1. SMILE

It’s incredible how many Leasing Managers don’t smile. Would you like to live in an apartment community where your first impression of the management team was a frown?

Thank the person for coming to visit your community. There are a lot of apartments in town. Taking the time to visit your community deserves a big THANK YOU

Listen, listen and then listen some more. The renter knows what she wants. Just listen and she will tell you

4. REPEAT STEP 3 The act of listening cannot be overstated. It shows that you are interested in what the renter needs and gives the impression that your community is a place where tenants’ needs are of importance to the management

5. SERVE

6. ASK Ask for the lease. Sounds simple but most Leasing Managers never ask “Would you like to live in our community?” DO NOT ask “Would you like to sign a lease and/or contract?” People do not respond well to those terms

7. RESPECT (The most important) You will always get more out of people when you treat them with respect. The majority of the time the answer to “Would you like to live in our community?” is going to be a vague answer or an outright NO. Take the time to thank the person for visiting and allowing you to show them around your community. Then ask if you could follow up in the near future to help them with their housing needs and ask them to refer friends or family to your community
