Thank you for considering Knipe Hall for your wedding. First of all, may Iexplain that our attitude to wedding receptions is very relaxed as primarily weown a unique property that we have adapted with flexibility in mind. We canhelp organise your day as much or as little as you decide.

Needless to say we have good local contacts which we can recommend andeach event brings new ideas into the equation from further a field. Some ofthe services we can provide ‘in house’ and have no fixed policies but only afew practical rules (Please see our attached Terms and Conditions). As theclient you are free to engage the catering services of whoever you choose. Wehave an approved list of caterers, familiar service staff and all the equipmentyou need for a fine celebration.

At the end of the day it’s your special day. It can be either a blank canvaswhich you paint, or if you wish be completely managed by us to yourspecification depending on practicality, budget and imagination. Whatever youwish!

Knipe Hall is well situated inside the National Park only 7 miles from J39 M6within the Lowther Valley.

Knipe Hall is a Visit Britain 5* Gold rated holiday cottage accommodating 12people, which also enjoys the benefit of a hot tub and WiFi. The uniquefunction side of Knipe Hall is all attached, consisting of The Party Barn,anterooms, service kitchen, and The Old Dairy. It has been purpose designedwhilst retaining many of the original features.

Three rooms at Knipe Hall are licensed to hold a Civil Ceremony. You can hold your wedding ceremony on site, either inthe country style sitting room with wood burning stove and grand fire place or in our Party Barn which is a superbroom for the purpose and can be decorated to your taste. We also have The Old Dairy which is the largest roomaccommodating up to 110 people for a sit down meal. I would suggest 90 is a more comfortable number if you wish tohave a traditional top table. If you intend to have additional evening guests the whole venue can accommodate up to150 people. Please look on Facebook for photos.

Additional accommodation can be found locally and we also benefit from several inns and other holiday cottagesnearby. We have an additional property locally called The Mardale @ Bampton, which was formerly The Mardale Inn.This can work really well in conjunction with Knipe Hall if you have extra accommodation requirements (sleeping up to14) or you wish to make a weekend of the celebration. Although it does not open as a pub any more, it is availableexclusively for your guests, as additional accommodation, as a private venue on the Friday evening for an informal gettogether, and also an assembly point for the next day.

Venue hire: Includes exclusive use of Knipe Hall(sleeping 12+) for either the whole weekend (Fri-Mon) or midweek (Mon –Fri), and also includes TheParty Barn and The Old Dairy (Please see theattached price list and floor plan for moreinformation).

Catering and Drinks Options: We do not offer ourown catering services so you will need to engagethe services of a 3rd party caterer. We dorecommend Purple Sage as they have successfullycatered for many functions at Knipe Hall.

Drinks options are as you wish, you are welcome toprovide your own alcohol for part or the whole dayor you can also opt for us to provide a cash bar asan optional extra.

We don’t charge corkage should you bring yourown alcohol

Whilst these terms and conditions are not exhaustive, we have prepared this to clarify situations which most commonly occur. Ultimately Knipe Hall reserves the ultimateright of veto, but will only exercise this on the grounds of protection to the fabric of the property, health and safety or nuisance. If in doubt please ask and we will do ourlevel best to help you achieve what you want. After all we do understand that this is a very important day for you and your guests. We want you to have control of how wedeliver your day and to meet and exceed your expectations.

Alcohol/DrinksBride & Groom will provide drinks to be served for reception drinks and on the tables throughout the meal. The paid bar, if applicable, will open after the meal, unless byprior arrangement, at which point the table wine will be gently removed to the house. There is no corkage charge.

FoodKnipe Hall accepts no liability of the food, will produce no food and no food for the reception will be prepared at Knipe Hall. The Bride and Groom will make their ownarrangements through a third party provider, who should have suitable PL insurance and comply with relevant legislation if for hire or reward. Third party providers will beexpected to return the service area as they find it. No food will be left in the function areas unless in suitable containers. Buffets and other food may be set up in theanterooms or Party Barn but not in The Old Dairy, with the exception of the cake (if applicable). When liaising with caterers, it is important to make them aware that thereare no cooking facilities at Knipe Hall for them to use. The service area includes a heated pass, heated shelves, warming oven and sink with running water. Caterers will beexpected arrive equipped with their own equipment and cooking facilities.

Cumbrian Cuisine LtdThis is our service provider based at The Mardale Inn. Any pay bar, extras, service staff or cleaning staff will be provided through this operator, unless by prior agreement.Any services provided will be invoiced under separate cover.

Final NumbersPlease keep Knipe Hall updated on the number of guests attending the event. Final numbers are required no later than 1 week prior to the event. Max. numbers seated inThe Dairy 110 (no formal head table) Max. numbers with head table 90. Max. evening numbers 150, utilizing The Dairy with at least two extra toilets provided by the client.

Agenda and Details:Running Order/Times to be confirmed 8 weeks prior to the wedding. We suggest a meeting with the Bride & Groom, Knipe Hall & food provider to finalise details at least 8weeks before the event. Sample running orders can be provided.

Decorations, Candles and PropsYou are free to decorate the exterior of the property as you wish on the understanding that all decorations will be removed from the property without trace after the event.The function areas can be decorated as you wish on the premise that no drawing pins, permanent fixings, sellotape or blue tack is used. (We suggest cable ties and fishingnylon etc). Candles may be used as long as they are accessible by members of staff without ladders and there is provision that no wax drips onto the fabric of the building,furniture or table cloths.

Fireworks, Chinese Lanterns and PyrotechnicsDue to the fact that we are located in a livestock farming area we do not permit any kind of these out of respect to our neighbours, the livestock and the countryside.

ParkingAlthough there is ample car parking space at the property we must maintain good access for service and emergency vehicles. We would ask you to provide at least 3 ushersor members of the bridal party to assist your guests in parking on arrival. We recommend that as much transport is prearranged as possible, and can advise in this area.

Transport / Shuttle ServiceBy booking the optional transport offered by Knipe Hall, you agree that the transport will shuttle your guests between the properties listed on our accommodation list onlyand no other accommodation providers will be included. Should you and/or your guests book an accommodation provider not listed on our accommodation list then youand/or they will be responsible for sourcing separate transport to and from Knipe Hall. We are able to assist you with providing contact details for alternative localtransport providers should you require these.

Confetti / Flower PetalsIf you absolutely need to use any form of confetti or flower petals, please only do this after the ceremony INSIDE The Party Barn. Confetti or petals, of any sort, is notpermitted in any other areas of Knipe Hall, including the outside gardens and gravel areas. Bubbles are a much preferred method of celebration! Photographers are alsobound by this clause.

Acceptance of GoodsUnfortunately we will not be able to accept on your behalf, any goods delivered by couriers or the like before or after your stay. If you are having third party deliveries orcollections please arrange for this to happen on the day of your arrival and collections not after the day and time of your departure.

House SeparationThe door between the two sides of the property will be locked two hours before the ceremony and reopened after all the non-residents have left. The staff will have the keyand will open the door for special purposes. House guests are welcome to use the kitchen door.

Loaned Equipment & LaddersWe accept no liability for any equipment loaned to guests for their own use.

Payment Terms£750.00 non-refundable deposit received to confirm your booking. Final Balance is due 60 days before the wedding date.

CancellationIn the unfortunate event of the bride and groom cancelling or postponing your confirmed booking, the following cancellation charges will apply:• More than 16 weeks notice No Charge (loss of deposit only)• Between 10-16 weeks 25% of the total booking value• Between 8-10 weeks 50% of the total booking value• Between 0-8 weeks 100% of the total booking value

Cancellation by Knipe HallWe reserve the right to cancel in the unfortunate and unlikely event of circumstances arising beyond our control, which would affect your wedding. In these circumstancesan alternative date would be offered or you would be entitled to a full refund of any payments made including your deposit. We will help in every way to secure anothervenue for your wedding date.

By paying your deposit to confirm your booking with Knipe Hall, you accept and agree to the above Terms and Conditions and will be legally bound by them.

From time to time we must review and update our Terms and Conditions. This, updated version applies to all wedding and function bookings confirmed by paying adeposit on or after the 1st June 2016 and supersede any previous terms and conditions issued by Knipe Hall.
