PALANPUR PROJECT
COMMERCIAL COMPLEX AT PALANPUR
IN THE HEART OF THE CITY
1.Our commercial complex covers 20,000 Sq Ft. area which is muchmore than required.
2.Our construction area is 7500 Sq. ft. and remaining area will be forparking and roads so that our complex would give a very decent
and attractive look.
3.Parking area covers 12500 Sq. Ft. area. So we can get a very bigspace for parking.
4.We are also going to provide underground parking facility so thatwill also cover 20,000Sq. Ft. area.
5.We have a very fantastic location for our project because ourcomplex covers one approach road and one Ahmedabad to
Palanpur main highway which gives a fabulous look to our
complex.
6.Gateway Plaza at Palanpur is very near to our commercialcomplex and they sold their whole shops at more prices then
we are offering they have less land less parking space.
7.The first flour will cover 10,000 Sq ft. area. So we can say that ourfirst flour will have more shops then ground flour.
8.We are going to provide carpet area which means whatever wehave written in the map we are going to provide that much place to
each customer of shop.
9.We hav already did survey and on the basis of that we have keptthe price of shops. We are very much sure that our shops will get
sold our because our complex is at the center.

10. Whatever I hav written on price list that is just a estimatedvalue we can sale that shops by increasing 10-20% on the prices
which I have mentioned.

Our land is having the permission from gram panchayat tobuild our project and our land is having NA certified.
12. We have all the construction map prepared with us. Currentprice of only our land is 12 crore.
13. Nobody is having a parking area like us and as we all knowthat everybody whosoever comes for shopping they always looks
for good parking space to park their cars or byke.
14. Once you say yes we can start our work within 10 days andcomplex will get completed within the 12-14 months.
15. Total construction cost will be 3-4 crore.16. Fourth will get sold out on the bases of space.

200 third floor cost will 2 crore( we will sell third floor on Rs.
2000/Sq. ft)
So all over approximately we will get more then 30-35 crore
and if hotel and other suits will get included in it then the
project will give us more then 50 crore.

The above map is of gateway plaza,
1. They dont have more space then us..2. They dont have proper area of parking which is necessary for any type
of complex.
From there project they got Approximately 30 crore . so we will
deffinately get a good return on our commercial project.
