Iverna Court

Since the 17th century, Kensington has been a primary residence of the British Royal Family. It has long had a reputation as an affl uent area, predominantly known for its grand Victorian properties and remains a highly sought after residential location today, with excellent transport facilities along with an array of top London restaurants, shops and green spaces. Iverna Court lies just off Kensington High Street off ering residents luxurious yet secure living conditions amidst this cosmopolitan heart of the Royal Borough.

Origins of Iverna Court

Kensington has always been seen as a village that ‘esteem’d a very good air’. It fi rst became fashionable in the 1680’s when King William and Queen Mary lived at Kensington Palace during the winter months to escape the polluted air of Westminster and enjoy a healthier way of life. In the 1690’s a number of houses, known as ‘The Terrace’ were built on what is now Kensington High Street, covering the present site of Iverna Court.

In 1893, The Terrace was purchased by a famous cheese monger called Jubal Webb for £170,000. Although the fi rst apartment buildings built in the 1860s were initially unpopular due to their association with the poor and disease, by the 1890s they were fi nally accepted by the middle classes as London nightlife became more respectable.

With this in mind, Jubal Webb set out to modernise this corner of Kensington, attracting the rich to move from houses in the suburbs into apartments in the city centre.

Designed by architects Boehmer and Gibbs, the preliminary layout of Iverna Court, originally called Iverna Mansions, consisted of red-brick Edwardian style mansion blocks with Queen Anne gables grouped around a square. This square was to provide ‘an artistic and uniform appearance’, with a fountain, stone garden and shrubbery in the centre.

Boehmer and Gibbs worked for an architectural practice called Archer and Green who designed some of the fi rst and boldest blocks of fl ats in London, which include Hyde Park Court, now the site of the 5* Mandarin Oriental Hotel. Boehmer and Gibbs eventually started their own architectural practice and soon became some of London’s most coveted builders responsible for a number of sought after Maida Vale Mansion blocks including the famous Ashworth Mansions on Elgin Avenue. Archer and Green were heavily infl uenced by the early French Renaissance and this is refl ected in Boehmer and Gibb’s work on Iverna Court. It has a distinctive European feel.

Kensington

Kensington became increasingly popular during the reign of Queen Victoria. When she was born in 1819, the population of Kensington was 12,000. It almost doubled during her childhood and in 1901, the year of her death, it had exceeded 176,000.

The title ‘Royal’ in the ‘Royal Borough of Kensington and Chelsea’, is not only due to the Queen’s personal association with Kensington, but also the stone and stucco houses, churches, museums and other public buildings which arose during her reign and in fact still survive today. Some of these Kensington buildings may be amongst the grandest architectural monuments of the time with a vividness and strength unequalled anywhere else in the capital. Kensington is indeed the pinnacle of Victorian London.

Kensington High Street is one of West London’s most popular shopping streets, with upmarket shops and cafes serving a wealthy community. The area is well connected for public transport with tube stations on the High Street, Notting Hill, Gloucester Road and Earls Court. The surrounding neighbourhoods of Chelsea, Notting Hill and Knightsbridge all off er a range of high class shopping and dining experiences along with famous London bars and clubs.

The largely popular Whole Foods, an American health supermarket chain, opened its fi rst UK organic superstore on the High Street in 2007. It occupies the former premises of the classic and much loved department store Barkers, but has swiftly become an attraction of the area with its wide range of quality health foods such as regional cheeses, freshly prepared fi sh and handmade chocolates.

Kensington is also known for its Royal Neighbours. Kensington Palace is a Royal Residence set within the 350 beautiful acres of Kensington Gardens, originally part of Hyde Park. William III and Mary II bought the Jacobean mansion, originally known as Nottingham House, for their London home in 1689. Until the death of George II in 1760, it was the favourite dwelling of successive sovereigns.

Today, the Palace is the offi cial residence of the Duke and Duchess of Cambridge and the State Rooms are now open to the public

where visitors can see the sites and learn the history. The Orangery, a palatial building set in the heart of Kensington Gardens, originally built for Queen Anne in 1704, is a favourite amongst visitors looking for an indulgent afternoon tea or an elegant lunch. It can also be hired for events.

Off ering culture and entertainment to the area, the Royal Albert Hall, facing onto Hyde Park, is a Grade I Listed multipurpose building hosting not only music concerts, but exhibitions, public meetings, scientifi c conversations and award ceremonies. It is a famous landmark attracting both visitors and locals alike. It forms the practical part of a national memorial to Prince Albert, the decorative part is the Albert Memorial, which can be found opposite in Kensington Gardens.

Renowned for its green spaces, Kensington is also home to Holland Park, the Royal Borough’s largest park. It fi rst opened in 1952 and is situated just off the High Street. It is considered by many to be London’s most romantic park due to its wooded walks, beautiful views and abundance of wild life such as peacocks and squirrels, and also the outdoor opera and dramatic performances which are staged during the summer months at the open-air theatre. The Design Museum is located at the entrance of the park and is due to be completed in 2016.

Iverna Court is managed by Blenheims Estate and Asset Management which is located on 15 Young Street, W8.

Tenure: All fl ats hold a Share of the Freehold with underlying 125 year leases which were granted on the 25th March 1984.

Flat Breakdown: Iverna Court has 90 fl ats in total, spread over 5 blocks.

Building Manager: Iverna Court has a full time Building Manager on site based in the basement of Block 5. The offi ce is open Monday-Friday between 9am and 5.30pm.

Porter: The Porter is situated at the front of the buildings to assist residents and control access to non residents.

Maintenance: There is a Maintenance Operative who carries out various maintenance duties around the estate.

Lifts: Each block of Iverna Court has a lift to all fl oors.

Service Charge: The annual service charge ranges between £8,000 and £14,000 per annum depending on the size of the fl at. A portion of the total annual collection is put towards major refurbishment project work. A programme is underway covering the refurbishment of the internal and external areas of the building and the mechanical and electrical systems. The service charge includes all costs of running the building including on-site costs, hot water to each fl at and buildings insurance.

Garden Square: Every fl at has a key to the garden square allowing access to the private garden.

Security: The buildings have an extensive CCTV monitoring and recording system with 18 cameras. In addition each fl at benefi ts from a video door entry system.

Alterations: Alterations within fl ats are strictly controlled. It is likely that a Licence would be required for any works within fl ats that go beyond straightforward redecoration including the movement of plumbing equipment, installation of wooden fl oors and changes to the internal layout.

Storage Facilities: There is a limited number of store rooms available for use by separate licence. There is currently a waiting list for these.

Refuse: Rubbish is collected outside the front door of each fl at at 7am every morning and is disposed of.

Parking: On street parking is available through RBKC on a residential permit or pay and display basis.

Pets Policy: The lease does not permit pets.

Letting: The fl ats can be let subject to approval through the Board, but sub-letting is not permitted.
