0.0 INTRODUCTION

0.1 GENERAL NOTES AND CONDITIONS

A. Scope The following specifications have been prepared in accordance with Owner approved design

schemes and budgets by OLC for the following areas of the project: All interior paces

B. Item Mark The item mark is a code number used to locate each item on a furniture, finish or reflected ceiling

plan.

C. Furnishings & Finishes Legend

D. Item Specification Items which have been specified by manufacturer shall be commercial quality and purchased as

such. The manufacturer's specifications and standards are to be considered a part of this package and reference to catalog numbers or designations shall be understood to include all identified particulars by that number unless modifications are noted.

E. Item Substitution

Any substitution of a specified item must be approved by the designer and the following procedures followed:

1. Any substitutions of a specified product requested by the Owner will be submitted for approval

to OLC and approved only if in character with the design intent. OLC assumes no responsibility for performance of substituted items requested by the Owner, nor responsibility for potential copyright or patent infringement due to said substitutions.

2. Any substitution must meet all applicable federal, state, local or other codes and regulations.

Mockups or sample for flame testing shall be provided by the manufacturer at their expense. Testing and documentation proving compliance shall be the responsibility of the purchasing agent or vendor.

3. Full size samples will be required for all items proposed for substitution.

4. The cost of shipment and return of the proposed substitution item shall be the responsibility of

the purchasing agent or vendor.

5. All samples shall be submitted for the designer's approval before installation or fabrication.

E. Custom Submittals Items which have been specified as custom or bid source shall be commercial quality and require

submission of shop drawings, samples, manufacturer's specifications and/or finish samples to the designer for approval prior to application or fabrication. 1. When field measurements are required for a custom item, they are the responsibility of the

fabricator. If the fabricator is unable to comply with this requirement, it becomes the Owner's responsibility to furnish field measurements.

F. Item Quantity

1. Furniture and accessory quantities indicated on the specifications are per exact floor plan

count and shall be verified by the Owner or the Purchasing Agent.

2. Purchasing Allowance has not been made for spares or surplus unless noted otherwise.

3. Quantities indicated for finishes are based on Interior Designer's estimates and shall be verified by the designated installer.

4. Client and/or its Purchasing Agent are solely responsible for quantities.

G. Flame Spread Certificate

Items requiring Flame Spread Certificates for City Occupancy Permits are indicated on the

specification. Copies of the Flame Spread Certificates should be requested on purchase orders and kept on file by the Purchasing Agent while work is in progress. When work is complete, the certificates should be forwarded to the Owner along with a sample of the material to facilitate identification.

H. Item Availability The items specified in this package require varying amounts of time for manufacture and delivery.

Manufacturing and delivery time shall be verified and coordinated by the Purchasing Agent in coordination with the Owner's schedule.

I. Delivery Identification Each crate, carton and package of furnishings shall be plainly tagged or marked on the exterior with

an identification of the items according to the designer's code as follows:

Example: CG01 Dresser - Long Alternate identification is acceptable if coordinated with purchasing agent.

J. Decorative Lighting All hardwired decorative lighting items specified in this package are to be installed by the General Contractor. The Purchasing Agent is responsible for coordinating delivery of these items with the General Contractor.

K. Fabric Cuttings Purchasing Agent is responsible for receiving fabric cuttings for dye lot & fabric finish treatment approval. Submit fabric cuttings to OLC for approval prior to purchasing fabric.

3.0 CASEGOODS 3.1 CONSTRUCTION SPECIFICATIONS

A. Scope

The Casegood Contractor (referred to as Contractor throughout the rest of this specification) shall construct all cases and provide any and all necessary items needed to complete the job. Workmanship should follow industry practices and be of the finest quality. (AWl premium grade). 1. Contractor is fully responsible for coordination of work with designer's specifications, lead time

quotes to purchasing agent and any other variables affecting fabrication and ready to ship completion of items.

B. General Requirements

1. Bids shall include:

- All items listed separately. - Cost of each item. - Total cost of casegoods. - Total cost of freight. - Total cost of tax.

2. Insurance coverage in amounts meeting with the Owner's approval shall be carried by the

Contractor for the life of the contract, and a certificate of such coverage will be provided to the purchasing agent. This includes, but is not limited to, Worker's Compensation, Property Insurance, and General Liability including products liability, bodily injury and property damage.

3. The Contractor is responsible for submitting shop drawings including elevations showing

dimensions and large-scale details. Attachment devices, hardware and finish samples must also be submitted to Designer unless indicated otherwise. Construction and/or fabrications should not take place until the Designer's approval is received.

4. Site conditions are to be reviewed prior to fabrication. Built-in and built-on site items shall be

field dimensioned. Items shall be the maximum wall-to-wall length possible or evenly sectioned as required. All built-in it3ems must fit tightly and be leveled during installation to coordinate with existing conditions.

5. All finished items are to be blanket wrapped, ready for freight unless directed otherwise by

Purchasing Agent. If Contractor is to supply crating, the Purchasing Agent will indicate this, and Contractor will charge accordingly. Materials and completed items shall be stored under cover in dry, well ventilated spaces, protected from damage, dirt, stains and moisture. 3.10-2

6. The Contractor shall notify the Purchasing Agent immediately in writing if any conditions exist

which will prevent them from producing satisfactory finished work. Contractor will automatically assume responsibility for any unacceptable finished work caused by faulty materials.

C. Construction and Workmanship

1. General Requirements:

a. Casework shall conform to the highest commercial standards, shall reflect details shown on drawings and shall be fabricated in accordance with the Architectural Woodwork Institute as follows: Wood Casework shall be AWl Premium Grade; Plastic Laminate Clad Casework shall be AWl Custom Grade. Wood construction is to be selected, seasoned, kiln-dried, and worm-free lumber.

b. All major joints are to be doubled doweled, glued, and screwed with accurately fitted joints,

corners, and miters. Glue stains are unacceptable. Exposed surfaces shall be free from dents, tools marks, warping, buckling and open joints. Surfaces exposed to view should not be stamped on, printed on or marked with identification labels.

c. Joints shall be splined, mortise and tenoned, tongue and grooved, or double dowelled.

Joints shall be full length blocked, glued, and screwed in two directions, following the best practice of construction. All work shall be carefully corner-blocked, well fitted, glued and reinforced with wood screws. Glued stains are unacceptable. joints on horizontal surface to be moisture proof to ensure against liquid seepage into frame.

d. Hardwood plywood shall be constructed according to the requirements of commercial

standards. All face veneers shall be matched for color and grain to present a uniform appearance. When back veneers are of different species than face, they shall be of the same density and thickness.

e. Drawers to have clean and smooth interiors sanded, waxed and sealed. Manufacturer to

provide heavy-duty wood veneer interior finish, commercial drawer glides with stops. Drawer joints to be even and smooth, dovetailed or dado joined. Manufacturer to coordinate locks and lock sequencing for all casegoods and furniture as required.

f. Interior cavities (i.e. cabinets, shelves, drawers, etc.) are to be fully finished with wood

veneer by manufacturer unless specified otherwise. g. Manufacturer to provide vented back panels and grommet holes for all interior equipment

as required. All sizes and dimensions of equipment to be determined based on specifications.

h. All materials used in the finishing of furniture shall be of the highest quality standard. Each

step of the work shall be thoroughly sanded, smoothed, and cleaned before any finish is applied. Finishes to be of highest-grade catalyzed lacquer resistant to water, alcohol, and chemical stains. All exposed members shall be made to conform as specified, in color and finish. In production, finish needs to be consistent and smooth with no rough edges. 3.10-4

i. Concealed Surfaces are surfaces not normally visible after installation and surfaces less

than 30" above finish floor.

2. Laminating Surfacing Requirements

a. Exposed Surfaces - High pressure laminates with a nominal thickness of 0.05" for horizontal and high usage exposure and 0.028" for vertical and medium usage exposure.

b. Semi-Exposed Surfaces - High pressure laminate, cabinet liner, polyester or melamine

laminated panels (vinyl overlays are not acceptable). Edge treatment is to be of compatible laminate.

c. Joinery and Fastening

Fixed case body members (shelves, bottoms, tops, and rails which are fastened to sides, ends or dividers) shall be joined using concealed dado, dowels or screws. No nails, screws or other fastening may be visible on exposed surfaces but may be visible on semi-exposed surfaces.

d. Hardware

Provide full-extending ball-bearing roller type drawer guides and appropriate hinges, pulls, latches, etc., to provide proper casework function. All hardware is to be reviewed and approved by Interior Designer prior to installation. Also, provide nylon adjustable levelers at base and/or legs.

3. Transparent and Opaque Finish Wood Casework

a. Cabinet Parts Exposed Surfaces include surfaces visible when drawers and opaque doors are closed, areas behind glass doors, bottoms of cabinets 42" or more above finish floor and tops of cabinets below 78" above finish floor. Semi-Exposed Surfaces are surfaces which become visible when drawers are extended, when opaque doors are opened (including backs of doors), bottoms of cabinets more than 30" above finish floor and less than 42", and tops of cabinets 78" or more above finish floor when visible from above. Concealed Surfaces are surfaces not normally visible after installation and surfaces less than 30" above finish floor.

b. Surface Requirements

Refer to casegood specification for wood species. Material grade for exposed transparent finish to be Grade I, exposed opaque finish to be Grade II, semi-exposed transparent finish to be Grade II, semi-exposed opaque finish to be Grade III (Exception: Grade II for panel products), and Grade IV for concealed surfaces (based on AWI grade). Solid wood is required for exposed outside corners and similar abuse locations. Solid wood to be a minimum of 3/4" thick unless noted otherwise (Exception: Drawer sides, backs, and sub fronts may be 1/2" thick and drawer bottoms may be 1/4" thick, U.N.O.). Hardwood veneer plywood complying with 3.10-5 CS3561, Type II; core-veneer, lumber or wood chip may be used in lieu of hardwood in locations not likely to receive physical abuse. Edge treatment for body members, shelves, doors, and drawer fronts to be the same species as face for transparent finishes, and close grain materials for opaque finishes. Edge banding to be pressure glued. All edges must be banded.

c. Joinery and Fastening

Drawers are to be doweled (maximum 2" spacing) and glued and nailed, lock shoulder joined and glued and nailed, or doweled and glued. Exposed case body ends are to be mitered to end (splintered miter or lock miter) and glued, unless noted otherwise. Case body members are to be joined by dado (stop dado if transparent finish), doweled, or screwed (all glued). Stile and rail joints shall be blind mortised and tenoned, doweled, or concealed screwed (all glued).

d. Surface Smoothness Exposed transparent finish surfaces require sanding with paper no coarser than 120 grit. Exposed opaque finish surfaces are to be sanded with paper no coarser than 100 grit. No cross scratches are allowed. Semi exposed transparent and opaque finishes are to be sanded with paper no coarser than 100 grit and with cross scratches not to exceed 1/4".

e. Factory Finishing All casegoods are to be factory finished. Provide the Designer with finish samples of wood (12" x 12") to match finish supplied by Designer. Finish process to be a minimum of two coats of sealer plus two coats of lacquer (30% sheer) unless specified otherwise. Concealed surfaces are to receive one coat of sealer. All horizontal wood surfaces are to receive an alcohol and water-resistant contract sealer.

f. Hardware

Provide full extending ball-bearing roller type drawer guides and appropriate hinges, pulls, latches, etc. to provide proper casework function. All hardware is to be reviewed and approved by Interior Designer prior to installation. Also provide nylon adjustable levelers at base and/or legs.

C. Clean-Up Case pieces are to be readied for wrapping by cleaning to remove minor defects that occurred in production.

D. Guarantee All materials and work provided by the Contractor shall be guaranteed by them against defects in installation, materials and workmanship for a period of one (1) year from date of installation. Any adjustments to the installation, 3.10-6 materials and/or workmanship, shall be made within one (1) year from date of installation at no extra charge. 3.20-1

3.1 APPROVED BIDDERS A. General Note

OLC assumes no responsibility for recommendation. If purchasing agent would like to add to the bid list, submit brochure of proposed new bidders and client reference list to OLC. OLC will require samples as specified.

4.0 UPHOLSTERY 4.1 CONSTRUCTION SPECIFICATIONS

A. Scope

1. The Upholstery Contractor (referred to as Contractor throughout the rest of this specification)

shall construct all frames and upholster same frames and provide any and all necessary items needed to complete the job. Workmanship should follow industry practices and be of the finest quality.

2. Contractor is fully responsible for coordination of work with designer's specifications, lead time

quotes to purchasing agent and any other variables affecting fabrication and ready to ship completion of items.

3. Contractor is responsible for providing purchasing agent with material quantities needed to

complete the job. Contractor is responsible for any discrepancies between quantities quoted and used. Quantity overages in excess of 5% are the responsibility of the Contractor. Any shortages are the responsibility of the Contractor.

retardant treatment. 5. All finished items are to be plastic wrapped and tagged with Designer's item mark code, ready

for freight. If Contractor is to supply crating or blanket wrapping, the purchasing agent will indicate this, and Contractor will charge accordingly. Materials and completed items shall be stored under cover in dry, well ventilated spaces, protected from damage, dirt, stains and moisture. 4.10-2

6. The Contractor shall notify the Owner immediately in writing if any conditions exist which will

prevent them from producing satisfactory finished work. The beginning of fabrication will indicate the contractor’s acceptance of products. Contractor will automatically assume responsibility for any unacceptable finished work caused by faulty materials.

C. Construction and Workmanship General Note: Upholstered goods shall conform to the highest commercial standards and shall reflect details shown on drawings. Parts not specifically identified shall be made of materials most appropriate for their intended use. 1. Frames

All wood construction must comply with AWl "Custom Grade" or better-quality standards.

a. Frame constructed of five quarter, kiln-dried, worm free, hardwood. Hardwoods shall be birch, poplar, soft maple, gum or sycamore.

b. Frame to be reinforced with corner blocks that are glued and screwed to the rail. All major

joints must be double doweled, glued and screwed with accurately fitted joints, corners and miters.

c. Fire retardant construction. d. Provide nylon glides at base and/or legs. e. Glue stains are unacceptable.

f. Exposed surfaces shall be free from dents, tools, marks, warping, buckling and open joints. g. Surfaces exposed to view shall not be stamped on, printed on or marked with identification

labels.

2. Webbing Seats to be of pure jute 4" wide. Back to be of pure jute 3 112" wide. Attach frame as close to 5" centers as possible, tightly stretched, interlaced with I" turnover at ends.

3. Springs

Springs to be hand-tied connecting insulated wire. Seat suspension to be no-sag, 8-gauge sinuous wire. Universal springs to have lifetime guarantees. Tight backs much be constructed with ll-gauge, no sag sinuous wire.

4. Filling

Synthetic hair applied over the burlap and affixed with stitching twine to prevent shifting. Synthetic hair is covered with a muslin cover. The muslin is covered with a fire-retardant barrier fabric, i.e. Burlington's Sandel.

5. Cushions

Constructed of foam or a feather/down pillow with a polydac center core with spring. CMHR foam or equal (meeting Boston Fire Code) to be wrapped with two layers of 8 oz. sewn Dacron and cased in muslin. 4.10-4

Custom pillows or those not produced as standard items shall be preceded by the submission of a preliminary sample. Manufacturer must submit sample to the designer for review and written approval prior to purchasing, manufacturing and installation of total quantity.

D. Clean-up

Upholstered pieces are to be readied for wrapping by cleaning, brushing, etc. to remove lint, wrinkles or other minor defects that occurred in production. Fabric overages shall be bundled, tagged for identification and returned to Purchasing Agent.

E. Guarantee All materials and work provided by the Contractor shall be guaranteed by them against defects in installation, materials and workmanship for a period of one (1) year from date of installation. Any adjustments to the installation, materials and/or workmanship, shall be made within one (1) year from date of installation at no extra charge. 4.20-1
