UMIST, which lies at the heart of the site, is currently home to the University of Manchester’s engineering department and was built on the site of old Victorian factories. The 1960’s Brazilia inspired campus is currently under consideration for either listing or conservation due to its coherent historical character. The University’s Engineering department will relocate in 2018 leaving the site empty. In 2036 HS2 is going to link Manchester to London with fast rail and is predicted to create an influx of commuters into Manchester as well as up to 40,000 jobs.
A series of other buildings surrounding the site, some in use and some abandoned (Mayfield train station) and almost all Victorian in origin, have been identified as suitable to be redeveloped to enable the re-engagement of the site with the rest of the city and the UK.

To address the physical barrier to pedestrian traffic created by London Road and the Mancunian Way, they have been raised by a total of 19m above grade to allow pedestrian traffic to pass freely underneath.

To solve the issue of the London Road/Mancunian way junction 3 engineering solutions were proposed
1. Tunnelling London Road: Deemed impossible due to Manchester inherent topography and high water table due to the presence of the river
2. Bridging London Road: Though it solves the immediate issue, the influx of commuters predicted by the arrival of HS2 is likely to rapidly saturate the bridge capacity.
3. Raising London Road and the Mancunian way: Being the best long term solution as well as most cost effective this solution was chosen. It also has positive impacts on CO2 emissions as it helps effectively manage traffic flow as reduce congestion and stop-start driving. road cross section//

The old Victorian station is a grade 2 listed building. It has been redesigned as a freight station to provide freight transport for goods produced on the new site. The Victorian elements of the building have been preserved throughout the existing structure and the extension.

The inherent topography and landscape of the UMIST site was utilised to separate industry from research labs by continuing the level of Altrincham Terrace throughout the site to create an underground superstructure where light industry can be based. It was decided to base the heavier manufacturing nearer the Mayfield freight station and other infrastructure such as the Mancunian Way so as to best utilise them.

Densification of the site has been achieved by providing new architecture in spaces opened up in the site increasing the number of SME’s that can be gathered within it. The market place has been designed to fuse industry and society reflecting the philanthropic education provided by the Industrial Revolution’s socialist factory owners. This has been ensured by providing the necessary space and infrastructure for both with training centres built inside the site to enable an industry lead “pull” type education system. This proposed system counters the existing “push” educational system in place where uninformed decisions by parents creates the demand for courses instead of the industries needs driving demand.
The site also facilitates increased links between different companies and between industry society and technological resource thus increasing and speeding up technological innovation.
