    Hello summer.

    Summer time means outside time. Growing up, my summer days

    were spent at the pool; snacking on Now & Laters and Zotz,

    jumping off the diving board, hanging out with friends. Nights were

    bike rides around the neighborhood, a game of Sardines with the

    kids on the block and swinging in the backyard looking at the stars.

    While my pool days have long since been traded in for office days,

    I do cherish the times I find myself poolside with a good book and

    a glass of wine.

    This month, we found four havens spattered throughout town

    that can boast being the perfect getaway. Lush landscaping,

    saltwater pools, waterfalls, and outdoor seating all take you to a

    place that you never want to leave. Who needs a Florida beach

    when Kansas City is home to some of the most unsurpassed

    backyard pools?

    Whether you just want to float around (and Fido does too!) or

    entertain on a summer night, some pool must haves can be found

    on page 42. And well make sure you look and stay cool at the

  • hat began as a simple request for mulch

    (discounted thanks to an online coupon!)

    magically transitioned into the makings of

    a stunning masterpiece. When the homeowner of this

    breathtaking abode, nestled in the winding tapestry of

    the Cedar Creek subdivision in Olathe, Kansas, had

    the urge to simply spruce up the landscape around

    her yard a couple of years ago, she had no idea the

    excitement that was in store for her.

    Even though all JoAnn Fowler, the homeowner,

    initially wanted was mulch, when landscape designer

    Amanda White, MLA, of Rosehill Gardens stepped onto

    the scene to help clean up the existing, somewhat

    overgrown landscaping of the home, she realized it had

    greater possibilities written all over it.

    At that point, Fowler decided to just start with a

    clean slate, stated White. She told me to be as

    creative as possible.

    And off to work White went!

    White and her team fully exercised their creative

    prowess when it came to taking an ordinary yard and

    transforming it into an extraordinary space, which

    throughout the process emerged looking less like a

    simple backyard makeover and more like a relaxing

    mountain retreat.

    With respect to the overall landscape, I tried to pick

    up on the character of the house, explained White,

    referencing the craftsman-like faade of the home that

    highlights details reminiscent of the designs of famed

    American architect Frank Lloyd Wright.

    The biggest attraction of the house, in

    my opinion, is its mission-style columns,

    strategically placed throughout, said White.

    Our goal was to focus the space around the

    columns to anchor the house and the outdoor

    living space together through the architecture.

    To that end, White created the central focus

    of the backyard with the intent to capture the

    primal aspects of life fire and water and

    she did not miss the mark with the 12 foot fire

    trough that overlooks the three and a half feet

    deep pool, more commonly known in this type

    of setting as a spool, which is essentially a

    combination of a pool and a spa. As opposed

    to typical outdoor pools, the spool can enjoy

    year-round use, with its heated water supply

    and massaging jets in the spa.

    This definitely has a ski lodge influence in

    the colder months, noted White.

    Made specifically for Fowler, custom-sized

    benches were constructed contiguous to the

    fire pit and customized stone weirs were

    placed above the spool to allow the flowing

    water to fall directly upon her shoulders when

    she relaxes and unwinds. Whether gazing

    down between the stone columns above the

    spool by the fire trough or taking in the view

    from the spool itself, there is not a bad seat

  • Transitioning to the front of the house, the mountainous feel

    maintains its strong presence, as evidenced by the rugged walkway

    made of mason-laid flagstone that draws ones eye to the pond at

    the top near the door from which water soothingly cascades down

    via a stream that runs underneath the walkway to another pond

    below. A striking stone bench fashioned from larger boulders is the

    focal point of the front porch.

    We notched those boulders to create a bench, stated White,

    who noted that every boulder used throughout the landscape and

    spool/patio design was hand selected.

    Every aspect of the entire project was completely customized

    and detailed, she said.

    To further add to the Colorado-like ambiance, White brought in

    plant material indigenous to Kansas and Colorado, including Aspen

    trees, cedar trees, spruces and serviceberry trees.

    We also brought in 300 yards of soil to create berms, landscapes

    and undulations through the site, she said.

    Even the grass has its aesthetic purpose in that its placement

    provides soft curves around the home, imitating the natural flow

    of a river.

    Relaxing in this veritable oasis of peace and solitude gives one

    the illusion of seclusion and it is difficult to believe that the backyard

    actually faces the front of the house of the neighbors behind her,

    with a street formerly fully in view.

    Before this project, there were no trees to provide screening

    and it was a wide open view to the entire neighborhood, explained

    White. We brought in about 150 yards of soil to berm it up around

    the new patio space while layering it with trees and shrubs. You

    wouldnt know there is a street back there now.

    Various forms of up-lighting around the exterior of the home and

    throughout the backyard add a soft and inviting touch to the place

    in the evening.

    White does not hesitate when expressing her gratitude for this

    project.

    I really enjoyed working with the homeowner, she smiled. She

    let me stretch my creativity and truly trusted the process and my

    direction. She is a designers dream.

    In the end, that unwavering trust allowed White and her team to

    go above and beyond even their own expectations, making this

    mountain retreat escape seem like a slice of Heaven on Earth.

  • Brent Sledd has always had an affinity for the heartland, its communities, and all of

    the beauty and hearty ingenuity that goes with it. Perhaps that is what drew him to a

    career in real estate, a pure unadulterated love for the core of the community, and the

    opportunity to witness the flashpoints of success, adventure, and new beginnings.

    highly respected reputation.

    While I was completely happy in the situation I was in, I could not pass up such

    a unique opportunity. He has excelled on the Missouri side of the market and

    approached me about strengthening his presence in Kansas. Our combination of

    talents and equally high commitment to upholding the highest ethical standards made

    this a great fit for both of us. We have a great amount of mutual respect and Im pleased

    existing that have been part of lives for many years.

    Sledd makes no apologies for his unabashed enthusiasm for the area.

    He has enjoyed it himself as the place where he has raised three children,

    Brooke, Brady, and Blake; and now enjoys three grandchildren, Max,

    Briggs, and Finley.

    Brent is also a huge Chiefs fan! He is a Red Coater for the team

    where he volunteers by working at various Chiefs events and charitable

    causes in the community.

    Brent has always had a huge passion for helping people realize their

    home buying and selling dreams. Theres nothing like the feeling of high

    fives and hugs when sharing in the excitement of helping people achieve

  • hat used to be just a regular backyard

    with a big swing set, according to the

    owner of this luxurious home has undergone

    a significant transformation, complete with a swimming

    pool and enviable outdoor kitchen, making it seem less

    like a yard and more like a vacation destination.

    When the owners of this home decided to install a

    backyard pool for their family, which includes two young

    kids, they promised their children that the swing set

    would remain. However, once the project got underway

    and took on wings of its own, the swing set no longer

    fit in the yard and had to go.

    Fortunately, the kids werent upset for too long, as

    the swimming pool that took its place brought along

    a cornucopia of exciting and alternative means of

    backyard fun.

    At first glance, ones eyes are treated to a free flowing

    landscape design that beautifully marries a hot tub, a

    lounge pool and a free form pool, all gracefully connected

    from one elevation to another as the hot tub seamlessly

    transitions to the shallow sun ledge that soon gives way

    to the swimming pool that begins at three feet deep and

    at its deepest is seven feet. Water gracefully cascades

    from the lounge area into the pool.

    However, in order to realize this dreamlike setting, the

    homeowners first put pen to paper with Roger Banks,

    owner of Banks Blue Valley Pool and Spa.

    We can do just about anything with a pool, noted

    Banks. And, true to his word, Banks did not disappoint

    his clients in this case.

    This project turned out a million times better than

    what I initially saw on paper, smiled the homeowner.

    We never dreamed that it would all flow from one level

    to the next. That was Rogers idea and we absolutely

    love it.

  • The kitchen area also offers a few cabinets,

    drawers, an ice machine, a refrigerator and a

    sink, making outdoor entertaining a breeze.

    The flat screen TV overhead is perfectly

    positioned for viewing, whether when firing up the

    grill or lounging in the hot tub. The colored

    concrete counter tops were poured in place on

    site, and the hand-hewned exposed fir timber

    beams add a bit of rustic charm.

    We gave the beams an antique look by

    staining them, which not only makes them look

    old but also gives the feeling of being in a ski

    or hunting lodge up in the mountains, said

    Banks, also referring to the gable frame pointed

    roof above the kitchen area that completes the

    look, along with the innovative use of reclaimed

    barn wood as siding.

    The pool obviously sees its share of activity,

    especially with its heated salt water and the

    adjoining sun ledge that lets the parents relax

    and unwind in lounge chairs while the kids play in

    the water. The sun ledge and pool are readily

    closed off during the winter months, but the hot

    tub enjoys year-round use. The multi-colored

    Arkansas flagstone patio and walkway areas add

    decided charm, along with the accompanying

    landscaping that is perfectly placed for privacy.

    Another key element of this backyard space is

    the outdoor kitchen, which during the warmer

    months is the hub of the household.

    We use this kitchen more than our indoor one

    in the summer, noted the homeowner. It has the

    regular grill and the EVO grill, which is a circular

    Pointing out the timber framing over the outdoor kitchen, Banks

    noted that such framing is one of the oldest methods of building

    wooden structures.

    Timber framing has been used for over 2,000 years, although

    it has evolved over time, he stated.

    Just next to the outdoor kitchen space is the lanai, which offers

    the homeowners and guests another place to relax and unwind,

    with its wet bar, fireplace and celling fan.

    The homeowners are thrilled with the entire creation and refer to

    the space as our own little oasis, appreciative of how Banks and

    his team helped them take this idea from concept to reality.

    I definitely enjoyed the creative part of this project, Banks

    expressed. Its our job to take on an advisory role of sorts and

    lead the homeowner through the creative process. Our clients rely

    on us for creativity and imagination, and I definitely like working

    with people to help them figure out what they like and want and

    then building something from there.

    Banks works with existing elevations to create the end result,

    and this backyard in particular, with its high-to-low slope, allowed

    Banks to create a streaming effect of water from the hot tub on

    top to the lounge/sun ledge area below, then directly cascading

    into the free form swimming pool.

    We initially looked at this yard and decided how to use what

    was already here to the best of our design ability instead of just

    tearing it all up, Banks noted.

    By day, this backyard delight is a great place for the kids to play

    and soak up the sun. By nightfall, the accent perimeter lighting

    provides great ambiance to the whole area, allowing the space

    to seamlessly transition from sunrise to sunset. After enjoying a

    meal fresh off the backyard grill, the adults can relax in the hot

    tub and catch up on their television shows or just gaze at the

    stars above.

    With such a beautiful and creative use of outdoor space, this

    backyard retreat offers the family a chance to go on a vacation of

    sorts every time they walk out the back door of the house.

    We wanted it to resemble a home that you might find in

    Colorado, stated the homeowner. And Roger and his team made

    Shawnee homeownersdont have to travel far for

    a waterside escape.

  • Life is pretty busy for Lonnie Roberts.And he seems to it that way just fi.

    As owner of Stone Solutions in Merriam, Kan., Lonnies days are spent

    assisting contractors, designers and homeowners seeking outdoor pavers,

    paving stones, segmental wall block and natural stone.

    The Dodge City, Kan., native has been immersed in the hardscapes

    industry since 1984 and is well-versed in creating sensational outdoor living

    spaces using products ranging from pavers and stone fireplaces to lighting

    and outdoor kitchen accessories.

    So perhaps its no surprise that one of Lonnies finest outdoor creations

    can be found right in his own backyard.

    Built in 1977 by Lonnie and his wife, Sally, the Roberts Shawnee, Kan.,

    home is surrounded by pine, oak and ash trees and steeped in quiet charm.

    But the two-story home and one-acre lot have evolved much over the years.

    The vibrant couple have shared a lively 38 years in their home

    while pursuing successful careers, raising their daughter, Amy Rehkop,

    bookkeeper for Stone Solutions and son, Scott, a high school principal, and

    hosting myriad gatherings of family and friends while, above all, enjoying life.

    The family has always enjoyed spending time outside, but their alfresco

    recreation reached a new level when the couple had a spacious L-shaped,

    in-ground heated pool installed in 1984.

    We built the pool, a pool house, added stockyard pavers and created a

    railroad tie retaining wall, says Lonnie.

    That was the beginning of the Roberts backyard transformation. And

    from then on, the Roberts home was increasingly tapped as the preferred

    gathering site for family and friends.

    Luckily, Lonnie and wife Sally, associate dean for teacher

    education and undergraduate programs for Lawrences University

    of Kansas School of Education, are gracious entertainers who have

    always been more than happy to share their home.

    Through the ensuing years, the couple continued to enhance

    the amenities in their backyard oasis, much to the delight of their

    children, grandchildren and friends.

    In 2007, we tore out everything except the pool, says Lonnie.

    We added the stone fireplace, interlocking pavers, segmented

    retaining walls, a pizza oven and an outdoor kitchen.

    Four years ago, a basketball court and pond were incorporated,

    and three years ago, a 48-square-foot kitchen was built inside the

    pool house, complete with granite countertops, a gas stove, flat

    screen TV and custom cabinets.

    We really needed a place to clean up after cooking, explains

    Lonnie of the indoor kitchen.

    Because heres the thing: While there may be plenty of

    swimming, water volleyball, lounging and conversation in the

    Roberts backyard, there may be even more cooking.

    When asked who most uses the outdoor kitchen, smoker, the

    pool house kitchen and the wood-fired oven, Lonnie doesnt

    hesitate to answer.

    My son and I are the cooks, he says.

    On any given occasion, Lonnie and his son, Scott, principal for

    Blue Valley Southwest High School, might be found marinating,

    searing and smoking rib roast, pulled pork, salmon or slabs of ribs.

    Of course wood-fired pizzas are an enduring savory favorite,

    especially for the couples eight grandchildren.

    We roll the dough out on the island and let everyone make their

    own pizzas, says Lonnie. Its like a big assembly line.

    He says the pizzas take about five minutes to cook in the

    Chicago Brick Oven which can heat up to 700 degrees.

    Once you heat this oven up, it can hold heat anywhere from

    200 to 400 degrees for up to 20 hours, says Lonnie.

    Birthdays and holidays, including Easter, Mothers Day, Christmas

    and a host of impromptu gatherings, have brought family and

    friends together time and time again in this cordial resort-like setting.

    With ample seating, three TVs, outdoor fans, a covered patio with

    a refrigerator and wine cooler all paired with layered ambient lighting,

    this sensational retreat translates into a unique suburban escape.

    Lonnie says having the massive stone fireplace has helped

    extend the opportunity for outdoor living from chilly early spring

    days until deep into crisp fall evenings.

    One thing is for certain.

    Whether swimming laps, grabbing an 8-ounce coke from the

    vintage Coke machine or simply gazing at the ponds large coy fish

    or listening to its soothing waterfall, leaving the daily grind behind

    is a breeze in this wonderfully inviting setting.

    The tight-knit Roberts family is looking forward to spending

    many more days together around the pool in the coming months.

    In fact, party plans are underway for Sally, who recently retired

    from KU at the end of the 2014-2015 school year. Preparations for

    a Roberts family reunion in July are taking shape, as well.

    I can easily entertain 50 to 75 people, says Lonnie with clear

    enthusiasm at the thought of such events.

    Lonnie laughs when he thinks back to the pool that seemed

    to serve as the catalyst for his backyards multi-faceted

    metamorphosis.

    You know what they say, he says. If you build it, they will come!

    If past years are any indication, there is no doubt plenty of

    guests, good times and fond memories are still yet to come.

  • Few things can evoke that idyllic image of sun-kissed bliss like a shimmering pool

    of aqua in a verdant backyard. And cooling off in refreshing ripples of water when

    the Heartland sun blazes down during the summer months?

    Even better.

    But when one couple purchased a Leawood home a few years ago, they

    decided to forego the splashy amenity.

    The couple, whose kids were nearly grown, were downsizing from a larger home

    with a spacious pool to a smaller home with a nice grassy backyard.

    However, it wasnt long before the homeowner, a former Kansas City professional

    baseball player, and his wife were rethinking their decision.

    After seeing a neighbors pool and realizing they missed having a pool for

    relaxing and exercising, the couple decided to upgrade their backyard space.

    They wanted to enhance their outdoor living amenities and add on to the

    outdoor kitchen and covered patio they had already implemented after purchasing

    the house.

    Their three children were older and two were out of the house, but the

    homeowners still enjoyed entertaining friends and family.

    So they enlisted the bi-state assistance of Backyard by Design in Overland Park,

    Kan., and Blue Springs, Mo.s SwimThings.

    The homes backyard presented a compact, rectangular space to work with, so

    the couple sought a pool that would complement the yard design.

    They liked the clean lines of a rectangular pool, says Vince Davenport, president

    of family-owned SwimThings. They basically wanted something that would fit well

    in the space, including a hot tub they could use year-round. They also liked the

    sound of water and the idea of a serene garden setting.

    SwimThings designed and installed a heated 18-by-36-foot gunite pool with a

    marbled midnight blue finish. While the pools deepest point is five feet, the rich hue

    gives the illusion of expansive depth.

    Frost-proof 6-by-6-inch ceramic tiles were used at the waterline while a natural

    travertine tile border frames the elegant pool and spa.

    Rounding out the salt water pools features are steps, a lap lane, a sun ledge

    and cozy spa at the shallow end of the pool and a custom copper sheer descent

    waterfall at the deep end.

    the yards landscaping and hardscaping elements. Backyard

    by Design and SwimThings frequently work together to

    transform backyard settings.

    Backyard by Design completed the pool decking

    with Belgard Mega Lafitt pavers in natural Aspen Blend,

    complementing the projects Mediterranean-inspired appeal.

    A rough cedar pergola graces the side of the pool

    and offers an intimate setting for reading or relaxing

    conversation. Backyard by Design emulated the style from

    a pergola the homeowners spotted in a magazine.

    The cedar structure features breezy lattice, a fan, comfy

    cast aluminum Hanamint seating and an audio system

    feeding from the residence.

    We basically created the pergola with a nice little seating area to fit the space,

    says Todd Higgins, president of Backyard by Design. Also the lattice was designed

    to match the latticework on the back side of the house.

    The 9-foot-tall pergola offers an airy 7-by-14-foot space steeped in alluring shade

    and shadows. Serbian spruce trees, rose bushes and other picturesque landscaping

    adorn the fence line and grant plenty of privacy to the property.

    The natural stone wall and calculated elevation changes along the backyards

    perimeter provide aesthetic appeal and discreet water drainage solutions away from

    the house and outdoor living areas.

    All told, between the pool, hardscaping and landscaping, the backyard project

    which in good weather would take two months took about four months

    to complete.

    Despite weather-related construction setbacks during the winter months, the

    stylish outdoor pool and patio were completed just in time for springs arrival,

    much to the homeowners delight.

    The couple has since been enjoying their splendid sanctuary, now a welcoming

    retreat for cooling off on hot days, grilling favorite foods and spending time outdoors

    with guests.

    Davenport says achieving the perfect pool environment is dependent upon

    thorough assessment of personal needs.

    What kind of yard size are you working with? asks Davenport. How are you going to use

    the pool? Will there be kids using it? Is it for grandkids? Do you anticipate entertaining? You

    need to really evaluate the size, depth and style that will work best for you.

    Once the luxurious transformation is complete, there is only one thing left to do: Enjoy.

  • Ambianceome folks less inclined to cook and

    entertain might argue they have a

    kitchen simply because it came with the

    house, while others realize the full potential

    for this central focus of the home.

    When it was time to breathe new life into

    the outdated kitchen of this mid-20th

    century Mission Hills residence, designer

    Sue Shinneman left no stone unturned.

    More than just a kitchen, it is a command

    center, not only for how it flows and

    functions effortlessly now, catering to the

    busy lifestyles of its residents, but also for

    how it commands your attention from the

    moment you walk into the space.

    The home had not seen much in the way

    of updates with respect to the kitchen over

    the years, so Shinneman, a Certified Kitchen

    Designer and co-owner of Kitchen Studio

    Kansas City, was brought in to tackle this

    project, and her 24 years of kitchen design

    experience truly shine in the end result.

    This is a busy family with three active kids,

    explained Shinneman. The couple desired

    an updated look with a contemporary appeal.

    The wife is actually an architect and brought

    her own set of designs and ideas to the

    The perfect recipe for a new and fully functionalkitchen just might require tearing down a few walls!

    table. From there, we prepared a variety of

    layouts and tweaked all of our ideas to

    obtain the final plan.

    As so many scrumptious details and

    highlights abound in this kitchen, what

    first catches ones eye is the ingenious

    application of zebra wood and other wood

    finishes. For example, the center island

    enjoys a magma gold granite with the

    added splash of zebra wood flanking it.

    Pairing wood with stone provides a nice

    combination of materials, noted Shinneman,

    who appreciates the warm touch the wood

    offers to the countertop.

    The island is also a multi-tasking unit.

    It houses a dishwasher, a GE Advantium

    speed cook oven, a main sink, storage

    underneath and ample seating space

    around its perimeter.

    The pre-finished wood floor is the perfect

    answer for partnership with the wood

    applications.

    We stripped out the old hardwood floors

    that were really worn down and installed this

    particular flooring with a baked-on finish,

    which allows it to be a bit more impervious

    to issues of wear and tear, said Shinneman.

    The complementary original ceiling beams were

    left intact, and only required a bit of touch up in a

    few areas.

    And while this kitchen is quite spacious and open

    today, it was substantially smaller in its original form.

    Shinneman and her team took out a couple of walls

    and opened up the family room, not only creating its

    spacious feel, but also allowing for additional lighting

    from the sun.

    The original floor plan was rather circuitous in that

    in order to access the dining room from the kitchen,

    one had to make a U-turn walk of sorts through the

    den and around the other side. In the remodeling

    process, the wall perpendicular to the den was torn

    out, opening up the kitchen to the dining room and

    ultimately to the family room.

    We closed off the doorway to the den and opened

    up the space into the dining room, noted Shinneman.

    That accommodation led to an increase in natural

    lighting, which was truly needed to brighten up the

    space. While the kitchen, dining room and family room

    enjoy a wide variety of decorative lighting fixtures, it is

    the sunlight that truly adds the perfect balance of

  • In stark contrast to the lighter tones

    used throughout the open space are

    the kitchen cabinets, that boast a

    darker finish as a result of the use of

    lyptus, which hails from the eucalyptus

    family. According to Shinneman, the

    eucalyptus is a fast-growing tree that

    is also a good renewable source for

    wood that resembles mahogany. All

    cabinets in the island also have the

    lyptus application, except for the one

    facing the dining area, which is made

    of zebra wood.

    A closeted wet bar was removed

    to add a multi-purpose entertainment

    run, which is now home to a sink, an

    ice maker and ample cabinet space.

    Next to the run is a wine unit that sits

    above two refrigerator drawers for

    wine bottles. An indirect LED lighting

    strip provides soft ambient lighting

    above the run.

    The family and Shinneman enjoyed

    this labor of love and Shinneman

    noted that the kitchen realized a

    200% improvement throughout the

    process.

    I enjoyed working with the

    homeowners, she smiled. They are

    a great couple and brought a lot of

    great ideas to the project. Certainly

    there were structural challenges when

    tearing out the walls, but the end

    result was worth the effort.

    The kitchen window faces north

    and there is a porch off of the patio

    doors to the west, said Shinneman.

    By opening up the entire space from

    the family room to the kitchen, we

    availed the space to more sunlight.

    And more sunlight means more

    time to accomplish tasks. To the left

    of the window is a desk area, a

    perfect spot for the computer, mail,

    message center and technological

    devices.

    On the other side of the window is

    the range, which, with its pull out

    drawers on either side for various

    cooking essentials, makes preparing

    a meal much easier. The free-standing

    stainless steel refrigerator adds a

    perfect balance to the area.

    Another key element of the space

    is the fireplace.

    The fireplace was always there,

    but by taking out the wall next to it,

    we allowed more light to flow into

    the space, said Shinneman who

    explained they also removed the red

    brick frame of the fireplace and

    installed a stacked stone brick in

    its place to accentuate the lighter,

    brighter appeal of the space. The

    adjoining cut-in for wood storage

    was similarly framed. On the kitchen

    side of the fireplace is a recessed

    cabinet, which is a perfect place to

    store dog food and dog leashes.

    acked by hard work and determination, dreams are achievable. They are most rewardingly

    achieved with family however, says Tony Privitera, Vice President of Mark One Electric

    Company, Inc. in Kansas City.

    Up before dawn for a quick workout, then off to check on the many family owned properties in

    the area before beginning his day at Mark One, Privitera considers himself fortunate to continue

    in the family business and contribute to its continued success.

    It is a family business and I am only one of the members, though. We each have a place and do

    our part, he shared of the family business.

    Mark One Electric has a 65-year history and has been owned by the Privitera family for 35 of

    those years. Tony and his siblings, Roseanna, Joe, and Carl, all started working in the family business

    as teens, and continued into more prominent roles as adults.

    Throughout the years, the family bought many undervalued commercial properties in the area,

    fixed them up and then made them available for lease.

    Both businesses are growing, and equally important, one does not overshadow the other,

    Privitera explained of the familys business interests.

    If it seems like it would take a full team of people to manage all of the efforts, it does. The size of

    the task does not deter him however.

    My siblings and I work in unity. In fact, if you asked any one of us a question you would very

    likely get the exact same answer. We are that in tune, that united in what we do. I think that is what

    makes the business successful unity and continuity. It is not about one of us. It is about the

    betterment of the business, and that is about each of us.

    In talking to Privitera, there is a definite sense of history, of being grounded to the past, and

    linked to the future. A trait he says was instilled in him by his father.

    It is about hard work now and saving for the future. My dad used to ask, When is it time to

    save money? When you have it. That is something we live by, Privitera passionately shared.

    Success may not come easy, but it can come. The very fact that it must be sought after, and

    worked for is what makes it so valuable. Privitera makes certain to treasure every moment, never

    stop working hard, and make way for those who come after him.

    Coming from an immigrant family, 2nd generation business owner Tony

    Privitera is one of the hardest working and most diligent people I know.

    Rosana Square Shopping Center, owned by a family conglomerate, is run

    by Tony and his team. Working in a family business with several siblings,

    Tony has earned the respect of everyone in his family, always one of the

    first to roll up his sleeves to get the job done!

  • hen Jackie Beucher landed an inside sales job with Earle M. Jorgensen Company in 1973,

    the metal distribution company had to virtually rewrite the rules, because Jackie was breaking

    every one of them.

    It is still a male-dominated industry, and a woman in sales was almost unheard of. Women were

    to be secretaries, and were not to eat or smoke at the desk, and certainly not work in sales. I did all

    of those things, she laughed.

    Not only did she work in sales, where most predicted she would not last three months, she excelled.

    I was promoted to outside sales three years later, when I soon earned one of many Salesman

    of the Year awards. Many of my competitors thought I wouldnt last long. I proved them wrong for

    over 23 years in that job.

    In 1998, her boss asked her to develop business for the aircraft industry, and in the face of

    opposition, made the division a highly competitive and successful venture for the company.

    I guess you can say I have been a trail blazer for 45 years, and have enjoyed every minute of it,

    Beucher soundly affirmed.

    Beuchers interests span a wide range of areas, but all reflect her willingness to embrace a

    challenge and not be confined to the expectations of others.

    In my spare time, I also participate in the American Legion Riders and the Patriot Guard

    Riders, explaining they were interests introduced to her by her ex-husband.

    Never satisfied to stay still, another passion, astronomy, plays an important role in her life.

    I joined the Astronomical Society of Kansas City in 1984, just in time for Halleys Comet. The

    ASKC is one of the largest and most active groups of amateur astronomers in the country and own

    Powell Observatory, which has one of the largest club telescopes and viewing sites in the Mid-West.

    Beucher often volunteers at the observatory, which offers many educational programs to the

    community. It is open every Saturday night to the public.

    Astronomy has also taken her all over the world, serving as a guide on Full Eclipse tours which

    occur anywhere on Earth, often in remote locations. I have had the pleasure of leading tours to

    magnificent places like Tahiti, Aruba, Greece, Australia, China, and even Siberia. It has been an

    amazing pleasure to travel and share my passion in Astronomy with others, she reflected.

    The adventurer has also served 13 years as a National Officer for the Astronomical League which

    comprises nearly 2000 societies throughout the world.

    While she loves her home, and has a special fondness for gardening, she is always ready for the

    next big adventure.

    KIMBALL: Be creative. By using two zone and three zone cooking areas, you can

    control the quality of the finished product. I often use the indirect heat zone to reverse

    sear steaks, this allows more smoke flavor penetration into the meat before you final

    sear it over the high heat zone.

    KCHS:

    KIMBALL: The biggest secret to success is choosing a good quality meat. Ones with

    a good protein to fat ratio are best. For ground beef, I prefer 80-20%. For steaks, a

    ribeye or KC strip are my favorite. Chicken thighs retain more moisture than breasts and

    hold up much better to high heat cooking.

    KCH&S had the opportunity to get some grilling advice from the grill experthimself, Chef Shannon Kimball. Hes an award-winning sauce creator,private chef, culinary instructor, founding member of the Kansas City FoodArtisans; and member of the Flavor Trade team, a company that exists tohelp small businesses and entrepreneurs with co-packing, incubation, anddistribution of their goods in Kansas City.

    KIMBALL: Planking delicate meats and cheeses to infuse natural

    flavors will elevate the quality of taste. Try alderwood planked

    salmon or trout, or try applewood planked soft cheese like

    Gouda, cheddar or mozzarella. Another great way to infuse

    natural flavor is to cook with herbs. Use rosemary sprigs instead

    of skewers for beef and vegetable kabobs, or toss sprigs of

    rosemary, sage or thyme over your fire while grilling. This will impart

    a great taste into your meats.

    KCHS:

    KIMBALL: Overcooking seems to be the biggest mistake in grilling.

    Understanding carryover cooking can help solve this problem. For

    instance, to cook a 1 1/2 steak to a perfect 132 F. medium rare,

    I would remove it from the grill when the internal temperature

    reaches 127 F. During the resting period, a large cut of meat will

    carryover cook and increase in temperature by up to 5 degrees.

    KCHS:

    KIMBALL: Cooking burgers, chicken and pork to 180 F. for safety

    is not necessary, you will cook the natural juices and flavor right

    out! Try cooking burgers to no more than 155 F. If you trust your

    butcher or grind your own from fresh meat, cooking to medium,

    145 F. is perfectly fine. Chicken and pork are safe to enjoy at 165 F.

    KCHS:

    KIMBALL: Sauces should be used for enhancing flavors, not over

    powering them. They should also be used for moisture retention for

    leaner cuts of meat by marinading those cuts in a mixture of your

    favorite sauce combined with olive oil and fresh herbs. Sauces with

    high sugar content should be used toward the end of your cooking

    process as a glaze. Applying them too early will cause them to

    scorch and taste bad.

    KCHS:

    KIMBALL: Make desserts on the grill! Marinated peaches or

    pineapple, grilled over fruitwood are absolutely delicious. Top them

    with a scoop of homemade ice cream and a drizzle of port wine

    glaze! Smoked cheesecake is often requested for our backyard

    parties. After youre done grilling your meal, cool your grill to

    below 120 F., add some fruitwood like peach or apple, add your

    cheesecake and cover with the grill lid. It only takes about 10

    minutes to infuse some good smokiness into the cheesecake. The

    colder the cheesecake is before smoking, the longer you can leave

    it on the grill. I will move my cheesecake from the refrigerator to

    the freezer for a couple hours and then right to the smoker. This will

    produce a dessert with a cool creamy center and a slightly melted,

    mild smoky piece of heaven!

  • What will cause the Prime index to go up? The interest rate on your HELOC is determined by addinga margin to the Prime rate. This means that your interest rate will go up when the Prime rate goes up.

    The Prime rate changes whenever the Federal Reserve changes their Federal Funds rate. The Fed haskept its Federal Funds rate at or near zero percent for the past several years. The Fed has indicated that they'll beincreasing the Fed Funds rate as the economy recovers. This means that as the economy continues to get better, theinterest rate on your HELOC is likely to go up.1

    What happens after the initial draw period? Some HELOCs turn into amortized mortgages after the initialdraw period. This means that your monthly payment would probably go up dramatically from where it

    is now if you are currently making interest-only payments. Other HELOCs must be paid off after theinitial draw period because a balloon payment will be due. Its important to find out if you can keep the HELOC(albeit with a much higher payment), or if youll be forced to refinance or pay off the HELOC at the end of theinitial draw period.

    What would be my blended interest rate if I keep the HELOC? Your blended interest rate is determinedby your total interest expense on all of your loans. For example, assume you locked in a very low mortgage

    rate on your first mortgage. Is it really worth it to have two loans instead of one if your HELOC will bere-amortizing and the interest rate is likely to go up? You may want to consider whether you can combine the twoloans into one and walk away with a lower blended interest rate on both of your loans combined.

    What would be my total monthly payment if I keep the HELOC? There will likely be a cash flow differenceone way or another if you keep the HELOC or if you combine it into your first mortgage. The1extra cash

    flow can be used to invest or pay down principal. The only way1to find out is to ask the question!
