BEL AIR - HOLMBY HILLS MARKET OVERVIEW - JANUARY

In Bel Air - Holmby Hills there were 12 single family home sales in January 2014, up from 11 in January 2013 and a similar performance

from the 12 sales closed last month. The average list price for single family home sales in January 2014 was $3,010,992 almost matching

$3,062,727 for January 2013. For the three-month period from November to January 2014, the average list price was 29% lower than

the same period of the prior year. Average sales price for January 2014 was $3,080,250, compared to that of November through January

2014, which was $2,654,376. Comparing January 2014 to December 2013, Bel Air - Holmby Hills saw a 80% increase in average sale price,

and a 12% increase compared to same month of the prior year.

BEVERLY CENTER - MIRACLE MILE MARKET OVERVIEW - JANUARY

In Beverly Center - Miracle Mile there were 11 single family home sales in January 2014, down from 12 in January 2013 and a 27% decrease

from the 15 sales closed last month. The average list price for single family home sales in January 2014 was $1,465,364 compared to

$1,167,954 for January 2013, representing a 25% increase. For the three-month period from November to January 2014, the average list

price was 20% higher than the same period of the prior year. Average sales price for January 2014 was $1,462,636, compared to that of

November through January 2014, which was $1,360,206. Comparing January 2014 to December 2013, Beverly Center - Miracle Mile saw

a 24% increase in average sale price, and a 27% increase compared to same month of the prior year.

In Beverly Hills there were 12 single family home sales in January 2014, up from 5 in January 2013 and a 8% decrease from the 13 sales

closed last month. The average list price for single family home sales in January 2014 was $6,029,333 compared to $9,058,800 for January

2013, representing a 33% decrease. For the three-month period from November to January 2014, the average list price was 7% higher

than the same period of the prior year. Average sales price for January 2014 was $5,787,250, compared to that of November through

January 2014, which was $6,481,901. Comparing January 2014 to December 2013, Beverly Hills saw a 12% decrease in average sale

price, and a 34% decrease compared to same month of the prior year.

BEVERLY HILLS POST OFFICE MARKET OVERVIEW - JANUARY

In Beverly Hills Post Office there were 12 single family home sales in January 2014, up from 8 in January 2013 and a 8% decrease from the

13 sales closed last month. The average list price for single family home sales in January 2014 was $2,355,750 compared to $2,094,000

for January 2013, representing a 13% increase. For the three-month period from November to January 2014, the average list price was

9% higher than the same period of the prior year. Average sales price for January 2014 was $2,275,833, compared to that of November

through January 2014, which was $2,392,534. Comparing January 2014 to December 2013, Beverly Hills Post Office saw a 19% decrease

in average sale price, but a 18% increase compared to same month of the prior year.

sales closed last month. The average list price for condo sales in January 2014 was $536,000 compared to $362,994 for January 2013,

representing a 48% increase. For the three-month period from November to January 2014, the average list price was 20% higher than

the same period of the prior year. Average sales price for January 2014 was $524,125, compared to that of November through January

In Venice there were 17 single family home sales in January 2014, up from 12 in January 2013 and a 37% decrease from the 27 sales closed

last month. The average list price for single family home sales in January 2014 was $1,343,524 compared to $1,537,667 for January 2013,

representing a 13% decrease. For the three-month period from November to January 2014, the average list price was 6% higher than

the same period of the prior year. Average sales price for January 2014 was $1,360,412, compared to that of November through January

2014, which was $1,608,560. Comparing January 2014 to December 2013, Venice saw a 24% decrease in average sale price, and a 11%
