I n t r o d u c t i o n
Lake Lee is a new master planned community
located southeast of Charlotte, North Carolina,
near the town of Monroe. The key geographic
feature of the new community is
its frontage onto Lake Lee
reservoir which provides much of
Monroe’s drinking water.
The design direction for the
community is focused on a mix of
detached single family homes and
attached duplex and quadruplex
residential building types. The
architectural and activity centers
of the community will be small-
scale residentially-styled commercial office,
retail and recreational amenity villages. The
overall community vehicular infrastructure is one
that is designed to bring both ease of circulation
and a sense of
connectivity to
the independent Parcels of homes.
Individual product types are grouped into
separate community parcels, however there are
multiple circulation points which
tie the individual parcels to each
other and allow for ease of
movement between the parcels by
residents.
Another key ingredient to the
overall design aesthetic is a
continuous pedestrian circulation
system that follows much of the
vehicular street layout, but goes
beyond the base street patterns
and forms a completely separate layer of
circulation ideal for pedestrians, joggers, and
children. This layer is made up of sidewalks,
jogging trails, street trees, and a variety of edge
conditions and
amenity points.

I n t r o d u c t i o n
This pedestrian “space” is the design component
that is so often overlooked, or intentionally
reduced, due to a lack of understanding of how
valuable and unique it is
in the recreation of new
places that have the
heart and soul of “Older
Small Towns”.
However, the pedestrian
spaces cannot carry the
community to this new
level of aesthetic alone.
As important as this
ingredient is, it must be
amplified by the buildings
themselves. Both
residentially and
commercially, all the
buildings and homes in the community must
follow this design mandate; which is to
emphasize the pedestrian, the sidewalk, and the
connection of the front door of the home to
this system.
In this design direction, it is the automobile and
the paving associated
with and necessitated
by the automobile that is
the largest barrier to
achieving the intangible
sense of “small town”
that excites and attracts
buyers today. Therefore,
houses will be designed
to de-emphasize the
garage and the driveway
as much as possible.
This will be achieved by
first locating garages to
the rear side of the
homes. When this is not
possible, garages will be placed behind front
porches and the garage doors will be styled as
individual carriage doors which harken back to

small single car garages and freestanding
garage sheds of the early 1900s suburbia.
Architecturally, the homes will be styled in a
variety of early suburban nostalgic directions
such as Craftsman, Bungalow and Southern
Colonial “styles.” Advances in low maintenance,
cement siding and architectural shingles as well
as board and batten will be combined with brick
and stone accents to create the retro
streetscapes.
A hallmark of all of these styles and homes
connected to small towns are rich architectural
details and focal points such as front porches,
beautiful porticoes, operable shutters, window
boxes and a variety of hardscape accents that tie
the house to the pedestrian way. Houses will be
designed to tie very intimately to the pedestrian
way, which will allow for maximum open space to
the private rear yards of the homes.
Another key ingredient, in the design system for
the community, is the exterior material and color
selections. Brick , stone, mortar, roof colors and
textures, as well as trim and accent colors for all
siding and cornice work is critical to fulfill the
vision. Too often builders fall back on basic
predictable whites and off-white colors. This
conveys a lack of confidence that leaves

consumers looking for a rich new residential
environment, wanting more, and being forced to
compare this new community with others that
have far fewer design
ingredients.
The correct application of
these various elements will
result in homes that recall
many of the iconic suburban
styles from the 1920’s and
1930’s. Working in unison,
these facades form a key
ingredient in the marketing of
the overall community and
branding the community as a
“New” small town. In order to fulfill this vision, it
is critical to include commercial, civic, retail and
recreational components.
There are two principal village centers, one
located at the main entrance to the community
and the other located along the waterfront in the
heart of the residential areas. In terms of scale
and building types they differ greatly. However,
both should be carefully
styled, scaled and detailed to
fulfill the visual expectations of
a “Small Town” aesthetic.
Parcels CA and CB located at
Highway 601 and the Main
Entry Boulevard will be
configured to follow a “Main
Street” or “Hometown”
vernacular. Buildings will
feature tall ceil ings,
individually studied facades,
vintage signage, lighting and
street furniture, covered walks, outdoor seating
and rich landscaping. Soft materials, siding,
board and batten, and aged brick will be the
primary building materials. Parking will be
distributed to break down the scale and mass of
paving, allowing buildings to move closer to the

streets and connect into the community
pedestrian walks.
Parcel CC is located on the
waterfront, and is designed to
become the heart of the
community in terms of activity and
energy. The creation of a small
“Marina” or “Fishing Village” will
be the guiding aesthetic goal of
the overall architectural
vernacular. Buildings will be
smaller in scale, most not over
5,000 square feet. They will be
styled in simple, functional
elevations, with double hung windows, metal
roofs, porches and wide pedestrian walks with
seating areas to tie the spaces together. Parking
will be carefully distributed and small in scale.
An effort will be made to locate and preserve any
large mature trees in this area to advance the
feel of age and permanence as much as
possible. Every attempt should be made to
promote the sense of owner operated
businesses, shops and cafes.
Signage should be externally lit
with a special emphasis on
“casually current” hand made
signage, specials and seasonal
offerings. With proper execution
and attention to detail and
operations, this area will become
the major competitive advantage
and draw for potential residents to
the community.
Another key component, not only
in these parcels, but throughout the community,
is the inclusion of open green and recreational
spaces. Each parcel is designed to include one

or more dedicated recreational spaces. Small
social, swim or tennis clubs, picturesque parks,
and large gathering spaces for community
celebrations or events are
woven into each of the
parcels. These spaces play
another vital role in giving
residents another level of
lifestyle that is often left out
of typical new communities.
These spaces also become
key parts of the visual
imagery and allow for
increased values to be
realized in terms of lots and
homes.
In summary, the master
land plan and architectural directions set forth in
this document will become the first step toward
all of the physical and aesthetic decisions, which
lie ahead in the planning and creation of the
overall community. A wonderfully rich,
comfortable and vibrant new community and
small town is our goal. Nostalgic Streets, vibrant
villages and active parks
will give this community a
large, tangible quality that
is simply not found in
smaller, lesser planned
comparable communities or
places. The combination of
well styled residential
buildings contiguously
located with small scale
quaint retail walks and
“picture-perfect” post card
marina views is rare and
once begun will certainly
become a most sought
after place to live, relax and play.
