Our community is looking for a club house manager.

It is a two-year position responsible for the oversight and management of our clubhouse. Responsibilities include maintaining a reservation calendar of bookings, ensuring bookings have made a security deposit, ensuring renters return the club house in the same condition or better, assessing damages as appropriate, maintaining supplies in the club house.

The person will need to do light cleaning in order to maintain the club house in a quality condition. The manager will interface with the board of directors on issues and recommendations related to the club house. In consideration for the time and effort, there is a small monthly compensation that will be discussed with the final candidate. Now that the WC3 community survey is closed your board has begun the long process of analyzing the results.

The 27-question survey was comprised of 18 list questions, such as “Which of the following amenities…” and nine free-form questions, such as “What do you like most about WC3?” Each of the responses to the list questions will be summarized in a bar chart. But the responses to the free-form questions are more complex given the shear number of replies — 1,855. As a result it will take time to compile the information and make it presentable to the community.

This latest survey the third since Willow Creek was established in the early 1980. But this is the first survey that was conducted both online and by mail. Ting Internet is coming to Willow Creek 3.

Ting has already built in WC1 and WC2 and will start construction in WC3 shortly. Ting established an agreement with the City of Centennial to use the city easements in front of your homes, which consists of the first two feet inside the sidewalk. This is controlled by, and has been approved by the City of Centennial. Ting promises to deliver fast, fiber optic based internet service. Any questions about the service or arrangements may be addressed to Ting or the City of Centennial.

Before you paint, be sure to e-mail the paint coordinator at [email protected]. All you need to do is send an e-mail saying you want to paint and you will receive painting instructions. Paint colors for the single-family homes must be chosen from an approved palette of colors. Painting a home an existing color is often not acceptable as the spectrum of colors has changed over the years. The ACC works with paint professionals so that the homes in Willow Creek III are current with the prevailing trends. The ACC believes that this enhances the value of homes in Willow Creek.

Remember that town home owners must submit an ACC request when painting their home. This is a formality to insure that the correct paint and shade of paint is used.

If you feel an ACC notice is incorrect or would like more time to correct an issue, talk to the ACC. The ACC meets the first Monday of the month in the clubhouse at 7:00 P.M. Seniors in the current program receive a call from a Communications Section staff member once a week. The call serves as a check in for the senior's health and well-being and provides quality interaction many of our seniors need.

WC3 Swim Team The Willow Creek 3 Swim Team is a 501(c)3 non-profit origination based in Centennial, Colorado. We are a summer swim team that is a must for all of the kids in the neighborhood as well as their friends outside of Willow Creek. Our swim team has been a staple in the neighborhood for over 25 years. Our team is for all abilities and levels with an emphasis on learning to swim better with competitions as a sort of measuring stick to gauge personal accomplishments. There are a handful of year-round swimmers, but the big majority of the team is kids having fun for the summer.

WC3 Dolphin Swim Team is open to kids age 4-18. For the younger swimmers, the coaches request the kids are comfortable in the water. Both WC3 residents and non-residents are welcome to join.

Season starts May 14th and ends mid-July. Our end of the year party is held at Pirates Cove. Practice are held in the afternoon in May. Once school is out, practices move to the morning time frame (7:30 am - 10:45 am). Swimmers are grouped on ability more than age.

Whether you're a returning family or new family joining our team, the registration process is simple and takes only a few minutes. You will be requested to pay during the last step of the registration process. Sign up by April 15, 2018 and save $20 off of the late registration cost.

Parent Informational Meeting: Join us to learn more about the Dolphins swim team!! We will cover how swim team works, why swim team is great, what you can expect as well as get to know other parents in the neighborhood. The meeting will occur on Sunday, April 8th from 4-6 pm. At 5 pm, we will hold the apparel fitting and continue to answer any questions. We will meet at the WC3 Clubhouse.

We are looking for sponsors for the 2018 Summer Swim Team season! In an effort to offset the swim team costs and the rising minimum wage rate, we are looking to sponsorships. If you own a small business and would like to participate, we would be happy to promote your business. Sponsorships with the WC3 Swim Team will allow for unique and exclusive access to the parents within Willow Creek 3 as well as the surrounding areas. Our swim team season runs for 10 weeks with the swimmers and parents at the pool 6 days a week. While it is a short season, the swim team experience is intense. Willow Creek 3 HOA Board Meeting: March 8, 2018 Call to Order: Laura Ream called the meeting to order at 6:00 p.m.Roll Call: Board members present: Laura Ream, Fred Kremer, Bob Bartlett, Aidan O’Shea, Martin Garrity, Jay Weber and Jerry Grant. Greg Coleman and Marta Yates of SCRES were also present. Quorum was established.

Homeowner Forum • H/O stated that the Visitor Parking signs in the Townhome parking areas is not being enforced. Laura explained that visitor parking was not enforceable. It was decided to keep the signs up as it does some good in keeping residents from using as their own extra parking space.• H/O has townhouse vs single family issues regarding the snow removal billing, 100% of invoice went to townhouse budget, did not follow the split. What about the audit money removed from townhouse reserves? All of the paver project funds coming out of townhouse reserves.• H/O has issue with SCRES and the lack of response from management. H/O asked that the legal fees be waived due to lack of communication.• H/O complained the clubhouse is not being maintained in an acceptable condition. Among other things, it is too hot at times and the wastebasket is not emptied in a timely manner.

Committee and Officer Reports • Landscape: JBK reported that due to the frozen ground and water accumulated during the last month the 4th approved watering was unnecessary.• ACC: It was reported there were a few minor requests. The committee is doing initial property inspections for violations. Laura asked if the Board and Committee can progress to make sure the homes continue to look up to date.• Social: The Chair for the Social Committee has not been finalized. No volunteers have come forward to be on the Committee. There are no events planned to date.• Swim Team: The coaches will be allowed to conduct private swimming lessons. There was no decision regarding allowing the swim team to have a one night camp out on the tennis courts. This request will be readdressed at the April meeting when the swim team submits a more cohesive plan to the Board. The swim team requests conducting practice two nights a week from 7:00 to 9:00 p.m. After discussion it was decided to allow the swim team, on a trial basis, to practice on Monday and Wednesday evenings from 7:00 to 8:45 p.m. using two swim lanes. This practice will be readdressed at the June meeting to see what the impact is on regular pool use.Motion to allow the swim team to conduct practice on Monday and Wednesday evenings from 7:00 to 8:45 p.m. using two swim lanes was made and seconded. Motion passed unanimously.• Website: No report.• Welcoming: Welcoming Committee report was submitted to the Board. Report shows 13 new owners moved into Willow Creek 3 between July 2017 and January 2018.• Pool: The Perfect Pool contract was signed by Had Bradbury. Had agreed to keep the pool open until October 1st with no additional cost. The pool will open May 13th for swim team only and will open to the residents on Memorial Day weekend. The Board would like to see more accountability from pool employees when checking the pool chemicals 3 times a day as required.

Approval of March 8, 2018 Minutes:The March 8, 2018 Board meeting minutes were submitted to the Board for review and approval to file for audit.Motion to approve the March 8, 2018 Board Meeting minutes with no changes was made by Laura Ream and seconded by Jay Weber. Motion passed unanimously.

Approval of January & February 2018 Operating ReportThe January 2018 Operating Report was resubmitted with changes for the Board to approve for audit.Motion to approve for audit the January 2018 financials as revised was made by Fred Kremer and seconded by Martin Garrity. Motion passed with one abstention.The February 2018 Operating Report was not approved. There was concern regarding having expenses in the amount of $1,108 for winter watering taken out of line item 5440 Landscape Improvements. There needs to be an additional line item added for Grounds Maintenance.Motion to establish a line item 5410 Grounds Maintenance and transfer the $1,108 expense to this line item was made by Jerry Grant and seconded by Fred Kremer. Motion passed unanimously.Motion to transfer $117K from general reserves to townhome reserves was made by Jerry Grant and seconded by Laura Ream. Motion passed unanimously.The Moller Graf invoice in the amount of $1,090.50 was discussed and all expenses were explained to the satisfaction of the Board.Greg Coleman again requested Board input/comments on the financials before the meetings so he can respond in a timely manner.

Managing Agent Report Action List:• Item: The Board requested the clubhouse entry system when booked for use is changed to an electronic lockbox that resets itself after each use. The Clubhouse chairman would be responsible for lockbox and getting code to clubhouse user.• Item: Auditor. It was suggested that the auditor do the 2017 audit report which should make the adjustments to the 2015/2016 audit. Let the auditor do her job to get 2015-2016 adjusted. Then readdress remaining concerns after audit is completed. Martin would like to meet with the auditor.Motion to engage auditor for the 2017 audit immediately to get 2015/2016 adjusted in the 2017 audit was made and seconded. Motion passed with 5 yes, 1 no and 1 abstention.Delinquency Status Report: Executive session.Collection Status Report: Not reviewed.

Unfinished Business • 2018 Survey Update. Laura Ream reported there were 239 surveys returned by email and 6 by USPS. She requested another email blast go out to homeowners reminding them their survey need to be received February 20th.• Community Update-Studio 6 development, 9105 E Mineral Cir. SCRES to email blast to residents the date for an opportunity to sign petition for a moratorium on lodging, including proposed project.• Reserve Study. There was discussion as to when to begin the reserve study.Motion to engage Aspen Reserve Study to complete the physical portion of the reserve study and not complete the financial portion of the reserve study until after the 2017 audit is completed was made by Martin Garrity and seconded by Fred Kremer. Motion passed unanimously.

New Business • January Clubhouse Rentals: There were 7 rentals, 5 recurring rentals and 3 non-revenue producing uses the month of February.• Snow Removal. Discussion regarding the snow removal invoices and if the proper allocations between single family and townhomes were being applied to the costs. Jerry Grant asked SCRES to email him all the invoices for this season.

ADJOURNMENT: With no further business before the Board the meeting was adjourned to Executive Session at 8:35p.m.Executive Session convened at 8:35 p.m. Next meeting will be held April 12, 2018 at 6:00 p.m. in the Clubhouse.

SAFETY UPDATE

Safety and security has always been a primary focus in Cherry Creek Schools. That was very clear during an in-depth, hour-long presentation to the Board of Education on Mar. 12. Deputy Superintendent Dr. Scott Siegfried touched on all aspects of safety and security including current practices, historical upgrades and proposed improvements to the district’s comprehensive school safety program.

From the SE Extension Project Manager:

2018 is going to be a busy year on the Southeast Rail Extension project. With much of the civil work behind us, the systems elements that power the trains will become the main effort of work crews. One of the biggest systems challenges will be the work that is necessary to tie-in the new rail extension with RTD’s current systems.

The SE Rail Extension project team will soon begin a cutover process at the end of line tail tracks south of Lincoln Station. The work for the cutover/tie-in will take place in March, weather and schedule permitting, and will result in a 9-day full closure of train service at Lincoln and County Line stations. During the shutdown, crews will replace old equipment including track and rail, Overhead Catenary System (OCS) poles and wires, conduit and other utilities. Riders are encouraged to utilize stations north of County Line Station or seek alternate means of transportation during the 9-day closure.

Lincoln Station is the current end-of-line; but by 2019, the final destination for the E, F and R light rail lines will be RidgeGate Station. Once construction is completed, the new system must be tested. This includes installing electrical, signal and communications systems, as well as operating train vehicles under their own power on the new rail line. Systems and testing work is planned to take place through 2018, and the line is scheduled to open for service in 2019.

The townhouse alleyways are not for parking. Please do not park any vehicle or have any contractor park their vehicle in the alleyways

at any time. The only exception is for short term loading and unloading.

Don’t forget to clean up after your pet when dog walking. The city of Centennial (municipal code 7-7-320) as well as Willow Creek 3 policies, require that pet owners remove and dispose of pet waste on any property other than that of the owner or keeper. In other words, when you are out and about with your dog, don’t leave a mess. City fines start at $50 and can include a Municipal Court appearance. And if you see someone not following the rules, please let them know. Also, both Willow Creek 3 and the city require that dogs be leashed and under control when out in the community.
