as many opponents as supporters at times. With construction finally getting the green light in 2009, what benefits will Crossrail bring to property owners in London?

The line stretches from Maidenhead to Shenfield and Abbey Wood in the East. It will link Heathrow airport with the West End, the City and Canary Wharf. Due to be completed in 2017, property hotspots are expected to be created in the areas surrounding the stations especially those in outlying areas currently served with limited transport links such as Abbey Wood, Woolwich in SE London, the East London suburbs of Maryland, Forest Gate and Manor Park.

I am regularly asked by friends and associates for advice on the key to successfully selling their property. The advice I give them is very simple; choose the right estate agent. This is never quite as simple as it should be, especially in Docklands where the area is saturated with estate agents.

First, make sure that the agent you instruct to sell your property is regulated. Almost anyone can trade as an estate agent in the UK with no formal qualifications or training. Any reputable estate agent will be affiliated with a voluntary governing body such as the NAEA (National Association of Estate Agents) or ARLA (Association of Residential Letting Agents). In order to join these schemes the company will normally have to adhere to a set code of conduct and members of the organisation will have to generally attend training and sit industry-related exams.

Make sure you test your estate agent’s suitability for the task in hand. Professional estate agents will do their research before attending valuations, they will know what else is currently on the market in your development or comparable developments, they will know when you purchased the property and how much you paid for it.

Previous track record is always a good indicator of an agent’s suitability. How many properties have they sold in your building or road? When was the last sale?

These days the internet is undeniably the biggest sales tool in the property market. Make sure you choose an estate agent that knows how to use it to their advantage. Most potential buyers in this market are very busy professionals. Make sure your agent is providing potential buyers with the information they need, it will hugely reduce the amount of wasted time. Make sure your agent advertises on the website you used when you were looking to purchase.

The last piece of advice I can give potential vendors is trust your instincts. The person who values your property is an ambassador for the organisation they represent. If they turn up late, get lost on route to the appointment, is poorly presented, presents you with little or no information about theirs valuation or the company he represents, your instincts should instantly tell you to think again.

The Canary Wharf property market appears to be returning to some form of normality after a long period of uncertainty. We have seen a surge in interest from potential buyers and now require good quality properties at realistic prices to satisfy this demand. We have seen more sales this month than for the last three months of 2009.

Some positive signs appear to be coming from the mortgage market with an increase in the number of buy to let mortgages available and some further relaxing of the size of deposit needed to get some residential mortgages. However, this is countered by restrictions in the guarantor mortgage market which appears to be shrinking.

The re-launch of Indescon Court in Canary Quarter by developer Galliard Homes went off with a bang. Long queues were reported at the launch and the firm has now introduced a booking system for their next launch in Ilford to avoid people having to queue. Their next event in Docklands will be the re-launch of St Luke’s Square in Canning Town after only 25% of off plan purchasers were reported to have completed.

Barratt has now started groundwork on their new Royal Docks scheme currently named “Barrier Point 2”. The site next to the Thames Barrier and Thames Barrier Park is a large scheme of 1,000 apartments close to Pontoon Dock DLR station. However, the scheme may be affected by the recent decision by the LDA to cancel the Silvertown Quays project which would have provided a world class aquarium and a town centre for the Royal Docks. There is now talk of the LDA forming a public private partnership to deliver the scheme post 2012 with the site used as temporary exhibition space during the Olympics.

Olympic fever has already begun at Movello with our first enquiries from families of athletes competing in the Games in 2012. All the athletes will be housed at the Olympic village in Stratford but families and supporters need to find their own accommodation. With the Excel Centre hosting seven events over the course of the Games, demand for short let accommodation in and around Canary Wharf will be fierce. What is the best way to obtain a Mortgage?

Ron Radway, independent mortgage consultant at OneCall Financial Advice Centre asks what is the best way to obtain a mortgage?

As with most things, the answer is not black and white, but depends on individual preference. Some people are quite happy to research, make applications and chase progress all

on their own, whilst others prefer to have their hand held.

The former will have the choice of directly approaching their own bank, or another, or apply online, whilst the latter will use the services of a broker. Current Industry figures show the brokers produce 64% of new business in the mortgage market, so clearly they must be doing something right, both for applicants and lenders.

So what exactly does an independent mortgage broker do?

Firstly (and most importantly), they will take the time to ‘know their client’ – not just the current facts of circumstances, but future aspirations and anticipated life changes, and their risk profile.

Secondly, they should explain the pros and cons of different types of mortgages and repayment methods, as well as ancillary costs (insurances, fees, etc...). And they should have access to the whole of the market, so that they can source the best product for given circumstances and know individual lenders’ appetite for lending and preferred client profile, and to understand their (ever-changing) criteria.

After submitting the application, the job of the broker is then to chase the lender (doggedly) for progress, and keep the client up to date until the offer is produced. At that stage their job is actually done, but they should continue to liaise with the agent and conveyancer to ensure a smooth (as possible) and satisfactory completion.

Ideally, this leaves the client in the position of only having one port of call, which helps to mitigate the stress of house buying. In other words, he works exclusively for the benefit of his client, unfettered by consideration to imposed targets or corporate strategy.

So where does one find such a paragon of virtue, I hear you cry? Well, look on search engines such as www.unbiased.co.uk or Yellow

Pages and some estate agents, but without doubt the best way is through recommendation .

Typically, a broker will charge a fee for their services, but it will be transparent and disclosed upfront, and the client has the choice to engage or not. Some do not charge a fee at all, however, I am obliged to paraphrase Oscar Wilde in that, the advice you get for nothing is invariably a damn sight more expensive than the advice you pay for!

In summary, you can manage the project yourself, but, of course, you can do almost anything yourself – conveyancing, divorce, litigation, car mechanics, home improvements and tooth extraction – but, generally, it’s a lot less painful if done by someone who knows what they are doing of!

Q: My new house was due to exchange, and at the last minute my solicitor informed me that it could not happen as there was no buildings insurance in place. As you could imagine, the delay caused great consternation and stress. Surely, the solicitor is being over pedantic, I don’t actually move in until completion?

A: He is right. The solicitor is responsible to the lender to ensure that their collateral is protected by way of insurance being on risk from the date of exchange, else he leaves himself open to legal redress from both the lender and purchaser in the event of calamity prior to completion.

The onus is on the project manager to ensure correct procedure. If it was your broker that was remiss, don’t use him again. If it was you, see above.

As an aside, buildings insurance is the only policy that is mandatory. The rest; contents, life, critical illness and Income protection are advised and indeed are appropriate, within budget, and should be included when looking at overall costs. n

Now is as good a time as any to invest in buy-to-let, apparently. Zoe Dare Hall investigates

With a portfolio of 700 properties said to be worth around £180 million, retired maths teachers Judith and Fergus Wilson from Kent know a thing or two about buy-to-

let investment. While they claim old age is their reason now for

wanting to sell their entire portfolio, Mr Wilson, who is 61, believes the worst of the recession is over and now is as good a time as any to invest in buy-to-let – if you do it right.

“It’s all a matter of when you step on and step off the ladder,” he says. “The property market follows a linear progression and, if you follow basic common sense, property of the right sort will always go up in value.”

And there’s the rub. There are thousands of amateur investors who didn’t pick ‘the right sort’ and are still nursing their wounds – and debts. Many blindly bought in city centres that they had never visited, on huge new-build schemes where demand couldn’t possibly keep up with supply. And rather than researching the local market to find out what rental yields were realistic, they blindly believed the false promises made by investment companies who were pandering purely to investors’ greed.

So what’s the right way of going about it, to minimise the chance of getting your fingers burned?

Well, you could do it the Wilson way, based on a model they have finely honed over 20 years. They only buy new two- or three-bedroom houses on the M20 corridor, within a 30-mile radius of their home. It’s what they know best and what has the highest demand.

They avoid buying flats (tenants are more likely to upgrade quickly), council houses or bungalows (the profit margins are too low) – and they prefer middle-aged couples as tenants as they are likely to stay put for years.

All of their properties are decorated in neutral white, cream or magnolia – it’s easier and cheaper that way – and they leverage their money, getting up to 80% mortgages when that was still feasible. “Look for financing that has interest rates of under 5%, so the rental income will cover your outgoings,” advises Fergus Wilson.

Now may be a good time to enter the buy-to-let market: interest rates are low, property prices have fallen and there are more tenants around, unable to afford to buy, which pushes up rental values. But there is also a shortage of stock for sale.

For many would-be investors, making the mental shift from buy-to-love (the sort of property you’d want to live in) to buy-to-let property is the hard bit. Just because you wouldn’t live there doesn’t mean it won’t appeal to your target demographic of tenants – but you need to have a clear understanding of who they are, which comes from knowing the area well.

That’s why most buy-to-let professionals advise buying close to home, in a market you know and understand and where you can track the changing dynamics more easily. It also makes things far more practical if you manage the property yourself and need to arrange repairs or tackle errant tenants.

“Buying a home for yourself is an emotional purchase based on whether the property has a good feeling. For investors, it’s different. You need to set out the investment criteria first, then look at the streets, type and size of property that will deliver the returns required,” says Nick Carlile, founding partner of the property investment franchise Platinum Property Partners.

“Work backwards from what’s renting now and what will continue to rent in the future to what you can buy at a good price and will sell at a good profit in the future,” he says. “It’s

almost impossible to make a quick buck now, so concentrate on the longer term buy-to-let market and find a micro market that delivers the returns you need. Most buy-to-let properties are held for 15 or more years.”

For Nick Carlile, the market he focuses on is in the Wombwell area of his home town of Barnsley, where property rents and sells quickly. He buys properties that need some renovation, particularly two-bedroom terraced houses and three-bedroom ex-local authority semi-detached homes.

“Before I buy, I look at the supply and demand of these properties, what tenant types are growing and the purchase price based on the number for sale and the number of buyers chasing them.

“I rarely watch national property price reports as they don’t reflect what’s happening in individual markets. I talk to a select few experienced, good-quality estate and letting agents – most I’m unlikely to talk to again after ten minutes of chatting to them.”

Getting the right mortgage could also make the difference between owning a profitable or loss-making investment property. Many investors are currently reaping the windfalls from unusually low interest rates, but they can’t last forever. “With a good fixed rate deal, you can fix your costs over time. Watching the ‘cost’ of money is a crucial part of being a successful buy-to-let landlord,” says Carlile.

Luke Mills from Savills’ new homes team agrees that if the last couple of years have taught investors one lesson, it’s to ensure their financing can absorb shocks to the market.

“Whether you are buying new investment property or refinancing existing portfolios, there should be a cushion in surplus income over mortgage repayments to allow for rising interest rates or rental voids,” says Mills. “You may also want to maintain a higher level of equity than was considered advisable pre-2007, as this allows access to the best mortgage deals in the market.”

Fergus Wilson, who describes himself as a “buy-to-let junkie”, has little sympathy for

investors who get it wrong. “If people find themselves in trouble, it’s because they didn’t use their common sense. Otherwise, it’s like real-life monopoly and what could be better than watching the money roll in?”
