Internally, these greening features will focus on increasing occupant comfor ts without compromising environmental responsibility. These include: energy saving air-conditioners with built-in inver ter technology in every unit in THE LIGHT; a centralized vacuum system fitted in all the units of THE LIGHT POINT and THE LIGHT COLLECTION to reduce the amount of indoor air-borne par ticles and reintroduce hygienic air back into habitable space; low volatile organic compound (VOC) paint used for all units within THE LIGHT for the well-being of the occupants; fiber optics cable for Smar t Home link within THE LIGHT community, faster worldwide and internet connectivity and encouraging the use of the home as a home-office.

In Phase One of THE LIGHT development, THE LIGHT POINT, THE LIGHT LINEAR and THE LIGHT COLLECTION I, II, III and IV will be the first to experience the beneficial effects of the greening process. Externally, these green features will include dedicated jogging path and bicycle track which discourage motorized vehicle usage, green roofs that cut the heat island effect and building facades that are designed to cool the interior of units and subsequently reduce air conditioning consumption.

These also include rainwater harvesting to reduce water consumption for landscape purposes; solar panels and wind turbines to harness renewable energies; and energy efficient light bulbs with high frequency ballast will be used in all external common areas to reduce power consumption.

Also, water-efficient fittings such as dual flush water closets to help reduce water consumption and a central water filtration system to ensure cleaner water is supplied to occupants. For residents, these greening features will impact on cost-savings, reflected in their ongoing electricity-water bills. A closer look reveals how substantial these savings can be: Inver ter Air-conditioners - up to 60% savings in electricity; Lights - up to 22% saving in electricity; Rainwater harvesting - up to 3 million liter of water per month is reduced for landscaping.

By taking on a pro-active greening role of such extensive implementation and significance, IJM Land Berhad aims to acquire the Malaysia Green Building Index (GBI) cer tification. This cer tification is awarded in recognition of buildings/developments that incorporate energy-efficiency, healthier indoor environment, water savings, better connectivity to public transpor t and adoption of recycling and greenery features.
