Over the past 10 years, Otis has worked to minimize its environmental impact by reducing energy and water consumption by 60 percent. Otis continues to build upon these worldwide successes with the opening of its first green manufacturing facility.
Otis Elevator Company TEDA CenterOtis has achieved a major milestone in green manufacturing with the opening of the Otis Elevator Company TEDA Center, located in the heart of China’s Tianjin Economic-Technological Development Area (TEDA).
Based on a 1.5 million square foot (140,000 square meter) site, the Otis Elevator Company TEDA Center is dedicated to producing green elevator products such as Gen2™ elevators and energy-saving, high-speed perma-nent magnet gearless systems.
The Otis Elevator Company TEDA Center was designed and constructed to meet the U.S. Green Building Council’s Leadership in Energy and Environmental Design (LEED) Gold standards. The result is a reduction in site energy consumption of at least 25 percent compared to conventional construction methods and materials.
The advanced technologies incorporated into the center are designed to provide energy savings and environmental benefits throughout the life of the building.
Heating and cooling• Grass and plants cover a portion
of the roof, providing a natural outdoor environment and signifi-cantly reducing cooling needs
• Most of the roofing is made from highly-reflective materials to minimize the need for mechanical cooling
• Coated glass provides insulation to minimize solar heating

Otis takes its environmental commitment seriously by offering environmentally friendly options for its full range of products. Customers are assured of the safety and reliability Otis is known for, while receiving the added benefits of longer product life, greater energy savings and reduced environmental impact.
Gen2TM Systems
The Gen2 machine-roomless elevator system is designed to provide energy savings in a wide variety of applications, from low-rise residential to high-rise commercial buildings.
The Gen2 system is up to 50 percent more efficient than conven-tional systems. In addition to saving energy, the Gen2 elevator also reduces the system’s environmental impact because its patented poly-urethane coated-steel belts, gearless machine and roller guides eliminate the need to apply lubrication.
From Spain to China, the Gen2 elevator has been recognized with a number of environmental awards, attesting to its effectiveness as a green solution.
ReGenTM drives
ReGen drives reduce energy usage by capturing the energy normally dissipated as heat during braking. ReGen drives feed this energy back into the building’s internal electri-cal grid for use by other building systems, such as adjacent elevators and lighting.
The result is increased efficiency and a reduction of excess heat in the building. When used in conjunction with Gen2 elevators, ReGen drives deliver a combined energy savings of up to 75 percent.
ReGen drives are now avail-able for a wide range of uses, from low-rise residential to high-rise commercial buildings. The drives are optimized for Gen2 elevators, as well as other machine-roomless and gearless systems.
As the product of choice for green buildings, ReGen drives also reduce peak-power demand and lower overall building operating costs, delivering significant annual savings to building owners and tenants year-after-year.

As the product of choice for “green” building initiatives, ReGenTM drives deliver substantial energy savings while helping to meet or exceed established worldwide standards.

ReGen drives feed this energy back into the building’s internal electrical grid where it can be used by other loads or users connected to the same network.

The drives minimize distor-tion of the incoming sinusoidal waveform line current, making Total Harmonic Distortion (THD) at nominal load typically equal to or below 5 percent, versus more than 80 percent in non-regenera-tive drives.

ReGen drives lower overall building operating costs, delivering significant annual savings to building owners and tenants year-after-year during the life of the elevator.
The drives help reduce the two key factors that influence energy costs, peak power demand and energy consumption. As a result, both the fixed costs based on peak power demand (kilovolt amperes or kVA) and variable costs based on energy consumption (kilowatt-hours or kWh) decrease.
Electrical power is generated when the elevator travels up with a light load, travels down with a heavy load and during the elevator system deceleration. In effect, a fully loaded, descending elevator can now provide a significant portion of the power for an adjacent ascending elevator.
The amount of energy savings due to regeneration depends on various system parameters and configurations such as car load, speed, length of run, traffic pattern and system efficiency.
Modeling and simulation results show that ReGen drives use substantially less energy than non-regenerative drives for equivalent elevator motion. (See energy savings example on back page.)
