AThe key to a successful sale is being prepared. There are a few things that should be done before
you put your property on the market, and most do not take much time.
Speak to your solicitor early. Let them know you are planning on selling and ask them to prepare the sales pack. They will then send you some forms to complete and also request that you gather together any planning permissions, building regulations certificates, warranties and so on that are covered in those forms.
The more prepared you are, the faster exchange of contracts can take place. Many of our vendors also request local authority searches so that a full sales pack is available the moment a sale is agreed. If you have a flat, it is also a good idea to request the managing agent’s pack including, among other things, service charge accounts for the last three years.
You will need an Energy Performance Certificate, which is required by law and needs to be commissioned before any marketing begins. The cost will vary depending on the provider, but expect to pay around £75.
Try to take a fresh look at your home. De-clutter where possible, tidy up the garden, clean the windows, and change any light bulbs that have gone. Look to see if there are any areas that could do with a coat of paint. Many of the houses we see have an old leak that has been repaired but not redecorated.
Call in a few removal firms to quote. Some transactions happen extremely quickly so it is best to have a few options.

High price of rooms with Thames views
As the commercial importance of the Thames has waned, the appeal of waterfront living is putting a value on the river. Homes with the best views command prices more than a third higher than their neighbours off the river, new research by Savills reveals.
Researchers at the firm studied all sales within 100 metres of the river on a stretch between Teddington Lock to the west and Royal Docks to the east. They found the average price of a home with a direct river view was 18 to 20 per cent more than for properties within one kilometre of the river.
However, all views are not equal, Savills Waterfront London report concludes. A south bank location in central London commands the highest premium, with prices over a third (35.4 per cent) higher than neighbouring properties away from the river, with the average waterfront flat selling for £575,000. Further away from the river, the average selling price was £425,000.
The most valuable central London waterfront locations are found along the north bank, though the river view comes with a relatively modest 16.3 per cent premium relative to close neighbours. Here the average flat has a price tag of £960,000 but that compares to an
average of £825,000 within a kilometre of the river.
Natalie Ingham, Savills residential research analyst, said: “Over the next few years, the regeneration of areas such as Victoria and the development-led growth around Nine Elms and South Bank – including Battersea Power Station, Riverwalk and the Shell Centre – will extend the boundaries of the prime waterfront market.”
A pipeline of 13,200 riverfront units will be built over the next five years, accounting for 9.4 per cent of all expected inner London development. “While a large pipeline can bring uncertainty to the market, the improving infrastructure – in particular transport links – will help boost the accessibility of these new waterfront communities,” said Ingham. Sarah Gretton, head of Savills Waterfront, added: “The principal appeal of living on the river is the amazing light and space, with the expanse of river reflecting the light back into your property and the added bonus that it will never be built on or developed.”

marketviewThe government has introduced capital gains tax (CGT) on foreign homeowners ostensibly to temper what they perceive as a property market in danger of overheating,
reports property finder Robert Bailey.Personally, I do not think it will make any difference one way or another. I have clients who are incredibly shrewd investors and upon hearing the news, they simply shrugged. Although the details of the tax rates will not be revealed for another 18 months, if they are in line with CGT rates for domestic buyers, they will only be 18 or 28 per cent. This means foreign investors are still pocketing up to 72 per cent of the proceeds.
Even prior to the Autumn Statement, the government acknowledged that the tax was unlikely to raise much revenue. Its introduction was a sort of compromise in lieu of the ill-conceived Mansion Tax championed by the Lib Dems and endorsed by the Labour Party.
The other intention, to rein in the prime central property market, is unnecessary, however. The market is self-regulating and already there are signs that it is returning to a steadier growth rate. Eight-figure properties are proving harder to shift than ever, and despite a flurry of publicity surrounding some of the most illustrious properties, few have actually sold.
We have also seen greedy vendors learning some important lessons when they put their properties on the market for far too much. Whereas these vendors may have stood a chance of selling when the market was at its frothiest, they are more likely to stick on the market now. Even ultra-high-net-worth individuals baulk at paying over the odds for a non-liquid asset, especially in the current environment.
The currency fluctuations that made London appear cheap to foreign investors over the last few years are now moving back in favour of sterling as the domestic economy strengthens. The economy’s growth is also likely to trigger mortgage rate rises in the medium term, which will slow the growth rate even further.
What is more, many of the price rises we have seen have been the direct result of chronic stock shortages. While there will always be a finite supply of property in London, developers have had greater access to finance over the last couple of years, leading to more home building, even in prime central London. With more supply, prices will inevitably stabilise.
The introduction of CGT may have won the popular vote but if the government was truly intending to slow the property market, the tax will prove to be a very ineffective lever in a large machine.
The prime central London market is already contracting and few pundits are predicting the kind of capital growth in 2014 that we have witnessed in previous years. London will still continue to be a popular investment but government meddling is neither welcome nor necessary.

Are we forever blowing bubbles, asks Cheryl Markosky?
There’s been much talk of a property bubble in London. Should we be concerned, and is there anything we can do in the current overheated market in the capital?
“We see no evidence of an imminent housing bubble and think it an unlikely prospect,” says Lucian Cook, Savills head of UK residential research. “For a bubble to occur we’d need to see five year price rises of 35 to 40 per cent and/or mortgage interest rates of around seven per cent, which seems improbable.”
Simon Lindesay-Bethune from John Wilcox & Co points out that prices in central London have outperformed the remainder of the country by an alarming rate. “It’s been reported that George Osborne is considering implementing CGT on overseas investors in an effort to slow the market down. While many see this as a ‘fair’ tax, it might also ease the pressure on the political push for a Mansion Tax, a great relief for London property owners.”
He notes there’s already been resistance among purchasers to continuing price rises, and the speed of prices rising is slowing. “Despite press comment on London’s bubble bursting, all the indications we’re seeing suggest prices will continue to rise, albeit at a slightly slower rate.”
As a global location, London remains tremendously attractive for different reasons – time zone, language, financial services, lifestyle, culture, transparency of legal and judicial systems, stable currency and economic recovery.
“With these advantages, there will always be a steady supply of people wanting to invest here against an absolutely finite supply of property,” adds Lindesay-Bethune. As agents, we’d prefer to see value rises slow to a steadier rate, but we don’t see any danger of a bubble bursting yet,” Lindesay-Bethune adds.
Talk of a house price bubble is nonsense, Mark Harris of mortgage broker SPF Private Clients insists. “London may be performing well, but prices are flat or even falling in other areas. Cheaper mortgage rates are helping buyers onto the ladder, but lenders aren’t giving mortgages away. Underwriting remains strict, particularly for those requiring high loan-to-values, so some people will be disappointed.”
Having just returned from a trip to Hong Kong, Singapore and Kuala Lumpur – the three powerhouses of Asia with the highest number of investors into London – Marc von Grundherr of Benham & Reeves Residential Lettings found interest higher than ever.
“My only word of caution is that while there is very strong rental demand, we’re finding rent increases are very slow. And with capital values rising, yields are being crushed,” he said.

with average house prices rising by 6.4 per cent, and a further rise of 3 per cent forecast for the year ahead.

Sloane Street is certainly seen as patch of opportunity, with principal usage of property almost equally split between main residence, second home and investment and redevelopment. There is plenty to do and see in the vicinity, with some of the best shopping streets including Sloane Street and the King’s Road. The Royal Court Theatre in Sloane Square is also close by, hosting work by innovative writers from the UK and around the world.
Private ownership of large tracts of the area around Sloane Street has ensured careful management and preservation of much of its historic character. The stunning conservation area of Belgravia lays claim to some of the grandest classic architecture in London.
With white stucco residences, sprawling embassies, landscaped garden squares and luxurious new developments, the area truly captures the very best of the capital. The quality of property in the area is safeguarded through the Duke of Westminster’s Grosvenor Estate, which has acted as long-standing landlord for Belgravia. Buy-to-let shift Investors turn from stock market to property, says Duncan FarmerThere can be no doubt that house prices are rising fast, which is why the Government has
decided to end the Funding for Lending scheme for mortgages and restrict it to business borrowing in an attempt to cool the property market and boost the fortunes of commercial enterprises. It hopes, as a result, to put the economy on a firmer footing by creating jobs and boosting output.
However, private investors see things somewhat differently. According to research by BDRC Continental Investors, one third of buy-to-let landlords questioned said they had moved money from the stock market and used it to buy a rental property in the belief that it would give them a better return than the FTSE 100.
A year earlier the figure was lower at 24 per cent, suggesting strongly that confidence in shares, which have enjoyed a surge in the past three years, is waning. Not only are those investors concerned about capital growth but also they have obviously been disappointed that dividends have not improved.
The buy-to-let market has been booming and between July and September 15 per cent of those questioned said they had added to their property portfolio and a further quarter
said they would buy more in 2014.There are other reasons: one in ten says
that the poor performance of pensions has led them to turn to property, and one in five says they are in it for rental income rather than capital growth. Many are in it for the long term and are unconcerned about capital gains tax liabilities they may accrue when they sell.
Oddly, only a handful of those questioned believe that owning rental property gives them more control than holding stocks and shares. As a landlord myself, I feel far more in control of my financial destiny than I do over other investments I hold.
Of the few aspects of property ownership over which I have no influence, the most worrying is interest rates, and while most experts believe they are going to rise eventually, rents too are increasing.
Personally, I have no intention of selling shares to buy property, but that is simply because holding a balanced portfolio – shares, property, cash on deposit and premium bonds – gives me some protection against the vagaries of any of those markets. One benefit of holding shares is that dividends are re-invested – landlords can mimic this by using excess rent to over-pay their mortgage, which as I have written many times before, has many, many advantages.

During 2013 the mortgage market saw some of the lowest mortgage rates ever. The biggest winners were those who have significant equity in their home – perhaps 30 or 40 per cent – but now increased competition and improved pricing means those with higher loan-to-values may benefit.
If you are on SVR (standard variable rate) or coming to the end of your current offer, then it is worth reviewing your mortgage. Always work out the total cost of the deal – rate plus fees – when comparing products rather than going purely by rate. It will differ according to the size of your loan, so checking the total cost ensures you don’t pay over the odds in the long run.
Shop around or use a mortgage broker to see if you are eligible for a better deal that could save you money.

Cheaper dealsWhile house sales have continued to rise, a growing number of existing homeowners are taking advantage of low rates by remortgaging or switching to a cheaper deal.
In October, the last month for which figures are available, remortgaging rose by £26 million compared with September, and while that was an increase of just 0.6 per cent, the figure is 27.7 per cent higher than in October 2012. The average loan size dropped slightly to £149,282 but again that figure is far higher – by 8.0 per cent – than the previous year.

Borrowers stillbetter placedAs I mentioned, the Funding for Lending Scheme has had a such a big impact on the housing market that it is being cut. The figures show that the household sector has seen far more of the money than the business sector – net lending for mortgages in the third quarter of 2013 was £5.1 billion compared with £3.6 billion for private businesses.
Brian Murphy, the head of lending at the Mortgage Advice Bureau, says that while FLS has worked, removing it will not be disastrous for mortgage borrowers. “The scheme’s departure from the mortgage market in 2014 is likely to mean rates increasing slightly in the next six to twelve months,” he says. “But mortgage seekers are still in a far better position than they were a year ago and lenders will continue to take advantage of other routes to funding.”

Upward trendSince Funding for Lending started in July 2012, the interest rates on fixed-rate mortgages have fallen quite dramatically – down from 4.65 per cent 18 months ago to an average of 3.53 per cent today, according to Moneyfacts.
Brokers now believe that rates will rise, but not suddenly or by a large margin, and most expect the Bank of England base rate to remain at 0.5 per cent for the rest of 2014. However, there is now a consensus that fixed-rate mortgages will not get cheaper.
Ray Boulger of broker John Charcol says: “Rates have been edging down over the past few weeks, but that downward trend will end.” The Building Societies Association remains confident about low rates. “Rates will be higher in a year, but there won’t be a sudden jump,” says the BSA’s Paul Broadhead.

Mayfair on the riseLodha Group, one of India’s largest property developers, has entered the UK market with the acquisition of One Grosvenor Square – the Canadian High Commission – in Mayfair.
Advised by Knight Frank, Lodha exchanged contracts to acquire the landmark building from the Canadian Government for £306 million.
“London and the UK offer significant opportunities for a high-quality developer focused on creating a large-scale housing development business there,” said Abhinandan Lodha, deputy managing director of Lodha
“We plan to focus on Mumbai and London as our two main markets and serve London in the same manner that we serve Mumbai – with world class product intended to serve all key market segments.”

London forecastLondon property prices will continue to dwarf those in the rest of the UK in 2014, but the rate of growth is expected to stabilize, according to estate agent Marsh & Parsons.
The company forecasts that prime London house prices will rise by 5 to 7 per cent in 2014 compared to 10.3 per cent in the last 12 months, with the majority of growth expected to take place in the first half of the year.

adding that the market is still moving.W8 sales have stayed strong in the
past 12 months in the price bracket up to £4m, with both investors and owner-occupiers hunting for high quality property, said Tangney. “Both are looking for long-term capital growth and investors are happy to look at yields of about 3 to 3.25 per cent, which is better than cash in the bank,” he said.
“Low interest rates have forced buyers to look at property as an alternative form of income, and where appropriate to take full advantage of the low cost of borrowing. This has enabled them to consider buying more than one property or go for something bigger.”

HIGH PREMIUMCorporate demand is high for premium rental homes in Knightsbridge, reports Benham & Reeves Residential Lettings.
“We’re busy working with international business people relocating to London, particularly executives from the US, Europe and Asia,” said Lisa-Jane Stratton, pictured, the company’s Knightsbridge office manager.
“For example, we recently let two apartments at the Knightsbridge, one at £5000 per week and one at £6000 per week. Enquiries are also good for studios and one-bed apartments. However, younger professionals’ budgets remain under pressure,” she said.
“Younger renters often prefer a new-build property. They like the high spec but also the convenience of a concierge, so developments like Chelsea Bridge Wharf are popular.”
