Lake Arbor Crime Report In partnership with the Arvada Police Department, the Lake Arbor Homeowners Association Board wants to keep residents informed about events taking place in our neighborhood. He is suspected of burglarizing at least three homes in Lake Arbor and a warrant has been issued for his arrest. The majority of the violations continue to be residents using their front and side yards for storage of trash, building materials, rubbish, and tree limbs. Residents are reminded that trash cans and rubbish, debris, and personal items must be stored in your garage or behind your fence. We also continue to notice cars that are under repair, not running, flat tires, or expired plates on resident’s properties are covenants violations, but are also the City of Arvada code violation. Trailers, both utility and camping trailers must also be stored either in the garage or behind your 6 ft. privacy fence. Annual Easter Egg Hunt Residents and their families are invited to join Lake Arbor for The Annual Easter Egg Hunt. Join us Saturday, April 8th, at 11am, at the West Ball Diamond in Lake Arbor Park. Lake Arbor Home SalesAs of March 7th, 2017, Lake Arbor didn’t have any homes for sale. This is evidence of a strong Seller’s market. The Seller’s market has been created due to a supply and demand issue, which is very different than the “bubble” we had back in ’08 with the mortgage crisis.There is a shortage of homes for sale, but lots of demand to purchase. In fact, we only have about 3,700 homes for sale in the Denver metro area and we need 23,000 for a balanced market. As of March 7th, there were 3 homes under contract in Lake Arbor. Their list prices ranged from $330,000 to $375,000. Their contractual prices were unknownThere have been 7 homes sold in the neighborhood so far this year. Discovery Trail Cleanup Dates for 2017Dates have been set for community cleanup of Discovery Trail (path along the creek, from Otis Dr. to Lake Arbor Park). The dates for 2017 are May 6, June 17, August 19, and September 30. Cleanups are held on Saturday mornings, starting at 9AM, meeting at the parking lot on the east end of Lake Arbor Park. This activity is led by Lake Arbor HOA and is part of the City of Arvada Adopt-A-Trail program.Time invested is about 1.5 hours on each cleanup day and the more people we have, the faster it goes! This is a great opportunity for civic groups to serve the community. Individuals are welcome too! It’s

also a good way to meet your neighbors and feel good about keeping Lake Arbor

beautiful. Participants should wear sturdy shoes and sun protection. Gloves are a

good idea. No need to register, just show up! For more information, contact covenants@

Hope House 5K and Fun RunWhether you are 8 months old, 8 years old, or 80 years young, you can join in on the fun at the 2017 Hope House 5K and Fun Run. You can walk, run or even crawl to the finish line, and your hard work will benefit Hope House of Colorado.The event will be held at Lake Arbor Park on Saturday, May 6, from 9 am – 11 am, and will include a Diaper Dash for little walkers and crawlers, as well as other family fun events, including a bouncy castle, kid’s obstacle course, and photos with Paw Patrol’s Chase Pup and Skye Pup!The good news is that it is all for a great cause! Proceeds from the Hope House 5K and Fun Run will benefit the self-sufficiency programs at Hope House of Colorado, a non-profit organization that works to empower disadvantaged teen moms from all over the Denver-metro area. Do I Need To Get Permission To Paint (or Re-Side) My House? The short answer is “Yes”. In accordance with the protective covenants, changes to the external appearance of Lake Arbor homes, including color schemes, must be approved by the Lake Arbor HOA Architectural Control Committee (ACC). If the new colors are “pre-approved”, getting ACC written approval will be quick and easy. If you choose colors not pre-approved, the process will take a little longer, as the colors must be reviewed by the ACC. Allow enough time to get colors approved before painting starts, to avoid having to repaint (or change new-siding color). Approvals include documentation to protect both homeowner and the HOA. Pomona Parcel UpdateArvada City Council continues to debate the future of the Pomona Parcel, the undeveloped land between the police station and Lake Arbor Park. The land is zoned R-1, so it could be developed for housing. In April 2016, the Lake Arbor HOA Board officially requested Council to rezone the Parcel to future park or open space. Our District 1 city council person, Nancy Ford, strongly supports the idea of rezoning the Parcel and is working hard to convince other Council members. To date, Council has not voted on rezoning.
