Neighborhood
The property is easily accessed by Crowder Boulevard, a two-
lane paved roadway that extends from Chef Menteur
Highway to Lake Pontchartrain There also is access by Lake
Forest Boulevard, which runs from Interstate 510 to Mayo
Boulevard and Interstate 10. The area is being revitalized,
including the new 500,000 SF Wal-Mart Supercenter on 11
acres, and the opening of the Methodist Hospital on nearby
Bullard Avenue. Also on Crowder is a new 30,000 SF
development, called the Crowder Retail Center containing
Planet Fitness, Sports Zone, Pizza Hut, and a new Dollar
General store. In addition, Fidelity Bank is just across the
street.

Zoning Currently Zoned C-1
The C-1 General Commercial District is intended to provide appropriate locations for a variety of commercial activities,
generally serving a wide area and located particularly along commercial corridors with a mix of commercial, service, and
residential activities. Areas of the C-1 District are oriented toward pedestrians but also accommodate larger commercial
uses generally accessed by automobiles. There is also an Eastern New Orleans Renaissance Corridor Use Restriction
Overlay Zoning District and a CT Corridor Transformation Design Overlay District.
The Overlay Districts require approval for bars and retail sales of alcohol. The purpose of the CT Corridor Transformation
Design Overlay District is to provide for design review for projects in corridors that are located in Eastern New Orleans, on
the West Bank, and in Lakeview and Gentilly. The corridors in Eastern New Orleans also include I-10 and its service roads.
Existing development along these corridors is typically suburban in character and auto-dependent, and vacant and
