This is an area abundant with beaches, charming villages and forests; you can walk, cycle or horse-ride for miles along its long sandy beaches or amongst the sweetly scented pine and oak trees of the surrounding forests taking in its wonderful scenery. Just minutes away you have the resorts of St-Palais Sur Mer and Royan each with an excellent selection of seafood restaurants, bars, cafes and boutique shops plus sailing and surfing schools. Together with St Augustin-sur-mer and some surrounding villages, they benefit from a micro-climate giving the area a particularly long bout of sunny weather that usually lasts from March right through to the end of October and even the winters here are quite mild; the amount of sunshine here is known to be comparable to the French Rivera at 2250 hours per year.

The enchanting Islands of Ile de Re, Ile d’Aix and Ile d’Oleron lie just off the coast and are accessible by car; on all these islands you will find salt marshes and plentiful oyster beds (the whole coastal region is known for its cultivation of oysters) but also long stretches of sandy beaches and forest. The islands are home to many French film stars and famous musicians who choose to live and holiday on the islands as they have retained the natural environment of the islands by only building low density, traditional housing and not the huge concrete apartment blocks that you often see on the Cote d’Azur.

La Forêt d’Armotte resort is located in the commune of St Augustin-sur-mer and is just 500m from the authentic and cosy village centre where you will find the following: a bakery, tobacconist/newsagents, 2 supermarkets, bicycle shop, restaurant/bar, a primary school, a nursery, a garage, antiques shop, Doctor’s surgery, ceramics & pottery shop, delicatessen, hairdressers and a church. In 2014 (in time for the delivery of the residence) an additional small commercial centre is to be added which will comprise a few more shops/restaurants etc adding to the attraction of the village. St Augustin is wonderfully situated in a peaceful, natural environment surrounded by forest yet incredibly close to the beach and attractions thus having the best of both worlds. The nearest sandy beach is La Plage de la Grande Cote just a few minutes away but the entire coast in this area is dotted with beaches. On this particular beach there are a number of restaurants often serving seafood as their dish of the day- what better way to spend a lazy afternoon in the sun than drinking a bottle of crisp white wine whilst eating freshly caught lobster or mussels?

The seaside towns of Royan and St Palais-sur-mer are 8km and 5km away respectively. Royan is the larger of the two and has no less than 5 sandy beaches spread either side of the town and range from nearby child-friendly beaches to the wild unspoilt beauty of the Cote Sauvage where you can find tranquillity even at the height of the season. The 19th century Belle Epoque Villas line much of the seafront where you will also find an excellent selection of restaurants, cafes, bars and boutique shops. Also, because of its size (20,000 inhabitants) it has a good selection of international retail brands and all the amenities and services that you could need - even a Casino! One of the major attractions of Royan is its famous fresh produce markets (arguably the best in the whole of Charente-Maritime) selling a great selection of foods, wines, cheeses, fruit, vegetables, meat and of course fish.

The cities of La Rochelle (45 mins) and Bordeaux (1hr 30 mins) are also key attractions in the area, both of which date back to the 10th century which are evident in their architecture. La Rochelle is a vibrant and charming seaside town centred on a harbour of which you find secret roads lined with arcades, stately residences and aristocratic houses. It holds many Jazz, art and film festivals but is also a very important centre of commerce hosting national and international congresses at its exhibition centres and is the base of many large French companies, helped by having its own TGV (high speed train) station.

Bordeaux is one of the prettiest and majestic cities in the world and is on the UNESCO world heritage list as “an outstanding urban and architectural ensemble” of the 18th century. It is the sixth largest city in France and one of France’s biggest wine producing areas producing 960 million bottles per year and home to some of France’s largest companies. Its many churches, theatres, universities, museums, parks and gardens display its rich culture and along with the infamous “Place de La Bourse” on the river are truly awe-inspiring and attract many tourists each year.

activities and attractions:

The lakes and sea alone offer an incredible amount of activities here from fishing, diving and swimming to surfing, sailing, water-skiing and much more besides. On land on the other hand there are just as many options with two golf courses in close proximity, tennis, mountain biking, hiking, horse-riding, paragliding, quad-biking, dune buggying and a theme park to name but a few and there are also chlidren’s activity clubs and nurseries to give the parents some time to themselves should they wish. With this time they can go on guided boat trips and river tours or visit the many chateaux, art galleries, museums (such as the Gallo-Roman museum at Barzan)and charming villages in the area, see the troglodyte caves, go on wine tasting tours or simply relax in the sunshine. During the summer there are also an extraordinary amount of festivals and shows for children & adults alike from acrobatics and circus events to theatre, concerts and cabaret. So, as you can imagine fresh seafood is in abundance in this part of France with oysters, mussels, scallops, soft-shelled crabs, cuttlefish, carp, sea bass, dover-sole and much more being served up in delicious sauces up and down the coast. There are a number of traditional dishes in the area of which the Mouclade is one where mussels are cooked in white wine and covered in a creamy sauce- perfect with a baguette on a sunny afternoon! The Oysters here are also known to be the best in France, having obtained the prestigious “Red label” which sets them apart from any in France due their quality and taste- the best ones come from the “Marennes-Oleron” which is a harbour located on the Isle Oleron. The daily markets offer a good supply of this fresh fish and shell-fish so you can dabble in

some home-cooking or be lazy and sit by a seaside restaurant and be served- the choice is yours!

As you might expect, the area is also renowned for its excellent wines producing red, white and rose and indeed some sparkling wines. In fact the “Vins du Haut-Poitou” (which is just north of Poitiers) has earned itself the prestigious AOC label

differentiating it from any other wine in France. Vineyards are to be found all over the region of Poitou Charentes but the area around Bordeaux (in the Aquitaine region) is even more infamous for its production of fabulous wines including the famous “Claret”. This area around Bordeaux has 8,500 wine producing Chateaux producing more than 60 different appellations of wine most notably in the famous areas of St Emilion, Medoc, Graves and Pomerol. The Poitou-Charentes region is also famous for its Pineau; a fortified wine made from grape, must and Cognac and you can go on Pineau tasting tours at the various “Domaines” much like you can go on wine tasting trips to the vineyards. Last but not least, the area is renowned for its Cognac (a type of brandy or “eau de vie”) production and the Cognac houses often offer marvellous tasting sessions to visitors.

Getting to La Forêt d’Armotte couldn’t be easier from the UK & Ireland with two International airports and TGV stations nearby plus a train station in Royan and regular bus services from St Augustin.

Holiday Lets: A rental management agreement is signed and a 65/35 share of the rental income on the property is paid to the owner (65% for the owner and 35% for the management company).. Based on current weekly rental prices owners can expect a NET rent after agency commission and running costs of 7.1% per annum (based on 18 weeks per year being rented out).
