    building in Torontos ul-tra-luxury condominiummarket. Ater a decade o ongo-ing development, Canadas larg-est city continues to transorminto a sophisticated metropolis

    where those with a taste or thebest in luxury living can enjoymore choices than ever.

    The range o options broad-ened even urther last year withthe launch o six new luxurydevelopments, namely theAvenDale by Minto, YorkvillePlaza, Exhibit, 36Hazelton and133 Hazelton. The Residences atthe Ritz-Carlton also opened oroccupancy last year the citysrst condominium residenceanchored by a ve-star hotel.

    Overall, the condo market

    in Toronto was very strong in2010, says Ben Myers, editor andexecutive vice president at Urba-nation, a Toronto research rmthat ocuses on the condomini-um market. As a result, we sawbuilders bringing in these newluxury developments in 2011.

    A number o other much-awaited projects are also expect-ed to be ready or move in this

    year, including the Four SeasonsPrivate Residences, Pears on theAvenue and Shangri-La Toronto,another ve-star hotel and con-do project. The condominiumsat Trump International Hotel &Tower Toronto, which opened itshotel operations last month, arealso scheduled to welcome itsresidents later this year.

    For luxury condo buyers, theseand other developments add upto not only more, but also muchbetter, choices.

    Its an interesting time in theToronto luxury market becauseall these major hotel brands andhigh-end condo projects areunder development at the same

    time, say Mimi Ng, vice presi-

    dent o marketing at MenkesDevelopments Ltd., whosehigh-end portolio includesFour Seasons Private Residencesand Pears on the Avenue. And

    within a short span o 12 to 18months, youre having all thesebrands deliver at around thesame time.

    Another notable eature oTorontos expanding luxurycondo market, says Ms. Ng, is thegeographic distribution o theprojects. While a ew are concen-trated in the Yorkville area, therest are scattered throughoutToronto, in highly prized neigh-bourhoods such as the Annex,Forest Hill and Lawrence Park.

    As the luxury market contin-ues to develop, buyers will have

    more options not only when itcomes to brands, but also whenit comes to location, says Ms.Ng.

    Barbara Lawlor, presidentand broker o record at BakerReal Estate Incorporated theexclusive listing broker or theResidences at the Ritz-Carlton says the arrival o ve-star hotelbrands has had a tremendousimpact on Torontos real estatemarket. For builders, it hasraised the bar or what it meansto develop a true luxury project.For buyers, it is a sure sign thatToronto is, nally, coming o ageas a world-class city.

    Theres certainly no shortageo buyers in this rareed market.Ms. Lawlor says she continues

    to see great interest in luxurycondos among business people,

    young proessionals and babyboomers. The latter group, inparticular, is driving the demandor high-end homes right in thecity.

    Traditionally, we have seenluxury products accounting

    or about eight per cent o the

    condominium market, she says.I am optimistic that will grow todouble-digits as more boomersinherit their parents wealth.

    Ms. Lawlor also notes a grow-ing interest rom buyers abroad.

    There is a great deal o in-ternational interest in Toronto,and not just rom people whoare looking or a second, third orourth home, or an investmentproperty, she says. Interna-tional buyers are being drawn bythe prestigious hotel brands andby Torontos global reputationas an economically conservativecity, where the banks have doneso well in taking us through therecession that has hit the worldso hard.

    With a number o the citys

    large-scale projects now close tocompletion, and several more such One Bloor and Bisha Hotel &Residences set to nish withinthe next two years, the market isnow shiting towards smaller bou-tique buildings, says Mr. Myers.

    As examples o this shit, hecites Burnac Groups 277 Dav-enport with only 10 units andMizrahi Khalilis 133 Hazelton with36 units.

    Were going to see more othese boutique projects wherethe smaller ootprint makes iteel more like youre living in ahouse, he says. The marketsalways changing, and this is justanother step orward in its evolu-tion.

    Toronto and, chances are, theylltalk about downsizing boomers

    and busy proessionals peoplewho want the comorts o a well-appointed home and the conve-niences o a downtown address,

    but without all the hassles associ-ated with maintaining a house.

    But another type o buyer isalso increasingly moving towardsluxury living in the city: the

    amily.In places like New York city,

    its the norm to see amilies livingin high-rises because there areplenty o buildings with both thespace and the rooms to accom-modate a amily with children,says Barbara Lawlor, presidentand broker o record at BakerReal Estate Incorporated. I thinkthis is the uture or Toronto.Were starting to see a fedglingamily movement, as more youngproessionals decide they want tostart having children, but want toremain in the city.

    Its not just local amilies whoare interested in Torontos luxurycondo scene, notes Ms. Lawlor;international buyers with chil-dren are also drawn by the citys

    wealth o good schools and itsreputation as a sae place to raisea amily.

    Finding a luxury residencein the city is becoming easier.Low- and mid-range condo

    projects generally top out at twobedrooms, with perhaps a den orsunroom thrown in. In the luxuryrange, however, units can be asspacious as a house, with enough

    rooms to accommodate a childor two.

    Historically, amilies with chil-dren have not been representa-tive o most purchasers o luxuryproducts, says Jim Ritchie, vicepresident o sales and marketingat Tridel, the developer behindBlythwood at Huntington. But aluxury project such as the Blyth-

    wood at Huntington can certainlyoer amilies a large home in thecity, with room congurationsthat can be customized accordingto what they need.

    A number o other developersare building with the needs oamilies in mind. At the Aven-Dale by Minto, or instance,a number o the larger suites ranging in size rom close

    to 3,300 square eet to about4,300 square eet eature threebedrooms and three-and-a-halbaths. At 133 Hazelton, three-bedroom suites and three amily-riendly townhomes have been

    incorporated into the project.The units are fexible we

    come rom a custom home build-ing background and understandthe importance o listening to

    what our customers want andneed, says Sam Mizrahi o Miz-rahi Khalili Developments, whichis building 133 Hazelton. I have aamily with two young children,and when we were designing theproject, we took into consider-ation the needs o a amily withgrowing kids.

    This was one o the reasonswhy Mizrahi Khalili chose tobuild in a residential neighbour-hood close to parks and schools,says Mr. Mizrahi. The rm alsotook into account the needs oamilies and children when it wasdesigning the buildings ameni-ties.

    For example, in our mediascreening room were puttingin a popcorn maker, and in our

    games room well have high-techtoys like Wii, PlayStation andXbox, says Mr. Mizrahi. Youcan easily see someone having aamily-oriented birthday party inthese rooms.

    Ritchie, Tridels vice president osales and marketing. So youllbe close to everything the cityhas to oer, but at the sametime you wont be ar rom thenatural environment.

    Residents o the Blythwood atHuntington, where suites rangein size rom about 1,417 squareeet to almost 2,500 square eet,

    Aspen Ridge Homes latestluxury project, 77 Charles West,certainly plays up to this desire.Designed by Yann Weymouth,the chie design architect orthe Grand Louvre project inParis which includes the mu-seums distinctive glass pyramidentrance 77 Charles West is a17-storey crystalline sculpture o

    glass, metal and stone anchoredto a base o limestone andgranite.

    Yann calls it a jewel boxamidst all these older, estab-lished buildings in the neigh-bourhood, says Ms. DeGasperis.

    77 Charles West isn't the onlycondo project in Toronto takinga more adventurous approachto architecture. Exhibit at Bloorand Avenue turned heads whenits developer, Bazis Inc., rst un-

    veiled its unique design: a play-ul geometry o what looks likeour enormous cubes stackedand turned at dierent angles.Another Bazis project, EmeraldPark at Yonge and Sheppard ea-tures two green glass towers thatcurve as they reach the sky.
