Cers have already taken notice.  Her upbeat attitude and willingness to work with each homeowner to make the Architectural Design Review process an easier one was evident from the get-go. Cassie comes to us from Castle Rock Development Company, where she served as Operations Coordinator for the last year.  Coming straight from the company developing The Meadows was a great transition for her, as well as, The Meadows, as she has a solid knowledge of all the inner workings of the community.  She has also worked as a Planning Technician for The Town of Castle Rock, so she has seen this entire town transform over the years.  Cassie has a background in Com-munity Management and has ex-perience as an Architectural Tech-nician for the Highlands Ranch Community Association.  She is currently working on her Master’s Degree in Organiza-tional Leadership at CSU. We are going to be adding a quarterly Q & A with your Community Manager to our newsletter, so send your questions to [email protected] and we’ll get them answered.  For this edition, we’ve asked her some big questions.

Q: What do you feel are the key attributes you bring to the Meadows’ homeowners?A:  Attributes that are key in this position are the ability to listen and deliver impeccable customer service.  I believe the two go hand in hand.  Taking the time to listen to a home-owner when they call is so important.  Many times, there are simple solutions to the issues.  By listening, you can often work together to come up with a solution.  That leads to the customer service.  I am all for working with homeowners to try and find resolutions to matters at hand.  Sometimes they may be unconventional solutions, but if in the end, the non-compliance or issue goes away, then it all worked out.  I have been in the HOA and development industries for many years- I feel like I have pretty much seen it all.  I am

always happy to talk with homeowners and feel they are the most important aspect of the community.

Q: What do you feel are the biggest misconcep-tions regarding Community Management and the Meadows hoa or hoa’s in general?A:  I think the biggest misconception is that the Community Manager or the HOA are out to get homeowners.    That could not be further from the truth, we enforce the rules and

regulations that keep the community looking its best.  For many homeown-ers, it is those rules and regulations that encouraged them to purchase within an HOA.  By spending time in the neighborhoods on a regular ba-sis, we are able to ensure that property values remain steady.  Blighted areas quickly see the market values tumble.  The HOA serves to protect the values within the community.  It is not an easy job and I certainly understand that sometimes there are situations be-yond a homeowner’s control, which is why we are here to help and will work

with residents to help find answers or solutions. 

Q: What do you think we are doing right here in the Meadows vs. other neighborhoods and what can we improve on in the years to come?A:  The Meadows is a great area!  Having been around the Town of Castle Rock since 2000, I have certainly seen The Meadows grow and change.  There is a strong sense of community and that is one thing being done right without a doubt. I would highly encourage that residents work to continue those efforts.  As the community grows, the strong sense of neighborhood can sometimes be lost.  Each of the neighborhoods within The Meadows has such a unique story and identity.  Homeowners should continue to emphasize that in whatever ways possible, be it the vibrant paint colors on the home or the landscape designs that complement the architecture of the area.  It is things like this that set The Meadows apart from other HOA’s.Another opportunity for the future is to get involved.  There are always volunteer opportunities in various positions with the MNC.  The residents shape and mold the community.  Let your voice be heard and make an impact.

WELCOME Kids R Kids to The Meadows…parents know, it is important to keep developing children engaged and continually learning throughout their preschool years in a safe, loving environment with well-trained, quality teachers.

Aside from offering an array of programming for infants, toddlers, preschoolers and beyond, the facility will also be a source of jobs here in The Meadows. In January they will be hiring both full-time and part-time personnel such as teachers, teacher’s aids, management, and additional employees to help with food preparation and transportation. For those interested in applying, Lawrence and Cathy recommend keeping a close eye on the kidsrkidscastlerock.com website throughout January.

Wsometime in mid-February a valentine wrapped in a hug will be unveiled for families here in The Meadows. The impressive multi-million dollar facility located just west of the AMC movie theaters is called Kids R Kids Learning Center. It will be the first of its kind here in Colorado and is owned by veteran operators Lawrence and Cathy Paulson.

The Paulson’s first started their affiliation with the Kids R Kids organization because their son, Brett Paulson, had attended one of the schools at the time and they really appreciated the preschool education he was obtaining and how much they cared for the students. As all

Homeowners are welcome and encour-aged to attend. Most Board meetings are held on the first Thursday of the month and in or-der to accommodate different homeowner schedules, there are both afternoon and evening meeting times. ThE mnC GovERnanCE and voLUnTEER oPPoRTUnITIES To SERvEEvery spring, Delegates are elected to represent homeown-ers in their respective District. There are a total of six dis-tricts in The Meadows Neighborhood Company. Delegates serve a one year term and in their role as Delegate, they ap-prove the Budget and elect homeowner representatives to the Board of Governors.

According to the Bylaws of the Association, The MNC is also issuing a call for nominations from anyone interested in run-ning for the Board of Governors for a two-year term from June 2015 through May 2017. The deadline for nominations is February 1, 2015.

The criteria for a Governor shall be a natural person who is eighteen years of age or older. Except for any Governor appointed by Declarant pursuant to Section 3.4, a Gover-nor must be an Owner of a Privately Owned Site within the Neighborhood Company Area or, if the Owner of any such Site is a partnership, corporation or other entity not a natural person, must be an authorized agent of such partnership, corporation or other entity. If a Governor conveys or transfers title to his Privately Owned Site, or if a Governor who is an au-thorized agent of a partnership, corporation or other entity ceases to be such authorized agent, or if the partnership, corporation or other entity of which a Governor is an agent transfers title to its Privately Owned Site, such Governor’s term as Governor shall immediately terminate and a new Governor shall be selected as promptly as possible to take such Governor’s place. A Governor may be re-elected and there shall be no limit on the number of terms a Governor may serve.

Candidates for the Board of Governors must be available for an interview by the Nominating Committee prior to February 14, 2015, and be able to attend the Annual Delegate Meet-ing and Annual Board of Governors Meeting on May 7, 2015, 6 p.m. and 7 p.m. respectively.

fREE ExTERIoR PaInTInG CLaSS March 26 offered for Meadows residents Let’s face it; walking into a paint store with the thousands of paint colors to choose from can be a daunting task. Staring back at you are the brightest shades of colors with little guidance on how to put them together.

Ultimately, in the larger scheme of things, streetscapes, blockscapes and elevations are some of the most artful, foundational elements of a livable community. Please join the professional color-ists of Mandil Inc. who specialize in guiding you from color chaos to a stylish and enduring color scheme for your home. Because Mandil Inc.’s color consultants are educated in design profes-sions—architecture, interior design and space planning— their sense of color is grounded in classic design principles that live on gracefully from one generation to the next.

Join Mandil Inc.’s color professional at The Grange on Thursday, March 26 at 6:00 p.m. for a hands-on training to take the thousands of options at the paint store and make them customizable to your home. Bring your home photos, paint chips, and ideas for expertguidance on the perfect exterior palette.

Due to limited space, pre-registration is required to attend this class by calling 303-814-2358. You will be assigned an individual appointment time for you to meet with the color specialist that evening to assist you with exterior color selections on your specific property.

The MNC Architectural Guidelines require homeowners to seek Architectural approval for new and existing house painting projects. Colors must coordinate with the stone, brick, stucco or other ex-terior materials on the home and must be compatible with the color palette in your neighborhood. Please remember, the main body colors cannot be the same as homes adjacent to yours or the homes’ located directly across the street from yours. A home “across the street” is any home with a portion of its front property line across the street from a portion of your front property line. Along

curves and in cul-de-sacs more than one home may be “across the street” from your home. The color matrix of the home must be main-tained. For example, if you have a home with two body colors, you are not permitted to change to only one body color. Homeowners desir-ing to have their color selections approved during this event or for individualized expert guidance on the perfect exterior palette choices, please bring the completed Archi-tectural Review Application, as well as developed photos of the current exterior colors on your home and developed photos of the homes adjacent to and across the street, indicating where each of the homes exists with relationship to yours.

An Architectural Committee mem-ber will be on hand to work with homeowners on approval of your color selections. This on the spot exterior color painting approval is only for those in attendance at the color workshop, and does not extend past this one-time event. loVe & loGIC ParentInG seMInarLove and Logic is a philosophy founded in 1977 by Jim Fay and Foster W. Cline, M.D. that has become a leading approach by educators, parents and professionals worldwide and will now be offered at The Grange. Love and Logic is a way of working with children of all ages, even teenagers, to put parents back in control. It teaches children to be responsible and prepares young people to live in the real world, with its many choices and consequences. This class is taught by Love and Logic facilitator Shauna Rusovick, who has been teaching these classes since 2005. Participants will take a 12x12 cradled birch board canvas, prime it, and then paint on the background color. Once it dries we’ll do some “smudging” to get the look of chalk on the background. We’ll then sand the edges to distress it and use a stencil to add our wording to the sign. You can choose your stencil design from one of the two patterns in the example picture. thInGs to KnoW before you Get started: 1. Approval is required for new and ex-

isting house painting projects. (Yes, even you are using the same colors to paint your house pre-approval is required)

2. The colors you choose must coor-dinate with the stone, brick, stucco or other exterior materials on your home and must be compatible with the color palette in your neighbor-hood.

3. The main body color cannot be the same as homes adjacent to yours or the homes located directly across the street from yours. (Note - more than one home may be “across the street” from your home.)

4. The color matrix of the home must be maintained. For example, if you have a home with two body colors, you are not permitted to change to one body color.

reMeMber, enJoy your holIday lIGhts for the season As per Section 39 of The MNC Ar-chitectural Guidelines, Holiday and Seasonal Decorations: Approval is not required. Seasonal and holiday decorations must be removed within

one month of the end of the season or holiday.

PaInt surVey underWayAs homeowners may already know, staff is in the process of conducting the an-nual paint survey of the Meadows. Staff looks for issues such as fading, spotting, flaking, thinning, bleed through, and dis-coloration. Inspections are conducted from the road or trails, and are complet-ed to maintain curb appeal throughout the community. Letters are sent during the late fall and early spring, in an effort to give homeowners time to budget for the expense. Please know that paint let-ters may be sent at other times through-

out the year, if circumstances call for it. It is always a good idea to paint every few years for preventative maintenance, as paint can deteriorate within three to four years given the various weather conditions we experience. A fresh coat of paint will help keep your home, and the neighborhood, looking its best. Look for information on a special exterior painting class being offered on March 26 to help with the daunting task of selecting new paint colors should you be looking for a change.

ChoosInG your PaInt Colors:1. The MNC may be able to provide you

with the original paint colors of your home.

2. The MNC does not have set colors you must choose from. Exterior colors trend and therefore the MNC allows homeowners to select colors other that what currently exist. However, color selections must be compatible with your streetscape and specific neighborhood.

3. If you are finding choosing a new color palette difficult, the MNC recommends that you consult an exterior color consultant. You may also find pre-selected color schemes suggested by paint manufactures helpful.

Priority 1 Streets classified as arterials, major col-lectors, commercial/industrial and com-mercial business areas. These typically are high-volume streets that connect major sections of Town and provide ac-cess for emergency fire, police and medi-cal services.

Priority 2 Streets classified as minor collectors and school bus routes or roads providing access to schools.

Why do you do that, and when are you going to clear it?A: When we plow streets, some snow will end up on your driveway and, possibly, your sidewalks. We know this can be frustrating, but it sometimes is an unfor-tunate and unavoidable result of snow-plowing. To avoid this, shovel the snow from your driveway and sidewalks into your yard, because any snow you place in the street may wind up being plowed back onto your driveway or sidewalk.
