THE AREA The property is situated off Birkland Lane on the outskirts of Sunniside. The property benefits from its proximity to the major highways in Gateshead and Tyne and Wear. Newcastle city centre is only 6 miles from the property.

DESCRIPTION The property comprises grassland extending in all to approximately 24.76 hectares (61.18 acres), as edged red on the plan within these particulars. The total area on the Rural Payments Agency Rural Land Register maps is 24.76 hectares with a recorded eligible area for subsidy of 24.7 hectares. Access The property has access direct from the public highway.

Basic Payment Scheme The land has been registered and is sold with the benefit of entitlements to receive payment under the Basic Payment Scheme. The vendor proposes to include 24.7 non-SDA entitlements with the sale. If the purchaser is able to complete the purchase prior to 9th May 2016, the vendor will transfer the entitlements to the purchaser in accordance with the regulations of the scheme in order for the purchaser to claim the 2016 Basic Payment. In the event that the purchaser is unable to complete the purchase prior to 9th May 2016, the vendor will claim the 2016 Basic Payment but will undertake to transfer entitlements to the purchaser in accordance with the regulations of the scheme after the claim date. If the vendor claims the 2016 Basic Payment, the contracts of sale will oblige the purchaser to sign an indemnification that they will maintain the land in good agricultural and environmental condition and follow the Basic Payment Scheme cross compliance regulations. Further to this, the indemnification will also hold the purchaser liable should the vendor be penalised for breach of cross-compliance. The transfer of the Basic Payment Scheme entitlements shall be co-ordinated by George F White with fees of £350 plus VAT per lot being charged to and payable by the purchaser.
