Our Purpose and Goal
• Purpose:– Identify the parts of the current LEED rating
system that do not “play well” with our Cold Storage Buildings and work to find ways to bring the two together.
• Goal:– Take our findings and work with the USGBC to
adapt the current LEED rating system to our Cold Storage Buildings
What We’ve Done
• Credits with “Opportunities”– SS cr2 Development Density and Community
Connectivity– WE cr3 Water Use Reduction– SS cr4.1 Public Transportation Access– SS cr4.3 Low Emitting/Fuel Efficient Vehicles– IEQ preq1 Minimum Ventilation per ASHRAE– IEQ cr2 Increased Ventilation– EA cr1 Optimize Energy Performance
What We’ve Done
• SS cr2 Development Density and Community Connectivity– Encourages: development in densely populated
areas and requires close proximity to things like banks, retail, etc.
– Problem: Warehouses rarely ever get built in these locations

• SS cr2 Development Density and Community Connectivity– Actions to Date:
• Credit was supposed to be issued as a pilot credit defining different requirements for warehouse facilities
• USGBC decided at last minute to not issue as a pilot credit but did put the credit out under it’s new name “Development Density and Diverse Uses” for 1st Public Comment
What We’ve Done
• WE cr3 Water Use Reduction– Encourages: Reduction in the use of water
– Problem: The credit did not allow for any savings in process water to be taken into account.
– Actions to Date:• Credit came out as Pilot Credit 17 and addressed
process water savings
• Comments were submitted
What We’ve Done
• SS cr1 Public Transportation Access– Encourages: Development of facilities close to
multiple modes of public transportation– Problem: Our Cold Storage Warehouses are rarely
within ½ mile of one bus stop, let alone 2.– Actions to Date:
• A new credit was proposed with different parameters under pilot credit 12 – Quality Transit and Reduced VMT.
• Comments were made in the 1st round for this credit
What We’ve Done
• SS cr4.3 Low Emitting/Fuel Efficient Vehicles– Encourages: Reduced emissions from automobiles
– Problem: Improvements to emissions from trucks is not captured in the credit, and this plays far more of a role in our facilities than the automobiles
– Actions to Date: A pilot credit introducing credit for reduction in emissions from trucks was supposed to be offered, but never was.
What We’ve Done
• IEQ Prereq1 Minimum Ventilation per ASHRAE– Encourages: Introduction of fresh air for creature
comfort per minimum ASHRAE standards– Problem: Introduction of fresh air to refrigerated
spaces leads to safety issues, operational issues, and energy consumption issues.
– Actions to Date: • Worked with USGBC to get a general agreement that
fresh air is not required for refrigerated facilities. • Last discussions had USGBC working on a precedent for
this and refrigerated facilites
What We’ve Done
• IEQ cr2 Increased Ventilation– Encourages: Providing more ventilation than
required by ASHRAE for creature comfort– Problem: Introduction of fresh air to refrigerated
spaces leads to safety issues, operational issues, and energy consumption issues.
– Actions to Date: • Discussions with the USGBC have led to the
understanding of why this credit is not possible for the entire building.
• Tentative results were to be able to get this credit for all areas but the refrigerated.
What We’ve Done
• EA cr1 Optimize Energy Performance– Encourages: The design of energy efficient
buildings
– Problem: Does not take into account the refrigeration loads of our buildings.
– Actions to date: We have focused our time on determining how to properly model refrigeration systems, enter Benjamin from BMG.
Moving Forward
• SS cr2 Development Density and Community Connectivity– The new credit “Development Density and Diverse
Uses” is coming out for a 2nd public comment period shortly. At this time we will review modifications and make additional comments
– Follow this credit to see if it becomes a pilot credit

• WE cr3 Water Use Reduction– The pilot credit has been modified for the 1st set
of public comments and will be coming back out for a second round. At that time we will review changes and issue comments

• SS cr1 Public Transportation Access– The pilot credit was offered as expected and is
going to be reissued for a 2nd public comment. We will follow and comment when available.

• SS cr4.3 Low Emitting/Fuel Efficient Vehicles– Follow up to find out why the pilot credit was not
issued
– Find ways to introduce our comments on the proposed credits for truck emission reductions

• IEQ Prereq1 Minimum Ventilation per ASHRAE– Continue to follow up on the status of the
precedent concept for refrigerated facilities
– Look for precedent setting mechanisms or lists on USGBC site

• IEQ cr2 Increased Ventilation– Will need to follow up to confirm the ability to
obtain this credit by meeting the requirements for all non-refrigerated areas of the building.
– Look for a possible pilot credit on this.
Moving Forward
• EA cr1 Optimize Energy Performance– We are focusing on gathering data from the
members on their power consumption– We will then work to group that data into general
groups, i.e. -10F freezers, 35F coolers, blast, etc.– Attempt to present our data to USGBC to get an
accepted refrigeration “baseline” so as to determine the amount of energy savings
– Investigating the existing Energy Star rating system to see if they have an accepted “baseline”
