I would like to find one or two individuals who would be willing to volunteer a few hours a month. Duties to include: Placement and collection of yard debris collection signs, quality survey of common area landscaping, common area sidewalk condition/repair survey, assistance planning and running the junk drop box weekend and meeting with contractors during weekdays.

REMINDER! City of Beaverton will be pruning street trees the second and third week of July in Four Seasons. Residents are highly encouraged to park vehicles in their driveways during the day.

YOGA IN THE NEIGHBORHOOD I’m a neighbor and a registered yoga teacher offering a morning yoga class for beginners at the clubhouse. Just wear comfortable loose clothing and bring your own yoga mat. There is no charge for the class but there will be a jar for donations which will go to a charity of the month that the group selects. The schedule may change month to month so please contact me for details. I have practiced yoga for over 30 years and teach a very gentle beginner’s practice with focus on stretching, releasing stress and tension, and cultivating balance and calmness. If you have limited range of motion, I can show you modified postures that you can practice in a chair. Please let me know you are interested by e-mailing me at [email protected] or call 503-887-9999 (my cell). Also, I’m considering offering an evening class in the fall as well. If you would be interested, please let me know as I’m putting together an e-mail list. Thanks and I look forward to meeting you.

FROM THE ARCHITECTURAL COMMITTEE We would like to ask everyone to verify that your house numbers are clearly visible from the street. When we go out to do our inspections we are having some difficulty finding addresses. If you can put your house numbers next to your front door and on your garage, that would be great. If you ever need to call an emergency responder, you want them to be able to find you quickly. To help reduce the risk of vandalism and theft make sure your outdoor lighting is in good working order and you leave at least one outdoor light on all night. A front door light and a lamp post would be ideal. Outdoor lighting is an inexpensive method of adding to your home’s security, also to prevent a couple of car burglaries we have had in Four Seasons this month.

ARCHERY CLUB I want to start an archery club for anyone interested in starting, wanting to improve or just practice. I will offer an introduction class so you can see what to expect with the sport of archery; the equipment, accessories and cost. Next, is a beginning class that covers the equipment and fundamentals of archery. An intermediate class that continues with proper form, successful practice sessions and how to register and shoot in competitions. FOUR SEASONS HOMEOWNER’S BOARD OF DIRECTORS MEETING

July 10, 2011 President, Ralph Ebbutt called the meeting to order at 7:00 pm. Present were: Ralph Ebbutt, (President), Amy Fullwiler, ( Clubhouse), James Henshaw, (Pool), Linda Beachell, (Architectural), Susan Payne, (Treasurer), Lisa Helfrich, (Social Committee), Margo Russell, (Secretary) and one additional homeowner. Amy Fullwiler reported that there were corrections to be made in the Clubhouse report. The Clubhouse was used nine times, not ten. It was used five times by members and four times for FSHOA business. The June 5, 2011 minutes were approved as amended.

DIRECTOR REPORTS

Clubhouse Report Amy Fullwiler, Clubhouse Director

This month the clubhouse was used fourteen times; six times by members and eight times for FSHOA business. There is a correction to last month’s clubhouse usage; the clubhouse was used nine times, not ten; five times by members and four times for FSHOA business. I’ve checked into TV/DVD combos for the clubhouse and I’ve found several 32” models for $329-$350 and the bracket to hang the TV is about $100. I’d like to remind everybody that the bathrooms are shared with the pools. Please let your guests know to be careful, that the floors may be wet. Although the monitors clean the bathrooms during the summer pool hours, it is still the responsibility of anyone using the clubhouse to clean up after themselves. All trash must be hauled out and floors swept and mopped. On another note… I’m saddened to say that I must resign from my board positions, effective immediately. In February I took a position working for an investment firm. I had to disclose any outside business activities which included my positions on the Four Seasons Board. I was just notified that I must cease any activities for the Board. My position at work is overseen by Federal Regulators and as policy; I cannot handle cash, have check signing privileges or have monetary discretion (vote). I’ve really enjoyed my time on the Board and serving the community. I would like to continue to volunteer and will help out. I will also assist in the search for my replacement. If you are willing to help or know someone who might help, please call me! Being in charge of the clubhouse is a fun and flexible position, and doesn’t require a lot of time. Plus you get to your neighbors!

Clubhouse Reservations To reserve the clubhouse, a $5 nonrefundable user fee and a $50 refundable deposit is due when picking up the key.

Pool Report James Henshaw, Pool Director

Thanks to all who volunteered this month: Mark and Amy Fullwiler and Lisa Helfrich. Fence was completed in June and will need to be stained sometime during the summer. I have found a few volunteers and will be staining in the next couple of weeks. Pool has been open from 10:00 am to 10:00 pm for a few weeks. I would like to thank everyone for their patience and understanding during the family pool heater problems. All is fixed now and the pools are back to normal. I’ve had some questions about the hot tub use for children under 14. Past rules state non-swimmers and children under 14 years of age shall not use the spa pool unless a responsible adult observer is present. If you feel FSHOA needs to change the ruling on the current standings, please come to the HOA meeting to discuss. Opening the pool at 10:00 am hasn’t been received too well, so the family pool will open at 11:00 am starting July 11. Adult pool will still be opening at 9:00 am. Hot tub pump is leaking water and will need to be fixed soon. Apollo Pool will be called to take care of this issue. Pool Monitors are not hired as Life Guards. They are hired to help watch swimmers and do general duties. Please do not ask them to turn up the heaters on the pools. Heaters are set at 84 degrees. Hot tub is set at 104 degrees. Thanks again and I hope everyone has a nice time at the Four Seasons pool.

Maintenance Report

George Leitch, Maintenance Director The landscaping company has been distributing bark dust in the common areas throughout the neighborhood this last month. A Letter of Appreciation was received by the Board from a resident who wrote on June 17, 2011 that they appreciate what George Leitch, Maintenance Director, has done with Monahans in maintaining the common areas of our neighborhood. They praised the Monahan’s crew and hoped that they can continue to work for the HOA.

Social Committee Update Lisa Helfrich, Chairperson

from 4:00 – 6:00 pm at the Clubhouse. Come and join in on the festivities. UNFINISHED BUSINESS Reserve Study - Ralph Ebbutt, President, reviewed the draft of the 2011 Reserves funding plan. After discussion Replacing Clubhouse Windows in 2012 was added. Four projects currently are listed for funding in 2011: replacement of adult pool fence, renovation of the Clubhouse bathrooms, exterior painting of Clubhouse

and the leveling and reinforcement of the Clubhouse foundation. The adult pool fence is completed. The Board is considering increasing annual HOA dues starting January, 2012 for the purpose of protecting the reserves fund in the future. This will be studied and discussed further. Horseshoe Court Update - Amy Fullwiler reported for Mark that he submitted a request to the Architectural Committee about the proposal for Horseshoe court locations. Shelly Evans, Architectural committee member, reported to the Board that the Committee was ok with the recommended sites and it was ok to proceed. The next step will be to consult the residents in the area of the proposed sites before a final decision is made as to where the court will be. Update on Clubhouse Repairs versus Replacement - Ralph Ebbutt, President, reported that the cost to replace the Clubhouse would be $310,000. That includes $170,000 for materials and $130,000 for labor. Repairs needed to the Clubhouse were estimated at costing $40,000 over the next several years. The Board will proceed with the repairs to the Clubhouse. Neighborhood Garage Sale - Many thanks to Yvonne Morris and her helpers for organizing another successful neighborhood Garage Sale.

NEW BUSINESS CPA Review of Financial Records - Susan Payne, Treasurer, reported that the review has been completed by IHDE CPA Accountants. Two Recommendations were made to the Board which included hiring an independent consultant to prepare a full reserve study of the Association property and for the Board to adapt an investment policy. The Board is taking action on these two recommendations. Roy Dancer Park - President Ralph Ebbutt verified that THPRD has purchased the easement and has been in touch with the Architectural Committee with details regarding the footpath. THPRD will not install the footpath until 2013, but will continue to keep in touch with the neighborhood about other details including the fence design at the entrance/exit which will serve as guidance to pedestrians.

Next Meeting - August 3, 2011 at the Clubhouse starting at 6:00 pm. This will be a short meeting to discuss the renewal of the Directors and Officers Liability Policy due in August. Motion to adjourn the meeting was made at 8:13 pm

ARCHITECTURE

The parking of boats, campers and recreational vehicles within the confines of Four Seasons is restricted by Article 10 of the covenants. Written requests must be submitted and approved by the Architectural Committee prior to parking the vehicle. City of Beaverton code prohibits the parking of vehicles with “For Sale” signs on any city street. Any architectural changes, such as new roofing, painting, storm windows/doors, landscaping, tree removal, fencing, etc. need prior approval from the Architectural Committee before the project can begin. Mail plans or requests to Director of Architecture, Four Seasons Homeowners’

Association, PO Box 2105, Beaverton, OR 97075. Requests can also be sent via email to [email protected]. Please submit requests 3-4 weeks prior to the date work is to begin. All requests will receive a response.
