Pricing a property correctly is crucial to its sale. If
priced too high, you may alienate buyers and delay
the sale. If priced too low, you may not obtain the
maximum equity that your property is worth. What is
most important is that the price of your property is
suited to meet your objectives in terms of days on
market and net proceeds from the sale. Often times,
there is a fine balance between these two factors.
We understand that each client is different. While
some are interested in bringing out the highest
attainable price for their properties, others are more
interested in a timely sale. Whatever the case is for
you, we are always putting your priorities in front. Our
job is to give you the most helpful information so that
the way we price your home aligns with your financial
and personal needs.

OFFER PRESENTATION: We encourage any and all offers. The only bad offer is the one
the buyer decided not to write.
COUNTER OFFER: After hearing the offer, we help work through every detail as it relates
to you and your plans and ultimate needs. We discuss and construct a detailed counter
offer based on your needs, current market conditions, and assessment of the strength of
the buyer’s offer. We always recommend that the seller respond to a buyers’ offer as
quickly as possible.
BUYERS MARKET ANALYSIS: We prepare the CMA that we used to establish pricing on
the property for use with the buyer in helping them with their decision.
COUNSELING: We consider ourselves a facilitator. We are able to relate the buyer’s needs
and objections to you from our encounter. We wither have a signed counter offer or
another offer for us to discuss and work on. We never push the parties into a transaction,
but rather help them solidify their own decisions by acting as a sounding board, devil’s
advocate, or by providing needed information to continue to bring the sides together.
FINANCING: Sometimes this is the key to how a buyer responds to a counter offer, when
we meet with them we are able to look at their financial picture and help them see
financing alternatives that may make it easier for them to meet your needs.

CONTRACTS & DISCLOSURESCONTRACTS & DISCLOSURESThe real estate purchase contract has evolved greatly over the past 50 years. In the past, the entire
transaction, including all contracts and disclosures was less than ten pages. Today, a real estate
transaction involves over 200 pages of documentation. It is important that your real estate agent knows
all details and facets of the purchase contract and how best to negotiate on your behalf. We will sit
with you and explain all details in the contract and how they may affect your position in the
transaction.
The standard purchase contract has 50 clauses. Aside from the purchase price, these clauses identify
the several important terms of the sale including the allocation of closing costs, financing terms, and
contingency periods within the escrow. Dean can advise you, based on your particular situation and the
party that you are negotiating with, the best way to structure the contract so that your interests are
protected.

ESCROWESCROWMany people think our job is done when the transaction is put together. Unfortunately, unless we are
working on a fee basis, we do not get paid until the transaction closes. Every transaction is different.
Sometimes as much or more creativity and perseverance is needed through the escrow process than
through listing and negotiating.
There is a lot of important paperwork, designed to protect and educate the parties. The escrow process looks
something like this:
REVIEW PRELIMINARY TITLE REPORT: We look for any potential problems on the prelim and start
immediately to work with the title company to solve any such problems.
ARRANGE FOR PHYSICAL INSPECTION: We make certain that the buyer meets their time-frame for
performing the physical inspection.
ORDER TERMITE REPORT: We get this out of the way along with buyer’s other inspections if we have not
arranged for an inspection during the listing process. Either way, a copy of the report is given to the buyer as
soon as it is available.
ORDER BUILDING REPORT: Depending on the city, this takes from 7 days to 3 weeks, so it’s important to get
this taken care of immediately.
ARRANGE FOR ANY OTHER INSPECTIONS: If the buyer desires any other inspections, we make sure that they
are set up quickly and handled.
SMOKE DETECTOR / CARBON MONOXIDE COMPLIANCE: We make sure that you have complied with any
applicable smoke detector and carbon monoxide ordinances in your city.
EARTHQUAKE PAMPHLET: We will assist you in finding the information necessary to complete the
earthquake disclosure as required in California. We will then deliver this to the buyer.
HAZARDOUS MATERIALS BOOKLET: Another requirement, we make sure the buyer has received a copy of
this booklet.
OTHER DISCLOSURES: Any other property disclosures that need to be made are put together in palatable
form for the buyer.
FOR CONDOS: GET CCR’S BUDGET AND BYLAWS: Any documentation related to the association is gathered
for approval by the buyer and review by the buyer’s lender.

ESCROWESCROWORDER HOME PROTECTION PLAN.
PREPARE COMPS FOR APPRAISAL: We make sure to meet the appraiser in person with the comparable sales
in your area to make sure we get an accurate appraisal.
REVIEW WITH BUYER’S LENDER: We contact the buyer’s lender when verbal approval is due and see if there
are any potential problems to be dealt with.
COMMUNICATE WITH ESCROW: We make sure that escrow has ordered the lender’s demand and that any
title issues are in the process of being resolved.
