The creation and execution of annual budget plans is central to all companies and public institutions.

MainManager‘s Maintenance module makes it possible to:

It is standard practice to examine the property‘s history before the plans can be created. The following aspects need to be taken into account and viewed, for each respective property:

A Tasks A Work orders A Incidents A Building inspection results A Cost estimations A Actual cost

This gives the user an overview of each property´s history and condition and provides all the information needed to start creating the plans.

Once the plan has been approved the amount of funding allocated to each property is established. This amount can then be divided between tasks and work orders on the given property.

Preventative Maintenance

A budget is created on a yearly basis and can be divided into months, giving the user a good overview of expected outlay. MainManager makes it possible to monitor the cost figures for work orders, tasks, buildings, floors, rooms, sites, site groups and the overall plan so that expenses do not exceed the budget.

All previous jobs and expenses are easily viewable, facilitating cost estimates for new jobs. Work orders are issued for tasks and their cost is estimated (allocated funds). The project manager can at all times view the funds allocated and remaining funds without waiting for cost to be registered by accounts. All figures for actual costs can be obtained from accounts as required.

As cost is collected from building parts, benchmarking data is gradually created for the operating and maintenance costs, which in turn can be used for the future planning and assessment of operating costs for new and existing buildings. The summary in Task handling shows estimated costs for the property in question, the property group and the overall plan, giving a good overview of the status of the plan, allocated funds and actual costs.

More and more institutions and companies have been setting up helpdesks to collect incidents (suggestions, requests and complaints) from their internal and external customers.

Both private companies and public institutions need to have access to all incidents and work orders created by building staff, building supervisors or the general public. MainManager makes this possible by allowing incidents to be registered directly into MainManager through:

A a browser, A an app or A E-mail, or A from a building management system or A an energy monitoring/measurement system

MainManager also makes it easy to manage or create work orders from these incidents and assign them to in-house technicians or external service providers.

MainManager has an extensive and flexible system for asset registration and asset management, giving the user the possibility of registering a variety of assets.

Technical systems or parts of them can be connected to buildings, floors, rooms, open areas and streets manually or by importing them to MainManager as interactive drawings or BIM models.

Many types of information on the assets need to be available during daily operation. This information is connected to the relevant assets within MainManager so that the user can easily access it. This includes information such as:

For a company to perform well it is imperative to set measurable goals at each level within the company.

In MainManager the input data can be converted into KPI reports, making it possible to view developments and trends in real time, through graphs and lists, providing a snapshot of the current performance.

Project ManagementMainManager‘s project management module was developed in close cooperation with customers with extensive experience in property management and is based on proven project management diciplines.

QuestionnairesIt is possible to link questionnaires to work orders and deviations. They can then be sent to different parties in order to gather information on a specific topic. They can for example be used to measure customer satisfaction or to find out why a particular malfunction has occurred.Process Portals

Some processes contain portals with informa-tion on specific topics, such as:

These portals allow specialist property inspectors to monitor and plan the operation and maintenance in relation to each of these aspects in a stand-alone environment. Information from portals is also available through the MainManager interface. It is possible to carry out a risk analysis for each of these categories, which can then be taken into account in the planning phase.

BIM IntegrationWhen a BIM model is ready it‘s data can be imported into MainManager. When the data has been imported a 3D representation of the BIM model is visible within the MainManager application.

Interactive drawingsMainManager makes it possible to register and locate information through GIS (Geographic information system) maps and CAD drawings.

Lifecycle ModelingThe LCC model is based on defined condi-tion levels and priorities. When they are met, MainManager can calculate the expected cost for maintenance of a given object.If financial resources have been allocated to the maintenance of an object, MainManager can calculate whether the predefined goals for condition levels can be met or not.
