves for another 25% increase in electricity for the forthcoming year as the regulatory authority [NERSA] announced the annual increases up to 2013 in their 2010 announcement.

On 9 March 2012 Midstream Electrical Supplies [MES] received word that ESKOM submitted an application to NERSA on 2 March this year, whereby the 25,9% average price increase already approved by NERSA, be reduced by 9,9% to an average price increase of 16%.

The rates to be paid by Midrand Estates residents will be according to the so-called IBT’s [inclining block tariff structure] and will be in accordance with the latest announcement.

kleur gekry waaruit enige tema gekies is.

WHPS & DSG 593Cornwall 447Woodhill College 439Midstream College 394Waterkloof Primary 314

Midstream once again swimming league champs

After an enjoyable but chal-lenging Inter-house gala which was held on Thursday, 26 January, the four Victor and Victrix Ludorum winners were announced for their excellence in the pool. They are pictured from left, Kayla-Marie Kruger (Junior Victrix Ludorum), Ja-son van der Walt (Junior Victor Ludorum), Kobie van Schalk-wyk (Senior Victrix Ludorum) and the Senior Victor Ludo-rum, Gustav Gerber. Hutton

was the overall winning team of the day.

The much anticipated Inter-high swimming gala took place at Hillcrest on Wednesday, 15 February 2012. From the first event, the individual medleys, it was clear that Midstream dominated the pool. By the middle of the gala it was evi-dent that Midstream could win and this is when the excitement mounted. After a gruelling last few races the Midstream Col-lege swimming team emerged as the 2012 winner of the C-league Inter High. The Mid-stream boys were placed first and the girls came second by only three points. Midstream won the gala by a convincing 81 points and secured a place in the B-league for next year.

Atlete maak stem dik in groot liga

Hier is Ninnaku Oberholzer as jun-ior wenner en Roux Wildenboer as senior wenner aangewys.

The Mid-stream learners were divided into teams of four and grouped with other schools. After a fun-filled afternoon of problem-solving, some of our learners were crowned that of both junior and senior category winners.

Lucian Magliolo and Marco van der Westhuizen won the junior section by achieving a whopping 100% and Mikayla Relling and Renate Griessel were in the senior winning team with a mark of 99%!

The Bondev Sales Office is ex-periencing strong feelings of déjà vu……..

The current market leaves one feeling as though we are back in the old days - purchasing a stand from a relatively short list. In the past year and a half sales have risen steadily and available stands in proclaimed areas, from Bondev or on resale, are again few and far between. Though, if there are no stands on the list that suit your needs, availability of space in both Midlands and fu-ture developments can be inves-tigated.

The X36 launch of Midlands Estate on 9 March was a huge success. There was great interest in the concept of buying stands directly from Bondev with a building pe-riod of 18 months from date of proclamation. Once no further stands were available, remaining prospective buyers added their names to lists for future launches.

Generally, the property market is still feeling the effects of the re-cession. This is not the case in

Midrand Estates. No one reason stands out, but it would seem that previous success stories have to-gether created stability and posi-tive growth for the whole of Mid-rand Estates.

Amongst these success stories – Midstream College, a school now so highly esteemed that it has outgrown its capacity in a relatively speaking short space of time. Bondev has announced plans to construct a new primary school in the near future.

The Retirement Village - open days held 24th and 25th Febru-ary enabled over 250 visitors to come and view the main building, medical facilities, bowling green, and the newly opened botanical garden. Show Units displaying the quality of finish and work-manship were also viewed. The success of an Office Park within secure estate boundaries has given rise to the need for more office parks, and in conse-quence near the entrance to Mid-lands, another Office Park is un-der construction and will soon be

available for rental.

Midrand Estates continues to grow as shown by statistics. The number of houses and stands be-ing sold, new plans being submit-ted for approval, houses under construction, and new residents daily taking occupation. As you tell your friends and fam-ily all the reasons why you enjoy your lifestyle in Midrand Estates, you will realise that it is probably the best, previously unimagina-ble, success story of your life.

The Bondev Sales Team, keeping you informed of the current and future developments.

Registration of Domestic and Garden Workers

MIDFIELD HOA – action to be taken against motorized (& unlicensed) scooters and pitbikes/motorbikes

The MIDFIELD HOA board has expressed concern about the increase in the number of motorized scoot-ers and bikes that are driven by the younger residents in the estate.

Following a number of near misses between these vehicles that are often driven at high speed on the sidewalks and the estate roads, the board requested the estate office to implement control over the use of these vehicles that are classed as motorized but unlicensed. Parents are requested to assist the HOA by keeping the users of these vehicles within the property or arrange for the vehicles to be moved on a trailer to a terrain specifically prepared for the use of the vehicles.

All domestic and garden work-ers working in any of the es-tates, must be registered on the biometric security access system before they are allowed access to the Estate.

By complying with this rule the HOA ensures that a record is kept of all staff working in the Es-tate. A copy of the workers iden-tity document is made, a pho-tograph taken and finger prints

scanned to grant the workers ac-cess to the Estate. Please con-tact your Estate Manager if you want to register a person with-out a SA ID document, but with a passport and valid South African working permit.

It is important to de-register a staff member when they are no longer employed. To maintain a high level of access control, all “daily” domestic and garden staff

is automatically deregistered every six months. This will im-ply that access for all non sleep in workers have to be re-enabled in April and September of every year. In similar vein access for sleep-in workers must be re-ena-bled annually in September.

Contact the HOA office thus in time to arrange for access to be re-enabled for your “daily” work-ers

MIDLANDS residents are requested to advise their visitors that the access control gates are now equipped with electronic scanners that can deter-mine whether driver and vehicle licenses are va-lid and up to date. The Midlands HOA board has decided to ban unlicensed vehicles and/or drivers from visiting the estate as those vehicles and/or drivers may pose a safety and insurance risk to the residents.

Records at the two Midlands gates provided the following astounding statistics over the week of 12 to 18 March 2012 for visitors and deliveries:• Number of vehicles scanned – 866 &

number of trucks – 98• Vehicles with expired license (prior to 31 Jan

2012) – 27• Vehicles with NO license – 34• Drivers with expired license (prior to 31 Jan

2012) – 18• Drivers with NO license - 40

Some people keep every bank statement or municipal account, others toss most of them away. When a piece of paper goes into the trash its not possible to know what is going to happen to it. It is likely that your trash passes through several stages (and hands) on its way to a landfill site. Every step that occurs once the trash leaves your control carries the risk of someone intercepting your personal information.

A resident recently contacted us suggesting that we draw residents’ attention to the possibility of identity fraud and remind all to tear or shred personal informa-tion before disposing of it in the refuse bin.

It is only after one has stayed in a house that you understand what your real requirements are. The HOAs understand that home own-ers want to change or add to a house, but in all instances the HOA want to maintain a high level of aesthetical control. Residents are reminded that any additions or al-terations to houses in the estate must be approved by the Aestheti-cal Committee prior to installation / construction. If in doubt, ask. By arranging a meeting with the Aesthetics Com-mittee in advance to determine the

requirements a lot of aggravation and costs can be saved. If every resident aims to maintain a pleas-ing streetscape it will be to the ben-efit of all.

Many requests have been received for the installation of louvre decks which can provide sun to a patio during winter, yet provide shade on a warm summer afternoon. The louvre decks are traditionally an item installed by a smaller contrac-tor using steel columns as supports and leaving a ragged edge. For lou-vre decks the stages of approval will be:The position of the enclosed area must be approved; The size and composition of the supporting columns must be ap-proved – typically masonry col-umns will be preferred;A solid facia must hide the edge of the louvre deck, painted to match the existing structure. No steel support poles will be ac-cepted and no three-part fascias will be allowed.
