RESIDENCY REQUIREMENTSThe residency requirements must be clearly defined and at a minimum should include:

1. A desire to live a clean and sober life style.

2. Completion of a formal alcohol or drug recovery program, or documented stabilityin a self-help group.

3. A willingness to abide by all the house rules as documented in a signed residentialagreement.

TENANT RIGHTS AND RESPONSIBILITIES

A tenant has the right to:

• Know who their landlord is and when rent is due.

• A habitable dwelling with the following minimum standards:• Effective weather protection.• Plumbing facilities in working order.• Heating units, air conditioning, and ventilation equipment, if provided, in working order.• Gas or electrical appliances operable and in safe condition.• Building, grounds, and areas under control of the landlord in clean, safe, and sanitary condition.• Adequate and appropriate receptacles for garbage and rubbish provided.• Floors, walls and ceilings in good repair and safe condition.

• Privacy• "Peaceful possession," or the right to use the premises without, harassment or

interruption by the landlord or other tenants.• Know all rules to be imposed before taking possession of the premises.• Procedural right granted them by local and state law.

A tenant has the responsibility to:

• Maintain the dwelling unit, furnishings, fixtures, and appliances in a clean, sanitary,and safe condition.

• Use the premises for residential purposes.

• Not engage in any illegal activities in the use of the premises.

• Dispose of all rubbish, garbage, and other waste in a clean, sanitary manner.

• Use in a reasonable manner all electrical, plumbing, sanitary, ventilation, airconditioning, and other facilities and appliances.

• DO Not place in the dwelling unit any furniture, plants, animals, or any other thingthat harbors insects, rodents, or other pests and to not cause any dangerousconditions exist that immediately affect the resident's health or safety.

• Do Not destroy, deface, damage, impair, or remove any part of the dwelling unit orfacilities, equipment, or furnishings, except as necessary when hazardousconditions exist that immediately affect the residents health or safety.

• Do Not make alterations, additions, or improvements to the dwelling unit, exceptwhen the landlord's prior consent, in writing, nor permit claims to be filed againstthe premises.

• Do Not disturb in any way the peaceful enjoyment of other tenants or buildingresidents.

LIGHT HOUSE SOBER LIVING CENTERS HOUSE RULES

1. No one is to possess any mood altering chemicals, drugs, alcohol or relatedparaphernalia. Furthermore, no one is to allow anyone using or possessing suchchemicals/drugs or alcohol to visit or be on the premises. Anything of this nature isgrounds for immediate discharge.

2. Residents will be required to submit to random alcohol and/or drug testing, whenrequested. Refusal or avoidance of testing will be considered equivalent to a "dirty"or "positive" test and will constitute grounds for immediate discharge.

3. Reports of stealing or missing items will result in an immediate search of all roomsand possessions, discovery confirmation of theft will be grounds for immediatedischarge.

4. Sexual activity between residents is not allowed. Sexual activity between residentsand visitors, on the facility grounds, is not allowed. Breach of this rule is groundsfor immediate discharge.

5. Inform the House Manager of ANY medication your possession, before takingwhether prescribed by a physician or not, before. Failure to comply may result inimmediate discharge.

6. Possession or use of a weapon, physical violence, verbal threats/abuse, destructionof property or the breaking of ANY laws is unacceptable and is grounds forimmediate discharge. Breaking of DMV regulations is also unacceptable and mayresult in discharge.

7. Living quarters must be maintained in a dean, safe and orderly manner andresidents must clean up after themselves. This includes bathrooms, kitchenlaundry (if available) and all other common living areas.

8. Every resident will be assigned specific house chore (trash, yard, bathroom,kitchen, etc.) that are posted weekly. It is each person's responsibility to completetheir chores as assigned daily before leaving premises.

9. Any disputes or wrong doings on the part of any resident shall be brought to thehouse manager for resolution.

10. Smoking is allowed in designated areas only and NEVER in LIVING FACILITIES.

HOUSE RULES CONT.

11. It is every residents responsibility to cooperate with the management at all times.Failure to report any incidents, even by other residents, which may jeopardize thesafety and/or security of the facility, including suspected drug/or alcohol use, mayresult in discharge.

12. All residents will be responsible for attending 2 required house meetings.Emergencies or employment are the ONLY acceptable exceptions. Clearance fornot attending must be obtained from Management.

13. Payments are due every Sunday. Any change in arrangements must be cleared bythe House Manager. Failures to pay rent will result in immediate discharge. Thereis NO flexibility in this matter.

14. If a resident is discharged for any reason or leaves against clinical advice, theymay not return to the facility except, through prior appointment with the HouseManager, to pick up their personal belongings. After seven (7) days the propertywill be disposed of in accordance with Light House Sober Living Center policy.

15. Assistance is available in development and maintenance of an individual programof recovery, the purpose of which is to assist residents in establishing themselvesas sober and responsible members of society. Residents will be expected tomaintain their commitments to outside agencies and programs as well as to secureand maintain employment and remain crime and drug free.

DRUG TESTING

The results of all drug tests will be forwarded to your probation/parole officer, as well asthe courts if applicable. A positive test will be cause for discharge and the offendingresidents will be required to move out of the house at our request.

PROPERTY

In case of discharge you will have 7 days to pick up your personal property before it willbe donated. You MUST make an appointment with management to schedule. LightHouse is not responsible for lost or stolen property brought in.

WARRANTS

Residents who are absconding, have arrest warrants from any state or who are not incompliance with probation or parole are not able to reside at the Light House.

BASIC HOUSE RULES

• Designated smoking areas are in the garage or in the backyard. NOT in rooms oron the balcony.

• Males and Females are to stay OUT of the opposite house unless managementis home and is notified.

• Males and females will be OUT of the opposite house no later than 10pmEVERY night.

• Garages will be closed at 12am EVERY night.

• After 12am ALL residents are to be in their assigned housed. NOT in the drivewayor backyard hanging out.

• All bikes are to be parked in the backyard EVERY night, NOT in the garages.

• No furniture is to be brought on the property or be taken off the property withoutmanagement approval.

• No resident is to use ANY other bathroom other than the one assigned to theirdesignated room.

• Eating or stealing any other residents food is grounds for immediate discharge.

• You must be respectful of all housemates at all times.

• ANY and ALL issues should be brought to managements’ attention immediately.

• Shoes & shirts are to be worn at all times when outside your room.

**FAILURE TO COMPLY WITH THE BASIC RULES WILL RESULTIN AN EXTRA CHORE OR WRITE UP. THREE WRITE UPS WILL

PERSONAL PROPERTY

We are not responsible for loss or damage to personal property. Once a resident leavesthe facility, if their personal property is not retrieved within 7 days, it becomes theproperty of Light House and may be disposed of as policy dictates.

I have read and understand fully the foregoing conditions and rules and agree to abideby them as stipulated. I also understand that non-compliance with these rules may begrounds for immediate expulsion.

TEMPORARY RESIDENT AGREEMENT

Drug-Free living is intended to be shared living environment that emphasizes asupportive staff for those recovering from addiction. To assure that Drug-Free Living is asafe, supportive, drug and alcohol-free environment for all it’s residents, we require thatall residents understand certain rules of conduct. Failure to adhere to any of thefollowing rules may result in termination of this agreement and immediate dischargefrom the center. It is important that each resident read and agree to the following:

1. I understand that I may, at any time, be asked to submit to urinalysis, drugtesting, the cost of which I may be asked to pay.

2. I agree to pay Light House in a timely manner.

3. I agree to remain drug-tree, including alcohol and will not possess any chemicalsor related paraphernalia. Furthermore, I will not allow anyone using or possessingsuch chemicals to visit or be on the premises.

4. I agree to maintain my living quarters in a clean, safe and orderly manner and Iwill complete daily chores as assigned by management.

5. I agree that any disputes or wrongdoings on my part or others shall be brought tothe management for resolution.

6. I understand that physical violence, verbal threats/abuse, stealing, destruction ofproperty of property, or the breaking of laws (including DMV regulations) isunacceptable and could also result in termination of this agreement.

7. I agree to adhere to the curfew times of 12:00 a.m. or if probation or drug courtrequires differently. Any exceptions to this rule will need to be discussed with aHouse Manager.

8. All visitors need prior approval from management.

9. Pets and animals are not permitted on the premises.

10. I agree to inform management of any medications which I possess or instructed bya physician to take.

11. I understand that I reside as a temporary resident. In the event posted in thehouse, I agree, upon discharging by the management to immediately vacate thepremises with out requirement of legal process.

12. Regular attendance of twelve step meetings is a must 4 meetings per weekminimum).

13. I agree to cooperate with management at all times.

14. I agree if I am discharged or leave the program against clinical advise, I will haveno further contact with ANYONE from the facility (except the house manager toobtain my personal belongings and that must be done within seven (7) days orsaid belong will be disposed as the program deems appropriate). 

15. I agree that I will have no contact with ANYONE after they have been dischargedor leave without consent.

I hereby release Light House, its management and personnel from all liability and/orloss of personal property that I may sustain while residing in the Light House SoberLiving Centers.

FEE FOR SERVICES AGREEMENT

1. The rate for sober living housing is $ 150.00 per week and due Sunday payable inadvance. Payments for those individuals who are general Relief ("G.R.") may bearranged. Payments are not subject to refunds at any time. NO PERSONALCHECKS will be accepted. Residents who are late paying their fee will be asked toleave immediately. There will be no flexibility on this issue since we consider timelypayments an integral part of a strong recovery.

2. We are not responsible for loss or damage to personal property. Personal propertywill be disposed of after seven (7) days from vacating. An appointment must bemade with the House Manager to obtain personal property.

3. Drug screening are taken on a random basis. U.A. results will be forwarded toprobation departments, parole agencies and the courts, as applicable.

RESIDENT AGREEMENT

Cause for IMMEDIATE DISCHARGE• Being under the influence of alcohol and/or drugs• Possession of alcohol/drugs• Possession of weapons• Threats either verbal or physical, acts of violence, fighting• Property destruction or altering the physical construction of the premises• Failure to submit to a U/A or Breathalyzer test• Lies found on intake paperwork, stealing, and any criminal activity• Failure to comply with rules and/or management direction• Inability to pay rent at management’s discretion

ALL RENT SUBMITTED IS FORFEITED BY DEFAULT IF YOU ARE DISCHARGEDFOR VIOLATION OF THE HOUSE RULES AND REGULATIONS

AT NO TIME IS ANY RESIDENT TO RESIDE AT THE LIGHT HOUSE WITHCRIMINAL CHARGES SUCH AS ARSON VIOLENT OR SEXUAL CRIMES

CARSIf you have a vehicle on the Light House property, it MUST be insured & registered. YouMUST have an up-to-date driver’s license to have a car on the property. Failure to followthis rule is against the law and is cause for immediate discharge.

SEARCH & SEIZUREBy accepting to stay on the Lighthouse Property you are subject to search & seizure atany time. ANY illegal paraphernalia found is cause immediate discharge. 

MEETINGSAll residents are required to attend a Sunday night house meeting at 8pm. Thesemeetings are MANDATORY for EVERY House member. Work schedules and otheractivities must be arranged around these meetings, unless cleared with housemanagement in advance.

CURFEW & OVERNIGHTSHouse curfew is 12am every night, unless Drug Court or Probation has a different timeset in place for you. If you are not home by 12am management MUST be notified by8pm of that night.

PERSONAL AREA CLEANLINESSYour room MUST be clean and neat at ALL times. Your bed MUST be made every dayBEFORE you leave the house

CHORESChores are assigned EVERY Sunday night to be started on Monday. Your chore MUST bedone prior to leaving house EVERY DAY. Continued non-compliance of this rule couldresult in discharge.

VISITORSVisitors MUST be approved by management for their First visit to the LightHouse. After approval, management MUST be notified EVERY time you have a visitor.If management is NOT notified before your visitor being on premises, they will nolonger be allowed on our property. Visitors MUST be off the Light House property by10pm every night. Visitors who have arrest warrants or who are not in compliance withprobation or parole are NOT allowed on the property. At NO time are visitors allowedupstairs in either house.

MEDICATIONSYou are required to disclose ANY and ALL medications you are taking, either prescribedor over-the-counter to management. All prescribed medications MUST be non-narcotic.For the safety of the other house members, and to ensure that your medications aresafe, they need to be kept on your person, or out of sight of other house members.

HEALTH ISSUESANY and ALL health issues are to be disclosed to Light House management uponapplication for residency. If medical diagnosis is issued after initial intake managementnotification is required for liability issues.

INTIMATE RELATIONSHIPSAll resident are to refrain from ANY and ALL intimate relationships with another housemember. Violation of this policy will result in immediate discharge from the Light House.There are no public displays of affection on Light House Property.

FIRE SAFETY The following minimum fire protection requirements shall be as follows: A: There shall be no smoking in the house. B: Smoking materials shall be disposed of safely daily. C: There shall be no accumulation of clothing, newspapers, boxes or cartons In the living or sleeping areas. D: Stoves and cooking areas shall be kept clean of grease accumulation. E: Smoke detectors and fire extinguisher installed. F: Fire and exit doors clearly marked. G: Fire drills from sleeping areas encouraged.

CHORES

Duties to be performed for each chore.

Kitchen #1

Clean and clear all counters, wipe out both microwaves and stove.

Kitchen #2

Clean and scour sinks, clean window and window sill.

Kitchen #3

Wipe down kitchen refrigerator as well as the top, remove any items and place in proper area.

Kitchen #4

Clean fronts of cabinets, sweep and mop kitchen floor. Clean all light plug covers in kitchen and hall.

Kitchen #5

Organize dish and glass cabinets, organize pots and pan cabinets.

**Refrigerators to be emptied weekly, any food without a date and initials will be discarded. All food needs to be dated and initialed. Shelves and drawers to be cleaned before returning items. This will be performed by kitchen residents on every Saturday.

LIVING ROOM & ENTRY

#1

Clean patio window in and out, Clean coffee table and end tables. Remove couch cushions clean debris and replace fluffed cushions. Clean window sill.

#2

Clean inside and out the entry door as well as any light plug switches in living room and entry area. Sweep and mop entry and living room and dining area, move TV and stand to clean behind.

RESTROOMS #1 Downstairs, #2 Four man room, #3 Upstairs

Clean sink, counter top, cabinet fronts, toilets (in and out), scour tub. Clean glass shower doors and track doors slide. Wipe down faucets and mirrors. Sweep and mop floors. Clean window ledge.

BEDROOMS

Beds to be made daily prior to leaving room. All residents to be fully dressed with shoes upon leaving rooms. No clothes to be on floor or on floors if the closets. Personal area to be kept clean and organized at all times. Dust any and all shelve areas including nightstands and dressers. Empty personal trash daily. Sweep and mop daily.

TRASH & YARD, GARAGE

Empty kitchen trash, garage cigarette cans daily. Hose down drive way and trash can area. Pick up any trash in back yard and dispose. Hose down back patios and back yard. Any boxes or items not allowed in back yard bring to the attention of management. Trash pick up is on Mondays, on Sunday evening place trash receptacles out for pick up and return next day.

Rules to be followed by each resident!

ABSOLUTELY NO food or snacks will be in any bedroom at any time No Exceptions!

1. Absolutely no grease will be poured down sink drain.

2. Each person is responsible for washing his or her dishes and returning them to cabinet after each meal. Absolutely NO EXCUSES will be accepted. All food in refrigerator needs to be dated and initials placed on item. Each resident will be given a shelf for his or hers cabinet food, shelf will be marked for your individual use.

3. Please clean up your mess on burners and after using oven.

4. If it’s trash or garbage not in a container please remove to the outside appropriate trash container.

5. No clothes or personal items to be in yard or garage without management approval.

6. Restrooms – Other residents use these restrooms, please clean up after yourself and leave it for the next person like you'd like to find it

7. Designated smoking area located in the garage or backyard. NOT in rooms or balcony.

8. Male and females will be out of the opposite house no later than 10pm every night.

9. Garage to be closed at 12am every night. 10. All bikes to be in the back yard every night, not in the garage. 11. No furniture to be brought or taken from the property without management

approval. 12. No resident to use any other restroom other than the one designated. 13. Eating or stealing other residents food is grounds for discharge. 14. Be respectful for all house residents at all times. 15. Any and all issues to be brought to management attention ( no matter how

FRONT ROOM

1. Vacuum rugs and carpet in front room area and hallways.

A. Keep cushions and pillows neat and orderly. B. Trash newspaper daily or place in recycling box. C. Spot clean carpet for accidental spills, ect. D. Dust furniture - Wax or polish floor and furniture 1st Saturday

each month. E. Wash and dust around kitchen area.

A. Empty trash and garage cans. B. Empty lint box by dryer in garage. C. If it's trash or garbage, and not in container, get it to the

outside garbage cans. D. Trash all newspapers older than one day or place in recycle

box. E. Trash pickup - Put garbage cans outside on front street before

7:30 a.m. on Tuesday mornings.

SHOWER ROOM DAILY:

A. Shake out rugs (out side please) on Wednesday and Saturday.

B. Keep rooms picked up and clean. C. Clean up any hair left from self-administered barbering.

SUNDAY:

A. Shower room crew GI entire bathrooms. B. Scour bathtub, sink, shower stall and commode. C. Clean mirror. D. Sweep and mop floor. (Clean counters) Get the corners!
