Located in Sacramento at the confluence of the American and Sacramento Rivers, the California Lottery Headquarters serves more than 400 employees. The six-story, 157,000 square foot building features street level retail, public plazas with water features, and a 400-seat pavilion used by the public for community events. The building’s form, with its curtain wall varying in color, transparency and texture, accentuates the sense of motion in the façade, and refl ects the client’s stimulating culture. Developed during a market downturn, this project provided a strong catalyst for jobs and future projects in this once-blighted area of the city.

Taking advantage of its prominent location adjacent to Interstate I-5, the 2020 Gateway was envisioned to serve as a gateway to Downtown Sacramento from its International Airport, and a symbol of sustainable design for future development in this city. The building was designed to reduce operational costs, enhance occupant comfort, health, and productivity, and preserve natural resources. Green features incorporate plumbing fi xtures, HVAC systems, and landscape planting that produce water savings in excess of 5.7 million gallons a year. Additionally, on-site renewable energy is produced from 162 KW photovoltaic panels on free-standing parking shade structures.

To ensure efficiency in construction methods and keep sustainable features in-line with the construction budget, IPD delivery was utilized, assembling all members of the design team, general contractor, and major subcontractors/suppliers from the outset. Multiple sustainable strategies were explored and developed in close team collaboration and decisions were made based on which features would procure the highest quality – aesthetically, economically, and sustainable – in their maintenance and operation.

The new headquarters for the California Department of Corrections and Rehabilitation (CDCR) is a secure facility consolidating 600 employees on a campus totaling 309,780 gross square feet. This facility is on 20.3 acres in Elk Grove, California, just south of Sacramento and adjacent to Interstate 5. This pedestrian-oriented campus creates connectivity between four buildings; two existing (45,000 sq ft each) and two new three-story buildings (109,890 sq ft each).

The project is the most recent and significant commercial development in this community and has become important to the identity of the City of Elk Grove. The two new buildings are

LEED Gold certifi ed, demonstrating environmental and fi scal responsibility to the community. Sustainable strategies include roof mounted photovoltaic arrays.

LPAS provided architectural design services for the two new buildings along with space planning and interior design services for the entire CDCR requirement and landscape architecture for the entire campus.

The privately-funded California Highway Patrol Headquarters project converted three existing buildings in the River District of Sacramento into a facility housing all of the CHP’s administrative departments and staff . The 305,000 sq ft campus includes executive offi ces, a conference and training center, dispatch center, Emergency Operations Control Center, data center, communications tower, helipad, cafeteria and an exercise facility. The Headquarters Campus consolidates over 900 CHP personnel in one location.

The CHP campus is located in an historic warehouse district that is being redeveloped to include residential, retail and offi ce uses. The campus is a highly secured environment yet still provides an open image to the neighborhood using a wrought iron and brick fence around the perimeter with advanced facial and vehicular recognition security systems. Access points were

carefully located for control with a delineation between public and secured areas. Outdoor landscaped areas are provided within the campus for staff use that feature shade structures, seating and water fountains.

The project included a new 5,000 sq ft ENTAC (Emergency Notifi cation and Tactical Alert Center) with provisions for a future 5,000 sq ft datacenter. The new 10,000 sq ft building was designed and constructed to ESA standards and is capable of landing a 19,000 pound Blackhawk helicopter. The building is elevated on columns to provide secured covered parking underneath and also has plug-in capabilities for the CHP’s mobile command center. This facility serves to manage and monitor Amber Alerts state-wide and serves as the Governor’s alternate work site in times of emergency.

The BTV Crown Corporate Center features fi ve buildings totaling 480,000 sq ft, ranging in height from two to four stories. Utilizing the cost-eff ective concrete tilt-up with steel frame construction method, the buildings create a strong architectural identity of bold entries, window variations and color. Walkways, plazas, seating areas, water features and landscaping create a pedestrian-oriented campus environment, linking all of the buildings together.

The regional headquarters for DPR Construction is a two-story, 52,300 sq ft tilt-up structure designed to refl ect DPR’s progressive values and commitment to sustainable design and construction. Working closely with DPR through Design-Build delivery, LPAS approached the design process with the goal of minimizing the impact on the environment and natural resources, reducing long-term operating and maintenance costs, and creating a healthy environment for employees.

As the first privately funded LEED Certified project in the California Central Valley, the offi ce received LEED Gold Certifi ed Interiors and LEED Silver Core/Shell. Each building component and system was analyzed and chosen in close collaboration to evaluate fi rst-cost versus potential lifecycle savings, as well as its benefi t in relation to the environment and social issues. Based on additional costs of $85,000 for features and practices to meet LEED certifi cation, the project achieved payback in 2.5 years through energy, water and maintenance savings. By 2013, after 10 years in the building, this resulted is an estimated savings of $360,000.

The Interland Development Company Headquarters consists of a 26,700 sq ft two-story corporate headquarters building and a separate one-story 12,000 sq ft building to be leased. The two buildings enclose a multilevel landscaped plaza with seat walls and benches for employee use. Energy conservation and the potential to incorporate alternative energy sources were part of the client’s, and the community’s requirements.The building elevations are designed to respond to solar orientation and views with varying amounts of glass. The south face of the building features deeply recessed windows and large overhangs to provide shading. The two buildings form an enclosed, terraced courtyard with seating areas and artwork.

The buildings have been designed as a site specifi c response to reduce energy usage and to create a distinctive image for this client. The structures have been wired to incorporate renewable energy sources in the future. An attractive courtyard creates a campus atmosphere that is an amenity to employees using the open space and for those looking out from their work areas.

This 353,000 sq ft business park consists of six, two story fl exible offi ce buildings on a 24 acre site.The buildings utilize tilt-up concrete construction and range in size from 45,000 sq ft to 62,660 sq ft. The public entry is defi ed by a two-story atrium space that leads into the elevator lobby and public stair. This space is highly articulated with wood and stainless steel panels and is naturally lighted from above by a round skylight. The buildings are designed to serve a variety of tenants who desire effi cient, flexible space with a sophisticated, contemporary image. The master plan for the site was developed to provide the employees with a park-like campus.

This tilt-up civic offi ce building stretches the possibilities of what a tilt-up building looks like by using new techniques in casting panels to create a unique appearance not normally associated with this technology. A two story lobby with a glass featured stairway refl ects the aviation context of Mather Field. This is the fi rst phase of a six

building, planned corporate offi ce campus that will total 425,000 sq ft. Each of the buildings has been designed with a common architectural theme utilizing tilt-up concrete construction.
