Make An InvestmentIn Your Future!

First time home buyers can easily be overwhelmed by the process ofbuying a home. In addition to the legal hurdles associated with purchasinga home, the stress of committing such a substantial amount of money canlead to some sleepless nights.

If you are shopping for a home today, be sure to:✓ Establish your price range

✓ Pre-qualify for a mortgage

✓ Beware of deals thatsound too good to be true

✓ Compare apples to apples

✓ Research rates and taxes

✓ Expect to pay closing costs

✓ Consult real estate professionals

And remember, at the end of the day, the decision to buy a home is apersonal one that needs to factor in your ownfinancial situation and lifestylepreference. While historically, real estate has usually appreciated in valueover the long term, no one can predict the perfect time to buy.

When shopping for a home for the first time, buyers should expect theunexpected. However, the surprise element can be reduced if buyers dotheir homework before beginning the buying process.

Four Simple Rules for Perfect Exterior PaintingIf you want professional-looking results when painting exterior wood, approach the projectas if you were a professional painting contractor. That means following four simple rulesthat come second nature to experienced painters.

1. Take time to prepare the surface properly. This is where a lot of inexperienced painters go wrong. It’s important to fight the urge to start painting as soon aspossible. Even the best paints can fail if they’re applied toa poorly prepared surface. Before beginning to paint, cleanthe surface thoroughly. This can be done with rented power-washing equipment or by scrubbing with a long-handledbrush using plain soap and water.Afterward, remove any remaining loose, flaking, or peelingpaint by scraping or wire-brushing. Next, sand down roughedges on the old paint, as well as areas where the paint isglossy. Finally, brush off the dust and particles left from thesanding and scraping. Then sand and prime any areas wherethe wood is bare.

2. Buy top quality paint. To get the best-looking and longest-lasting paint job, it’s important to use the highest gradeof paint. On wood and many other exterior surfaces, top quality 100% acrylic latex paint isthe best choice. Because these paints contain more solids than run-of-the-mill paints, theyform a thicker, more durable paint film. What’s more, they hide better, so they’ll often con-ceal the old paint color in fewer coats, saving a lot of extra work ... and saving money, too.Top quality100% acrylic latex paint also has better adhesion, so they get a better grip on a properlyprepared surface, and they remain flexible, so they can expand and contract with changingtemperatures. These attributes help top quality paints resist peeling and flaking, which addsto the life expectancy of the paint job. Top quality 100% acrylic latex paints typically last10 years or more, compared to three or four years for lower quality coatings. So, they area much better value in terms of cost per year of service — no small consideration in thesetrying economic times.

3. Use quality brushes and equipment. For the best results when applying top quality paint, use quality brushes and accessories.Better quality equipment makes the work easier and helps apply the paint in a thicker, moreuniform coat for a better-looking paint job. Homeowners should choose brushes that arewell-balanced and springy, with multiple lengths of split bristles packed tightly in a 1/2 to1’’ thickness on a standard 4’’ brush. When working with latex paints, it’s important to usebrushes with synthetic bristles — ideally, polyester. Polyester bristles will hold their shapeand maintain the proper stiffness regardless of the amount of water they encounter.

4. Paint in the right weather conditions. After you have your quality paint and tools in hand, choose the right type of day to applythe paint. Doing so will enable the paint to form a tough, durable, protective film.

It’s best to do exterior painting in mild weather, ideally when temperatures are above 500 F,and when the wind isn’t strong. On very hot days, try to avoid painting in direct sunshine, since surfaces sitting in direct sun can be 10 to 200 hotter than the air temperature. One wayto cope with this and still keep the job moving is to paint on the shady side of the house.

The four rules for perfect painting involve a lot of common sense and take a little self-dis-cipline. But, if you follow them, you’ll be rewarded with a beautiful, professional-lookingpaint job that will last for years.

1. Price your home to sell: In the good times there are plenty of buyersin the market and lenders are offering competitive rates. But these aren’tthe good times, so do your research. Find out what houses in your area areselling for and what they have sold for in the past.2. Don’t force your bad taste on others: There’s a reason property showstell you to neutralize the colors. Assume that prospective buyers have noimagination and can’t see beyond garish colors.3. Lose the junk: Don’t treat the viewing like an assault course ... buyersdon’t want to step over old newspapers and slip over dog droppings! Clearaway anything that detracts from the viewing. You need to give each of therooms the feeling of spacious living. Remove any oversized furniture thatmake rooms feel claustrophobic.4. Fix your house: Leaking toilets and loose tiles give the impression thehouse is a high maintenance nightmare. Fix them. If you don’t have thetime, get a handyman to do it. You will lose more value on the house thanthe cost of fixing the problems.5. Be ready to move in a short time: Have all your plans in place. Getquotes from removal companies and short term storage sites. Be preparedto rent a home for a short term so that you are not caught in a chain.

BUYING A HOUSERight on TargetWHY OWN A

HOME?Some people like the flexibility that

comes with renting. When yourent, you can live in a

neighborhood for as little oras long as you want. You’re also

free of most maintenanceresponsibilities — your landlord

usually handles repairs.

Yet there are many reasons for owning a home.

1. Build EquityIn the early years of most mortgages, the majority of your monthly payments gotowards interest on your loan. Over time, an increasing amount of the monthly pay-ment goes toward reducing mortgage balance, or “principal”.As you make payments, you reduce the principal and increase your share, or “Eq-uity”, in your home’s value. If your home increases in value through appreciation, your equity will build even faster.Building equity — or savings — in your home is important. For many people, it letsthem plan for retirement and other future goals.

2. Gain Tax AdvantagesYou are allowed to deduct mortgage interest and property taxes from your federalincome tax and from some states’ income tax. These deductions can mean signifi-cant tax savings, especially in the early years of the mortgage when interest makesup most of the monthly payment. After calculating your taxes, you may find that it’s cheaper for you to buy than torent.

3. Rely on Payment StabilityIf you select a fixed-rate mortgage, you will pay the same monthly principal andinterest payment for the term of your loan. Unlike renting, this type of payment willremain the same month after month, even when inflation leads to higher prices. However, your total monthly housing expense could vary if tax and/or insuranceexpenses change.

4. Gain a Sense of CommunityOwning a home involves you in the welfare of your community. You may feel agreater sense of belonging and permanence by owning your own home.

Pros and Consof Rentingvs Buying

Pros of Buying a Property1. The mortgage interest payments and property taxes

are deductible.2. When your property increases in value you will make

a profit on an asset that you couldn’t afford to fullypay for in the first place.

Cons of Buying a Property1. You have the responsibility of maintaining the

property. This could drain your resources, energyand time.

2. On average you have higher monthly costs whenyou take into consideration the property taxes andinsurance.

3. You can’t move as freely as you can when you rent.

Pros of Renting a Property1. For the same cost every month you can generally

afford a larger space when you rent than when youbuy.

2. You have the flexibility to upgrade or downgrade thequality of your rental property as your own financialhealth improves or declines.

3. You have more discretionary money to spend sinceyour money isn’t tied up in the rental property.

Cons of Renting a Property1. There is a risk that you will have to move when the

landlord sells the property.2. You won’t have as much freedom to decorate or

renovate the rental property.3. Rental payments are not tax-deductible and you

cannot financially tap into the value of the rentalproperty.

TOP THINGS TO KNOW WHENBUYING A HOME

1. Don’t buy if you can’t stay put.If you can’t commit to remaining in one place for at least a few years, then owning is probablynot for you, at least not yet. With the transaction of buying and selling a home, you may endup losing money if you sell any sooner - even in a rising market. When prices are falling, it’san even worse proposition.

2. Start by polishing up your credit.Since you most likely will need to get a mortgage to buy a house, you must make sure yourcredit history is as clean as possible. A few months before you start house hunting, get copiesof your credit report. Make sure the facts are correct, and fix any problems you discover.

3. Aim for a home you can really afford. The rule of thumb is that you can buy housing that runs about two-and-one-half times yourannual salary. But you’ll do better to use one of the many calculators available online to get abetter handle on how your income, debts, and expenses affect what you can afford.

4. If you don’t have a downpayment, you may still qualify for a loan. There are a variety of public and private lenders who, if you qualify, offer low-interest mort-gages that require a down payment as small as 3 percent of the purchase price.

5. Buy in a district with good schools. In most areas, this advice applies even if you don’t have school-age children. Reason: whenit comes time to sell, you’ll learn that strong school districts are a top priority for many homebuyers, thus helping to boost property values.

6. Get professional help.Even though the internet gives buyers unprecedented access to home listings, most new buy-ers (and many more experienced ones) are better off using a professional agent. Look for anexclusive buyer agent, if possible, who will have your interests at heart and can help you withstrategies during the bidding process.

7. Choose carefully between points and rate. When picking a mortgage, you usually have the option of paying additional points - a portionof the interest that you pay at closing - in exchange for a lower interest rate. If you stay in thehouse for a long time - say three to five years or more - it’s usually a better deal to take thepoints. The lower interest rate will save you more in the long run.

8. Before house hunting, get pre-approved.Getting pre-appoved will save yourself the grief of looking at houses you can’t afford and putyou in a better position to make a serious offer when you do find the right house. Not to be con-fused with pre-qualification, which is based on a cursory review of your finances, pre-approvalfrom a lender is based on your actual income, debt and credit history.

9. Do your homework before bidding.Your opening bid should be based on the sales trend of similar homes in the neighborhood. Sobefore making it, consider sales of similar homes in the last three months. If homes have re-cently sold at 5% less than the asking price, you should make a bid that’s about 8 to 10% lowerthan what the seller is asking.

10. Hire a home inspector.Sure, your lender will require a home appraisal anyway. But that’s just the bank’s way of deter-mining whether the house is worth the price you’ve agreed to pay. Separately, you should hireyour own home inspector, preferably an engineer with experience in doing home surveys inthe area where you are buying. His or her job will be to point out potential problems that couldrequire costly repairs down the road.

As anyone who has shopped aroundfor a mortgage knows, it’s extremelydifficult to compare one lender’soffering with that of another lenderbecause the upfront fees vary somuch and are not guaranteed. Lend-ers can and sometimes do, add orinflate fees in the eleventh hour of atransaction.

The U.S. Department of Housing andUrban Development (HUD) has beenworking on regulations that promiseto simplify the mortgage processand save consumers as much as$1,000 off a typical mortgagetransaction. When such rules willbe rolled out, if ever, is still anyone’sguess. With no regulation in sight, borrowers should consider thesestrategies for keeping their closingcosts in check.

Get friendly with your current lenderIf you’re looking into refinancing, thefirst call you should make is to yourexisting lender, who already hascritical information about you andyour house on file. Since you have arelationship, a streamlined processmight be possible. This can save youa lot of extra paperwork and moneyon everything from application feesto appraisal fees.

Closing costs are certainly a consid-eration for both new loans and refi-nancing, but keep the big picture inview. It’s important not to lose sightof what your first priority should be -getting the lowest rate possible.

The difference between payingsay 6 percent and 5.5 percent on anew loan ads up to nearly $23,000in total interest on a $200,000 30-year loan. If you have to pay a fewhundred dollars in closing costs to

get that rate, you can be assured it isa worthy investment.

It may even be worth it to pay apoint up front in order to lock inthe lowest rates. If you can knockyour rate down to 5 percent onthat $200,000 loan by payingan extra point ($2,000) up front.Consider that you will cut $62 offyour monthly payment and about$22,000 from total interest by goingfrom 6 percent to 5.5 percent, itmakes sense as long as you plan tostay in the house long enough torecoup those upfront costs.

If you’re short on cash, you mightconsider rolling the closing costsinto your loan. You’ll want to factorin how much more you’ll pay eachmonth as well as in interest over thelife of the loan.
