Preserving the character of the 200+ year-old canal is a top priority for members of the community. The canal’s Controlled Sewage Over�ow (CSO) tanks must be updated along with the dredging of the canal and replacement of contaminated soils. Many of the old buildings stand to be lost and new construction will eventually take their place. The community center + CSO and the integrated canal walk have a careful blend of industrial heritage and modern functionality and sustainability.

Chicago’s Wolf Point peninsula is one of the few remaining prominent unde-veloped sites on the Magnificent Mile. The site is a peninsula located at the intersection of the North, South and Main Branches of the Chicago River and is adjacent to what was once the largest building in the city. If Chicago were to desire its first “megatall”, the following proposal would offer twelve times more leasable sq. ft. than the Willis Tower with appropriate lease spans and aesthetics for the Chicago market.

The precinct model was treated like a precious piece of hand-crafted furniture and uses rare Bloodwood’s distinct amber color to distinguish the structure of the streets which supports the urban fabric being studied. Basswood “build-ings” are constructed with varying gaps to represent estimated occupancy density and are physically and symolically supported by the street grid. The precinct’s grid is a response to the river and the canal, therefore these two critical site features act as the base which supports the rest of the precinct. The model is cantilevered over 70% with the use of embedded steel ballast that diagrams the location of water on the site.
