NOTES FROM THE BOARD

The Board of Directors would like to wish everyone a happy and healthy holiday season. Please remember that all decorations must be removed by January 15th. The recent blizzard hit us hard right after Christmas and we were all snowed in on the 26th, though the streets were cleared for any emergency vehicles. Clearing of driveways was started on Monday but not completed until Tuesday. This was a severe storm and the high winds caused large drifts which were difficult to clear. The BOD has spoken with the contractor about improving responsiveness in the future. On Monday, December 13, the annual meeting of the Windcrest East HOA was held at the Riverhead Senior Center. Over 100 individuals attended. Minutes of the meeting will be provided at the 2011 annual meeting. Below are the highlights. Felicia Ayoub, HOA President welcomed the attendees and Linda Nemeth, HOA Secretary read the minutes of the 2009 meeting. Virtually all of the improvements planned for 2010 have been accomplished. Walter Blanck, HOA Vice President discussed landscaping and irrigation. Jack Tyniec, HOA Treasurer presented the financials. The combined maintenance fees for both Condo I and Condo II will remain the same in 2011. Brian Moraghan of Moraghan Engineering PC presented the results of the reserve analysis that he performed recently. The conclusion was that our contribution to reserves has not been funded at an appropriate level. The BOD will examine the report and decide on actions to be taken. Steven Allesandro of Lawn Elements, a new contractor for snow removal spoke about his plans. A copy of the 2011 budget was made available to all homeowners following the meeting. Felicia Ayoub was re-elected to the HOA BOD. Peter Schultz and Fred Meister were elected as Condo II managers. Pat Dodge and Frank Cavallaro were elected as Condo I managers. The BOD also answered several questions from homeowners. Ed Taylor, the HOA attorney and Sal Amodeo, the HOA accountant, answered a few questions as well. Here's hoping we all continue to enjoy our beautiful community. Remember we continue to have little guests around this time of year. Be careful driving and stay within the speed limits. Re: Emergency Snow Removal: Before any homeowner can be placed on the snow emergency list, a written request must be provided to the BOD for approval with an explanation of the nature of the medical emergency. We request that no homeowner stop any of the snow removal workforce for any special requests.

Old Business The ballots for the election to the Board of Directors and Condo I and Condo II Managers submitted to

PAM were reviewed by Felicia and Vince. New Business Felicia has requested that O’Kula submit a proposal and estimate for trees to be trimmed in the future. Walter suggested that a schedule be set indicating when and how many trees are to be cut and how many years apart these trimmings should be done. Fizzuoglio Construction will repair posts at (address) and hang the frame for the pool cues in the Clubhouse. Decorative Gardens has trimmed the dogwood trees and removed non-functioning lights from the trees at the front entrance. The cost is $140.00 for one and one half hours labor. When additional lights are available, they will be added to the trees. Felicia asked when Gary will be cleaning the gutters; Walter said it will be done this week. Reimbursements for purchases made by the Chairman of the Social Committee will be made in the form of a check made out to the WCE Social Committee and the Chairman will then be reimbursed for the purchases by the Social Committee. Felicia reviewed with the Board Members their impressions of the recent meeting they had with members of the Landscape Committee. An email was received from the Landscape Committee which the Board will respond to by email. A resident sent an email containing three questions regarding accounting principles which will be responded to by email. Vince reported that he has met with two more landscapers and will obtain proposals from them after the holidays. Gary will be advised of the Board’s decision not to enter into the third year of his contract, the contract will be terminated and a release will be obtained. Residents of the community have indicated they are impressed with the letter sent by Lawn Elements requesting a priority list for snow plowing. It also was pointed out that Hal from Axcess Contracting repaired aluminum fascia that had blown off residences shortly after the problem occurred. Vince, Felicia and the other Board Members discussed the problem at (address). A decision will be made and the resident advised after January 1, 2011. Several residents have sent emails containing questions and comments to the Board. The Board will meet prior to the Annual Meeting to review the Agenda and prepare responses to these emails. Both the attorney and accountant will be present at the Annual Meeting to provide answers and advice, if needed. The engineer responsible for the Reserve Study will meet with the Board prior to the Annual Meeting and may also attend the Annual Meeting. The meeting was adjourned at 11:40 A.M.

A big THANK YOU goes to Joan Alfano for organizing and setting up the boxes for our Holiday Card Exchange. Everyone who took part in it agreed that it was a wonderful idea.

December 7th saw about 72 of our neighbors having a wonderful time at our annual Holiday Party at Eastwind Caterers. The food, music, and decorations were done to perfection and everyone had a terrific time. George Fischetti posted some photos on the Windcrest East web site for all to see. Thank you to George and Grace Fischetti and Cathy Watters who worked so hard putting this together. Sorry so many of you couldn’t be there.

On December 13th, a few of the ladies in our Community held their annual Cookie Exchange. Besides the dozens and dozens of delicious home made cookies, they were treated to a seasonal decoration demonstration by Janet Herd. Janet showed everyone how they could re-make an old wreath to look as good as new. Everyone got to sample and take home lots of Christmas cookies and a great idea as well.

AND FINALLY: You might have noticed that there are very few up-coming events. That is because the Social Committee needs your help in planning and implementing these social activities. No one has volunteered to be Secretary of the Social Committee for this year and this position must be filled. A few more of our friends and neighbors in Windcrest East are needed to make this a fun place, especially during the winter when we have so many folks away. If you enjoy taking part in any of the Social events (Horse Races, Bingo, Trivia, Cocktail Parties, Bagel Breakfasts, etc.) why not consider joining the Social Committee? Start the New Year off at the next meeting, on January 20th at 7 PM. You don’t have to make every meeting or event. And you don’t have to belong to the Social Committee to help out.
