Like many kids lucky enough to grow up in the San Fernando Valley in the 70s, Andrew Manning spent time after school and on weekends riding up and down the streets on his bike admiring the beautiful homes and the surrounding landscape. As new housing developments went up, he would explore the inner workings of the construction and imagine what the home would look like when it was finished.

“I grew up in Sherman Oaks, Encino and Tarzana areas,” recalls Manning, realtor and luxury home expert. “It's pretty cool knowing that the houses I rode past on my bike as a kid are now houses I am selling to families. Furthermore, I love the idea of helping a variety of people find their dream home in the communities I grew up around.”

Manning, who has been a fixture in the real estate community for 30 years and in his current job for 17, turned childhood wonder into his life’s purpose. He earned his real estate license while still in his early 20s, attending college and working three other jobs. He began his career in earnest at Fred Sands Studio City in 1986. In 2000, he was leading Prudential California Realty’s local office, and continued to excel during the years when Warren Buffet was buying the company in stages (he bought half the company in 2005 and the other in 2008). Even when the name was changed to Berkshire Hathaway Home Services in 2013, Manning has enjoyed a steady and very generational stream of loyal clients.

“I have helped young couples find their first condos, people starting families or with young children moving in to their first homes,” he details. “I am now selling houses to the adult children of couples I sold houses to years ago. The bulk of my business is the marketing and listing of homes in these neighborhoods, and I work with buyers by referral. Most of my buyers are my sellers finding a new home.”

Manning’s territory runs down an impressive stretch of Ventura Boulevard, starting with Studio City and going as far west as Woodland Hills. As his busiest territories include Encino, Sherman Oaks, and Studio City, he does a fair amount of business with entertainment industry executives and people relocating to the area from other states. Not surprisingly, they fall in love with the area for the same reasons why he’s always loved the Valley.

“While many people may think that a lot of the industry action is on the Westside or Hollywood, there are quite

By Elyse Glickman / Photos by Maxx and Me Photography

a few families with people working in the entertainment industry, law and other big California industries looking for homes between Studio City and Woodland Hills,” Manning says. “Many

families also move to the Valley for such excellent

elementary schools as Sherman Oaks Elementary,

Lanai Road, and Dixie Canyon Elementary—especially with their

acclaimed math and science programs. However, there are also buyers who are not using the schools, but still want to live in these areas because of their potential for higher resale value and other options.”

Although the Westside was the big draw for many of the same types of families and individuals ten or twenty years ago, changes in the neighborhood—including the emergence of several restaurants he loves visiting with partner Steve on his days off—have transformed his business.

“Between Studio City and Encino, we've got restaurants that are just as good as those scenes on the Westside,” he continues. “There's a lot of appreciation for these businesses by prospective home owners. They also appreciate the specialty stores, food markets and other unique businesses now populating what used to be considered a "desert" when I started.”

He estimates that about ten years ago, younger couples living in apartments or condos on the Westside realized they could not

afford what they wanted, gravitated to the hipper sections of the San Fernando Valley, and liked it so much that word about the “Valley” renaissance spread. “Once (these young families) settled in, their friends from the Westside would come visit them and were surprised at what they could afford here,” he says. “Ten years ago, you could not give away (houses on that block just south of the ‘Boulevard’). Now those houses go for a fortune because of their proximity to Ventura boulevard. People love the fact that they can park near the businesses, take their strollers and walk the Boulevard. This is something that's hard to do on the Westside because of the lack of available parking.”

While a comparable home here cost half that on the Westside back then, Manning does note that the gap is closing a bit between the two areas. However, at this moment, a family can pay up to 30% less for than they would in West LA or Santa Monica for a comparable home. What goes for $2 million in Sherman Oaks is about $4 million in Brentwood. And quite often, a home purchase in this area will mean the family gets a larger lot for a yard and more space inside the house.

Though he acknowledges that there are a variety of architectural styles co-existing in the area, home-buyers and existing owners who are remodeling favor a style he describes as From Condos to Castles

    BUSINESS PROFILE

    By Elyse Glickman

Although Terri Yadegar excelled in math and computer science as a UCLA student in the 1980s, her career objective was always to be able to work with individual clients in a personalized way. Sixteen years later, she transitioned into the insurance field, and her district manager noticed her affinity with customers and recommended she open her own

office in Sherman Oaks."Farmers Insurance offers a variety of policies for home, auto and health, and I can write any of them up for my clients,” she explains. “However, I do like to start out my new clients with a tailored homeowners' policy. Once we have a relationship going, and we've further established their insurance needs, they come back for other types of policies. I work with them to get their multi-policy discounts rolling and assure them the lowest premiums possible."She put up her first banner in central Sherman Oaks in 2002, and has not looked back. One thing that does remain the same, however, is her business model and philosophy centered on putting the needs of customers before commissions, sales quotas and recognition."I believe in taking a very personal approach with every individual client or family I cover,” she says. “I want to be sure I am providing them the most appropriate coverage for the best rates. Because of what I believe, and how I apply that to my business, I know my clients appreciate me and the relationships we develop over the years"

Yadegar lives in the Mulholland residential area overlooking Sherman Oaks, and says she loves her current neighborhood not only because of the landscape, but also the ease in commuting to her office on Van Nuys Boulevard as well as out to her clients in Sherman Oaks, Encino, North Hollywood, Studio City, and other nearby areas."I like the area, and the people, which is why opening my office here was an easy decision,” she says. “While my general clientele has not changed much in the years I have been here, what has changed is that my business is really growing now, thanks to the referrals to new clients from some of my earlier clients.”Yadegar’s first priority is to help prospective clients get the best policies and rates with Farmers’. However, should the be prices be out of reach for the customer, or he/she doesn't qualify for a Farmers policy, her husband (who works in the same building as she does) will be ready to offer them options with

other companies. This way, she can assure everybody who steps through her door that they will have an opportunity to get the best prices on a policy that works for themIn keeping busy and connected with the Sherman Oaks community, she also recently joined the Sherman Oaks Chamber of Commerce and continues to look forward to making a difference beyond the insurance world.“I have enjoyed getting to know the various people who own the businesses near my office, where I do my shopping and use a variety of services,” she says. “By being a part of the Chamber, I want to be there for my fellow business owners as their insurance needs evolve.”

Danny Golden has devoted over 20 years of his life to home improvement, from designer kitchens, to atmospheric windows to wall texturing products. However, his passion happens to be something we use everyday and often take for granted—our floors. As the owner of Simple Floors for the past seven years, he excels in providing floors that not only complete a room but perfectly suit the lifestyle of the home owner.

“The most exciting part of being a business owner is earning great Yelp reviews, some that are at least a paragraph long, with a lot of details of how we helped customers revitalize their home through highly personalized service,” says the Valley native. “My goal is to maintain high standards in how I run the Simple Floors store, and putting the clients first. I credit my success to good customer service, down to a lot of “thank you’s’ at the end of a contract or transaction.

As Golden regularly works with a variety of interior designers and home improvement professionals, he also notes that he’s gotten feedback from them about his genuine demeanor and the way he connects with each home owner client on a very personal level that ensures satisfaction at the end of the job.

“I have been told that I am able to achieve a flow of conversation, am sincere and that I speak with authenticity,” Golden says. “When I speak with my clients, I listen carefully to fully assess what their needs are, and educate them thoroughly on all of the different varieties of woods used in flooring that are on the market. Once customers know their

option, I then recommend flooring solutions that suit them. We don’t want to steer them towards a certain brand or type of flooring, but instead let them know of several options that specifically fit their home improvements and decorating needs. I am also good with design and color, and want to help customers visualize what the home will look like with a given type of flooring.”

Although he has customers coming into the shop from all over the Valley, he points out that the customers from Studio City and Sherman Oaks pay closer attention to detail, take pride in their homes, and put the quality of what they are buying before price and other considerations.

“I will have the customers shoot and bring in photos of their home,” he explains. “I then will show them a catalog of photos featuring different rooms so we can match their ideas together with outs, and they make a sound investment that will make the room an enjoyable experience for years to come.”

Currently, wide plank European French Oaks floors are so popular that a display with several colors and textures is the focal point of the store. He predicts the trend will be prevalent for at least another year.

“Wide plank European French Oak floors, is a great pick because of the interior designers turning to them to complete a room, as well as their presence on such apps and web sites (such as Houzz and Pinterest) which showcase these floors in luxury homes with their rich, luxurious use of the wood.

Simple Floors: Putting the World at Your Feet For more information on wide plank wood floors, and other stylish coverings, visit simplefloors.com, call (818) 301-5344, or visit the Simple Floors store at 13020 Sherman Way, North Hollywood, CA 91605.

Golden prefers floors crafted from exotic wood, and has installed African Acacia in several his rooms from the store.

“One of the strong selling points wide planks is that they create an illusion of space and make rooms look larger than they actually are,” he says. “The wide planks make for maintenance free floors. All he owners have to do is sweep or vacuum and use Bona hardwood floor cleaner to finish it off.

Once upon a time, Sherman Oaks and the entire San Fernando Valley, was a vast swath of farmland and orchards. Few people who lived in the area a century ago could have envisioned “The Valley” as successful metropolis of family dwellings, businesses and movie studios. However, there was only one Horace Heidt, Sr., and that man had a clear vision for the area’s future when he purchased a large block of land on Magnolia Boulevard in 1940 that was previously a horse ranch.

Heidt was best known around the U.S. as a band leader and producer of radio and television talent shows (a precursor to “American Idol” and “America’s Got Talent”). However his legacy lies in the “home on the range” he created that bears his name. It began as housing for his band and employees and, later, was transformed into an ambitious apartment complex that combined elements of exotic vacations in Hawaii and Palm Springs with everyday practicality. Horace Heidt Estates was home to both average people and celebrities over the years (most notably “Eight is Enough” patriarch Dick Van Patten and his real-life family). However, the enclave became a community hub that prompted Heidt to build up a variety of civic-minded projects that brought individuals, families and businesses together.

During his long career, Heidt, Sr. created a resume that showed his extraordinary ability to engage people in conversation and ideas. He founded the first national money-give-away program on radio, “Pot O’ Gold,” and from there, produced a television variety show, where he discovered many national talents. He was a champion of civil rights whose achievements included encouraging theaters to let in

African Americans, and for providing a variety of television and radio jobs for returning World War II veterans.

While Horace H. Heidt (a.k.a. Horace Heidt, Jr.), was also a musician and band leader, he continues to build upon his father’s legacy. Over the last several decades, he has accomplished with the same work ethic and commitment to the greater community as his father. This includes the still-groundbreaking Horace Heidt Estates, which today provides housing for over 500 residents with amenities that still set a high bar for other apartment complexes in the Valley. Horace Heidt Estates has a daily coffee club, weekly Bridge Club; tennis court and lessons, executive golf course, health club, four swimming pools, a

museum with the complex’s fascinating history (tours are available), and the Aloha Room for rental for birthday/anniversary and other events.

In keeping with this tradition-making complex, the management still hosts a free Christmas/Chanukah Party for his tenants and guests. During the year, there are other special events for the tenants and surrounding community, including free Safety and Emergency Preparedness meetings, an annual Super Bowl Party, and Labor Day Luau, where he provides the “Sylvi Award” (named for his treasured employee of many years, Sylvia Elias), which a local elected leader presents to an outstanding member of the greater community. During election years, its Aloha Room serves as a local polling place.

Beyond the apartment complex and the Heidts’ television production company,

the family operates the Horace Heidt Foundation, a non-profit that stages free “Concerts in the Park”/”Music in the Park Concerts” in Warner Center Park. In the Van Nuys/Sherman Oaks War Memorial Park in Sherman Oaks, Heidt Jr. presents a ceremony for the historic “Eagle’s Heart Award,” which a community leader awards to a local American veteran who served his country in meaningful ways.

Heidt, Jr., like his late father, stays busy with a variety of community activities. These include his volunteer involvement in the United Chambers of Commerce, Sherman Oaks and Encino Chambers of Commerce, Pacific Pioneer Broadcasters, New Directions for Youth, (former) Honorary Mayor of Toluca Lake, and Pierce College Foundation. In 2016, Mr. Heidt was selected as one of the finalists for the prestigious Fernando Award, and in 1989 was the recipient of the Freedom Award from the Los Angeles Sertoma Club.

Even with all of the accolades, however, Heidt, Jr. is focused on championing causes bolstering individual and collective rights in the San Fernando Valley and surrounding areas. He has been in the forefront of the homeless issue, trying to help those who need help.

Individuals in interfaith relationships often find that their religion takes on more meaning when they describe and/or share their traditions and rituals with the people they love. They take their own religion less for granted. Celebrating both Easter and Passover is one way to think globally--about the need for peace and understanding between nations--and act locally--by working to foster tolerance within yourself, and your family.

Both Easter, which is traditionally celebrated at sunrise, and Passover, traditionally celebrated at sunset, are family gatherings where occasional friends are invited to join in a special and ritualized meal. As at any family gathering, at both Easter dinners and Passover Seders there is always more politics than meets the eye. The weeks of planning, deciding who gets invited, who hosts, who brings what dishes, and even who sits where may be the result of thousands of innuendoes

and years of family traditions. The children often have their own sets of feelings, needs, hierarchies, and agendas: Who gets to sit next to the window, who gets the most eggs or the afikoman hunt, and do I have to wear a suit?

A difference between Easter and Passover is that celebrating Passover occurs in the home, as opposed to synagogue or church. A Passover Seder stands on its own as a religious event without the need for a rabbi as guide. Easter, however,

includes the magnificent and formal beauty of the church and a church service. Easter music, including the Bach creations of the Passion of St. John and the Passion of Saint Matthew, is moving and inspiring.

Passover lends itself quite well to interfaith relationships because of:

    1. The emphasis on innocence: On asking questions about the meaning of the celebration. The ritual of asking questions is built into the Seder.

    2. The emphasis on overcoming suffering: The story of the

Exodus is a story of victory over oppression by the pharaoh of Egypt. The theme of overcoming oppression is one that most people can relate to.

    3. The acknowledgment of spring: Both Easter and Passover involve an appreciation of spring. This includes eggs, which are part of the seder table and Easter celebrations, lambs, which are part of the seder table and Easter, and greens, which are served at both Passover and Easter.

    4. The fact that Jesus’ last supper was a Passover Seder: The famous and ubiquitous Leonardo da Vinci painting of The Last Supper reminds the educated onlooker of the connection between these two events.

    5. Both the betrayal of Jesus and the slavery of the Jews are stories about one’s essential goodness not being known: The story of the resurrection of Jesus has enormous spiritual passion: it represents the hope of peace and an ongoing connection with a loved one despite that person’s death. It reminds people that they can, in memory, ceremony, prayer, or meditation, reconnect with the essence and spirit of those who have gone.

Those couples lucky enough to have both a Christian and a Jewish head-of-household will probably find the honoring of Easter and Passover to be the richest in intelligence and spirit of all holiday combinations.
