Letter from the Chairman, Kobus Louw Voorsittersbrief, van Kobus Louw Dit lyk of die winter verby is en oral sien ons braaivleisvure en inwoners besig om tuine reg te kry vir die somer. Die tuine en parkies lyk tans baie mooi en netjies en ons bedank almal wat bydra

om ons kompleks te verfraai. Dit is ook daardie tyd van die jaar dat ons meer van ons bure sien wanneer ons die buitelug geniet.

We are happy to report that under the guidance of Paisley Downing, trustee responsible for our finances, the financial position of the Estate is very healthy.

The trustees have met a few times since the AGM and our main initial focus still is the safety of our residents and our security system. This is one of the main reasons most of us elected to stay in a security estate. Carmen vd Vyver is the trustee responsible for security and she has

been doing a lot of work getting our security evaluated and getting quotes for existing and additional services. We are grateful to her and look forward to the report-back with her findings and recommendations (see reports on security upgrade on page 7 of this newsletter).

Nadat ons aanvanklik baie gesukkel het om die planne vir die kompleks te kry, het ons nou vir Ronell Ackermann (argitek tekenaar) aangestel om voorstelle te doen vir die verbetering van die ingang. Ons is baie opgewonde oor die eerste stel konsepplanne wat sy vir ons gegee het en is besig om die planne te verfyn en om kosteberamings te kry.

We essentially envisage extending the roof over all three entrances. This will enhance the appearance of the estate and improve our security. However, what also came out in the proposal, is that at very little extra cost we can add a spacious room where the current little tool shed is at the exit, plus a wall inside the complex where we can put post boxes. This has become essential since the post boxes at the Spar centre were closed.

We encourage all of you to speak to any of the trustees if you have any ideas, proposals or problems. La Veritas is your estate and we would like to make it one of the top rated security estates and a great place to live in.

The festive season is fast approaching and we all know it is the favourite time for burglars and criminals. Please be vigilant and remember: the best security system is neighbours looking out for each other.

LA VERITAS HOME OWNERS ASSOCIATION MINUTES OF THE ANNUAL GENERAL MEETING OF THE LA VERITAS HOME OWNERS

ASSOCIATION HELD AT THE PROTEA VALLEY CHURCH ON 3 JULY 2014 Present: Twenty Seven (27) owners by proxy or in person, as per the attached attendance register.

Apologies: Mr E.Scheepers, Ms C. Van Ellinckhuijzen, Mr. C. Willemse, Mr R. Clark,

1. WelcomeMr. J. Cozzi, chairing the meeting in the place of the Chairman Mr. E. Scheepers, welcomed the members present and declared the meeting constituted.

2. Confirmation of the minutes of the last Annual General Meeting held on 24 July 2013The members present accepted the minutes. Proposed by Mr. M. Rademeyer and seconded by Mr. P. Downing

3. Chairperson’s ReportMr. J. Cozzi read out the attached Chairperson’s Report.

Mr. E. Scheepers was commended on the preparation of his lengthy detailed report and thanked for his outstanding input.

Mr. A. Neethling queried the provision for water not yet billed by the municipality in the 2014 Annual Financial Statements amounting to approximately R200,000. Mr. D. Barnewall explained that this was due to a faulty bulk meter and was a conservative estimate of what the municipality could invoice during the next financial year.

4. Approval of the Audited Financial Statements for the year ended 28 February 2014.After a discussion, the financial statements were approved by the members present. Proposed by Mr. D. Arbuckle and seconded by Mr. I. Watkins.

5. Determination of the domicillium citandi et executandi of the Home OwnersAssociation.

The proposed determination and approval of the domicillium citandi et executandi of the Home Owners Association as being: c/o Nolands Chartered Accountants, 3rd Floor, D ‘Urban Square, 26 Bella Rosa Street,Rosenpark, 7530

was approved.

2. 1. Appointment of auditors for the year ending 28 February 2015.The appointment of auditors, Schoemans, was confirmed.

2. Approval of the budgeted Income and Expenditure for the financial year ending 28February 2015. Mr. J. Cozzi presented the budget and highlighted the following:

- The need and rationale for the reserve fund was explained. In the opinion of the trustees, reserves are required in the event of future major maintenance costs. These were quantified as follows: Replacement of parts of the boundary wall - R650,000 Gradual deterioration of curb stones - R500,000 Gradual deterioration of the tarred road - R350,000 Replacement of the electric fence - R100,000

The target should be that this fund should increase by CPIX every year to prevent being eroded by inflation.

- Mrs. M. Booysen raised her subsidence problem. Her driveway caved in 9 years ago and this is happening again. This is common property and La Veritas is not liable for this.

- Mrs. C. Van der Vyver questioned why expenditure was increasing. Mr. D. Barnewall explained and highlighted individual maintenance and development expenditure items. Mr. K. Louw recommended that repairs and maintenance be split in future between recurring and once off costs.

- The trustees proposed a levy increase of R50 effective 1 September 2014. This will increase the levy to R650 per month. The member’s present then approved the increase.

- Mr. D. Barnewall was thanked for his 12 years of service as a trustee.

3. Approval of revised rulesThe trustees have approved various amendments to the Rules. Members are to be invited to submit further proposals to the trustees.

4. Draft resolution.The following resolution was passed unanimously by the members present and eligible to vote: That insofar as the Development and Contingency Reserve is concerned, 2/3rds of the

balance continue to be subject to the sole control of members, the remaining 1/3rd at thediscretion of the trustees.

3. 1. General

1.1 Security Several members stated that they wished security in and around the estate to be improved. Mr. K. Louw stated his proposal that the new trustees consider spending up to R100,000 to upgrade security in the new financial year.

1.2 Communication Mr. R. Schoeman addressed the meeting. He stressed the various communication channels in place:

Inbound communication: - newsletters - general communication to all

External communication: - newsletters on website

1.3 Legal Members were again reminded of the repairs carried out to the southern boundary wall, the terms of which were agreed to in a previous general meeting as well as the R20,000 spent to repair the exit wall.

Members were urged to consider that rule compliance remains everyone’s responsibility eg. leaving bins out and parking in roads.

1.4 Closing of estate during Christmas and New Year. The rules are to be changed allowing domestic workers to enter and work in the estate over this period.

1.5 Entrance. The members present agreed that consideration be given to upgrading the entrance to both sides and that up to R250,000 be spent. It was further resolved that a security meeting be called to discuss all options relating to increasing security and upgrading the entrance.

2. Determination of the number of trustees up to and including the next AnnualGeneral Meeting, taking into consideration, the trustee portfolios identified: ( Chairperson, Finance, Legal and Compliance, Security, Architecture and Common Property, Communication). The meeting approved the appointment of 6 trustees up to and including the next Annual General Meeting.

La Veritas Security Review and Upgrade underway Sterk nuwe klem op Beveiliging

At the recent AGM you requested that the new trustees review the security and that process has commenced with a security risk assessment. The risk assessment includes looking at the longer term plans to ensure the safety of our residents and make sure that we always remain one step ahead of crime.

To ensure the best service at the best price we have asked the various security companies to provide us with quotes. It was decided to continue with Servest and we have requested a higher grade guard on duty at night. ADT has been appointed to monitor the electric fence and provide armed response should the fence be triggered.

We understand that the current biometric system is a source of frustration and the system is being reviewed. In the interim we ask for your patience and if you are struggling please ask Alan to do a rescan of your fingers. We are also investigating enhanced cameras at the entrance and on other boundaries.

Security in the estate must be a team effort and not only the responsibility of each resident but also of the trustee team. The rules of the estate are there to ensure security and if we do not all abide by these rules we compromise the very thing we hold dearest namely our own safety and that of our loved ones. We ask that you assitst the Trustees in keeping the estate crime-free and helping to respect the access rules such as:

entry to visitors is only on admission by a resident

all visitors receive a visitors tag which must be returned to security to exit the estate

The trustees would welcome any further ideas and inputs on the security on an ongoing basis.

New Trustee Team/Nuwe Trustee Span 1. Kobus Louw

Kobus is the Chairman of Contego Holdings, an asset management company, and he serves on the boards of various other bodies. He originally comes from Port Elizabeth and previously was the Head of Portfolio Management at Sanlam and CIO at Cadiz. His hobby is photography and he and his wife Anna-Marié enjoy mountain biking and the outdoor life.

2. Renier Schoeman

Renier is the Trustee for Communication/Kommunikasie. He studied Political Science and Afrikaans Nederlands at the University of Natal. He was a Member of Parliament for 19 years, and served as Deputy Minister of Foreign Affairs, Education and Health for 7 years. Since April 2014 he has been serving as a Commissioner of the Chapter 9 – Commission for the Protection and Promotion of Culture, Language and Religion.

3. Paisley Downing

Boorling uit Namibia wat van die ouderdom 16 in Kaapstad is en net mal is oor ons stad en land.

Universiteit van Stellenbosch en Unisa gegradueer in die Rekeningkunde en Rekeningkundige praktyk begin het met die Klein en Medium Sake as die hoof kliente. Na 20 jaar in die bedryf het ek besluit verlede jaar om te verander en is deesdae die hoof Petroljoggie by Venture Motors in Durbanweg, Bellville. Mal oor golf en alle sport.

Ook redelike aktiewe lid in die gemeenskap met baie jare op die bestuur van die Tygerberg Sakekamer en was ook die Voorsitter van die Wes Kaap AHI.

4. Johan de Kock

Johan is a qualified chemical and industrial engineer, but, for the past 15 years he has been managing an apple processing factory in Grabouw. His portfolio consists of Legal and Compliance.

Ter Herinnering / In Memoriam KARL PETER BAHNEMANN AND DIRK COETZEE Residents were saddened to hear of the passing away of two of our residents in a period of 4 days and we pay tribute to them both. Ons dink ook aan hulle behoefde gesinne in hirdie tyd.

Karl Peter Bahnemann van La Veritas 70 is op 30 April 2014 oorlede.

Karl Peter Bahnemann, en sy tweelingsuster Ilse, is op 3 September 1932 in Berlyn gebore. Op 18 maande kom hulle na Suid-Afrika. Hulle gaan na die Duitse Laerskool in Kroondal, die Hoërskool Salem in Duitsland en skryf in 1951, binne 9 maande, matriek op Helpmekaar Hoër, Johannesburg. Peter behaal ‘n M.Sc. en D.Sc. graad in geologie aan die Universiteit van Pretoria. In 1959 ontvang hy Suid-Afrikaanse burgerskap.

Hy werk as geoloog en later as hoofgeoloog, 25 jaar vir MTD, die Messina Mynmaatskappy en daarna 10 jaar as analis by die Johannesburgse Effektebeurs. Hy en sy vrou tree in Hermanus af en 18 jaar later, in November 2013, verhuis hulle na La Veritas 70. Hy teken en skilder met waterverf en sy liefde vir stap, lees, fotografie, sterrekunde, klassieke musiek en uitsonderlike belangstelling in geskiedenis en filosofie, wat hy met sy famile deel, sorg vir 54 gelukkige huweliksjare.

Op 30 April 2014 is hy oorlede. Peter word met liefde en groot waardering deur Wilna en hulle 4 kinders, Renate, Ilse, Werner en Wilna en 5 kleindogters, onthou.

Dirk Coetzee van La Veritas 6 is op 3 Mei oorlede. Donkiery en perdry en ander plaasdinge was deel van die jong Dirk Coetzee se lewe. Hy het vlot Xhosa gepraat met sy maats op die plaas Sunbury in die Oos-Kaap naby Ugie, Elliot en Maclear waar hy grootgeword het. Hy het in die koshuis gewoon en het sy skoolloopbaan aan die Hoërskool Elliot voltooi. Hy het vir die skool se eerste span rugby gespeel en partykeer ook vir die dorpspan uitgedraf.

Daarna verhuis hy na Bloemfontein en begin werk by die Vrystaatse Tegniese Kollege. Hy voltooi sy studies aan die Universiteit van die Vrystaat en aanvaar in 1960 ‘n pos as Koste- Rekenmeester by die destydse Dept van Landbou-Ekonomie in Pretoria. In 1993 tree hy af as Hoof-Direkteur, Bemarking, nadat hy in 1991 en 1992 tydens die Parlementêre sitting optree as Adviseur, Bemarking, vir die destydse Minister van Landbou, Kraai van Niekerk.

In 2012 tree hy op 84 ‘n ‘tweede keer af’ nadat hy 10 jaar lank ‘n belangrike taak vervul het in sy vrou Dalena se onderneming as Koderingskonsultant vir Mediese Skemas en Mediese Praktisyns. Dirk en Dalena het in September 2011 vanaf Pretoria na La Veritas verhuis.
