Interestingly, the figures also showed that the unit market across the Coast was equally as strong with double digit growth recorded in the key unit markets of Maroochydore, Alexandra Headland and Mooloolaba. The number of huge infrastructure projects currently under way on the Sunshine Coast and the strengthening economic conditions has seen much of the Sunshine Coast now reap the benefits of migration shifts from the capital city markets across the country. The Maroochydore market continued its strong growth trend, as per the previous two years, to again show an increase in the median sale price of housing in 2017 of 15.1%. This is off the back of growth of 4.83% in 2016 and 10.33 % in 2015. These figures accounted for an average growth rate of 10.09% per annum over the last 3 years in the Maroochydore housing market. The unit market also continued to strengthen, with 10.5% growth in 2017 for a 3-year average of 7.48% per annum increase in median prices. With the growing infrastructure across the Coast and a tightening of supply, these figures show no signs of slowing just yet. In 2015, there were 192 homes sold in Maroochydore, this figure reduced to 172 in 2017, whilst 2015 saw 565 apartments sold. In 2017 there were just 415 sold, this highlights the tightening supply in a market gaining popularity across the country.

Alexandra Headland showed growth consistent with Maroochydore, with 15.75% growth in Median house prices recorded in 2017. This is the fifth consecutive year of strong price growth in the Alexandra Headland housing market, with a 3-year average growth figure now sitting at 10.2% per annum. The unit market was also very strong, with an incredible 14.04% growth in median prices for 2017 - this was also the fifth consecutive year of strong growth for this market.

The 3 year average currently sits at 7.37% per annum increase in median prices for the unit market. Over the last 3 years, unit sales have increased from 162 in 2015, to 188 in 2017, which again shows the strength in this market. The volume of sales in the housing market remained steady with 52 sales in 2015 and 45 in 2017.

Mooloolaba showed one of the strongest unit markets on the Sunshine Coast, along with Alexandra Headland. The median unit price in Mooloolaba rose 12.9% in 2017, for the fifth consecutive year of growth. The 3-year growth for Mooloolaba units sits at a 7.07% per annum increase in median prices. The Mooloolaba housing market is always one of the more actively sought-after markets, median prices rose 4.62% in 2017, with five consecutive years of positive growth now recorded. The 3 year average for Mooloolaba housing sits at 6.10% per annum growth. The supply in this market was particularly tight in 2017, with only 76 house sales recorded compared to 108 in 2016. 255 unit sales were also recorded in 2017, down from 346 in 2016. Growing demand in this market, along with a distinct shortening in supply, should ensure good growth throughout 2018.

Mountain Creek bounced back very well in 2017 off a slight decrease in 2016. Sales data has shown an increase in median house prices for Mountain Creek of 7.81% in 2017. Sales volumes have tightened considerably in this market, with only 209 homes sold in 2017, compared to 271 in 2015. This means that with more and more buyers trying to enter this market, they have fewer choices of housing, creating ongoing upward pressure on prices.

The unit market remained quite stable in 2017 off the back of some exceptional figures for 2014 to 2016. Again, supply was very tight with just 40 apartments sold in Mountain Creek in 2017 compared to 114 in 2015. The 3 year average rose 4.15% per annum for housing and 7.95% per annum for units over the last 3 years.

Brightwater has genuinely become a stand alone real estate market and highly sought after precinct. A growing infrastructure and fantastic proximity to all the Coast has to offer, the demand for Brightwater has continued to grow steadily throughout 2017. In 2017 there was 107 homes sold in Brightwater, down slightly from 140 in 2016. The decrease in volume was due only to a tighter supply as more buyers have had fewer homes available to choose from. This decrease in supply saw significant upward pressure on prices with a lift in median house prices of 13.73% recorded for 2017.

Whilst median house prices have remained quite sable in 2015 and 2016 the three year average stands at an increase in median house prices of 3.06% per annum. The unit / townhouse market has been very strong with a number of great complexs in the Mainwaring collection sold in the past 18 months. Throughout 2017 the only recorded data for unit sales was primarily resale data, with the new sales data that will stem through this year set to provide a strong increase in median prices in the Unit market. Certainly a case of watch this space as a recent sale of townhouse at $480,000 by our office indicates. All in all Brightwater has been a strong performer and with record low stock levels at present, this is a suburb that is set to shine again in 2018.

BIRTINYA

Birtinya continues to evolve as one of the hottest new precincts on the Sunshine Coast. The release of the plans for a new town centre and the completion of the University Hospital meant that Birtinya finished 2017 very strong. There was a total of 48 houses sold in 2017, up from 31 in 2015 with an increase in median prices of 10.02% in 2017. In 2015, there were 49 apartments sold in Birtinya, mainly due to new complexes settling for the first time throughout 2015.

In 2017, there were 19 apartment sales, with prices remaining quite steady and recording the fourth year of modest yet positive growth. The 3-year average growth figures for median house prices sits at 8.77% per annum and 2.55% per annum for the unit market. With major infrastructure projects planned in 2018 and 2019, this market is set to continue to be in strong demand.

Palmwoods has continued to be a very stable and strong housing market over the past 5 years. The 3-year average growth in median house prices shows a figure of 4.62% per annum. In 2017, the area recorded a rise in median house prices of 6.12% following on from a rise of 8.17% in 2016. The me-dian house price rose above $500,000 for the first time last year, with the median price now sitting at $520,000. The unit market is quite a small market in Palmwoods with just 1 recorded unit sale in 2017. There was a total of 113 homes sold in 2017 across Palmwoods, with demand for the area growing consistently moving forward.
