First Floor Build up:The first floor consists of a Timber Joist (125mm) withplywood boarding (12.5mm) ontop and a carpet/lynofinish covering through out the building.There is a suspended plasterboard (12.5mm) and aplaster skim (2.5mm) ceiling below this allowing a void of130mm for services, the ceiling is suspended by a MFceiling support.

Internal Partitions:The internal Partitions are a Timber stud partition. The consistof a Timber Stud (100mm x 50mm) with plasterboard(12.5mm) both sides secured to the stud. There is a paintedsoftwood skirting around the base.

Windows:There are 4 Types of windows in the KilleshinBuilding. They all are double glazed uPVC Widows.They project past the plywood external leaf 35mm.

Front Entrance:There is 3 steps up to the landingarea at the main entrance. Theramp could be less steep. Therailings are a steel square tubing.

Floor Build Up:The Floor consists of timber joists (125mm x 50mm)suspended on a steel beams, the beams aresupported by ring beams at the north and south end.Fiber Glass Quilt Insulation (125mm) is held betweenthe floor joists with a plastic netting.There is plywood (18mm) flooring with a carpet/ lynocovering through out the building.

Wall Build Up:The Wall thickness is a total of 128.5mm.Internal there is painted plasterboard (12.5mm)attached to Timber Studs (100mm x 50mm @400c/c). Between the Timber studs is a quiltinsulation with a Thermal Conductivity of 0.040W/mK.Externally there is plywood (15mm) secured tothe Timber Studwork, this plywood has aexternal render (3mm).

Doors External:The external doors are 1800mm wide x2200mm high. They are uPVC doubleglazed door. All external doors havemechanical self closer's on them. Allexternal doors open outwards.

Toilets:The Existing WC is on theground floor, located to therear of the building.There is enlarged cubicles inboth men and womens. Thereis also a Disabled WC locatedhere.

Stairs No.2:Located at the rear of the building. this stairsdoesn't meet regulations and will have to bereplaced. Under the stairs is a janitorial store.

The Specs below are assumed build up of theKilleshin Building.

General:The Killeshin is a prefabricated Building andbrought to the IT Carlow Site approx 15 Years agoand was erect on a previous site for numerousyears. The true age of the prefab is unknown butroughly 15-20 Years old.

The building has sustained ware and teardamage over the years, these are mainlyascetic.

Floor Build Up:The Floor consists of timber joists (125mm x 50mm)suspended on a steel beams, the beams aresupported by ring beams at the north and southend.Fiber Glass Quilt Insulation (125mm) is heldbetween the floor joists with a plastic netting.There is plywood (18mm) flooring with a carpet/lyno covering through out the building.

Wall Build Up:The Wall thickness is a total of 128.5mm.Internal there is painted plasterboard (12.5mm)attached to Timber Studs (100mm x 50mm @400c/c). Between the Timber studs is a quiltinsulation with a Thermal Conductivity of 0.040W/mK.Externally there is plywood (15mm) secured tothe Timber Studwork, this plywood has a externalrender (3mm).

Quilt Insulation (125mm) liesabove this between the joists.Above the rafters is Plywood boarding (15mm)and a Heated on roof membrane.The Eaves over Hang 600mm with a paintedsoftwood fascia board and soffit. There is a uPvcGutter and down pipes.

Internal Partitions:The internal Partitions are a Timber stud partition.The consist of a Timber Stud (100mm x 50mm) withplasterboard (12.5mm) both sides secured to thestud. There is a painted softwood skirting aroundthe base.

Doors Internal:The internal doors are 850mm wide x 2000mmHigh. There is a 50mm architrave surrounding thedoor. All doors have a built in vent at the base ofthe door (400mm x 400mm). They have a glassportal with shatter resistant glass.

Doors External:The external doors are 1800mm wide x 2200mmhigh. They are uPVC double glazed door. Allexternal doors have mechanical self closer's onthem. All external doors open outwards.

Windows:There are 4 Types of windows in the KilleshinBuilding. They all are double glazed uPVCWidows. They project past the plywood externalleaf 35mm.

Services:Space Heating:The Space heating is heated by a local GasBoiler, using Double Fin Radiators.(Max Use)

Water Heating:The Water heating is heated by a local gas boilerand stored. (Min Use)

Ventilation:There is a mechanical ventilation system withinthe building that draws fresh air into the rooms.(Min Use)

The Roof:As can be seen from the picture above the rofing felt is inneed of repair or replacment. It consists of a Felt heatedonto a a plywood board.

The Roof Structure:As can be seen from the picture above the insulation inthe attice space is not layed properly. The Structure is apre fabricated one held with nail plates.

The Eaves:As can be seen from the picture above the projection of theeaves is long (600mm). Which accomidates an externalinsulation upgrade. The Down pipes and gutters are PVC.

The Suspended Ceiling GF:As can be seen from the picture above the suspendedceiling has a plaster finish and the luminers are surfacemounted.

The Windows (External:As can be seen from the picture above The Windows areduble glazed PVC. They project out past the external wall. Thishas issues with leaking as the existing silicone has worn.

First Floor Build up:The first floor consists of a Timber Joist (125mm) withplywood boarding (12.5mm) ontop and a carpet/lynofinish covering through out the building.There is a suspended plasterboard (12.5mm) and aplaster skim (2.5mm) ceiling below this allowing avoid of 130mm for services, the ceiling is suspended bya MF ceiling support.

Front Entrance:The front entrance has a rampand steped access up to thelanding infront of the two frontdoors.The doors are manualyopening outwards.

Wall Build Up:Existing Internal Plasterboard to be Removed, Followed bythe Internal Quilt Insulation. Room by Room and followedby the inserting of the new insulation and Plasterboard as tokeep the structural disturbance to a minimum.

Bracing might be Required between removing andreplacing of the Plasterboard.

Internal Partitions:The plasterboard on the internal partitions ill bereplaced by new plasterboard. This will allow anew skim and shadow gap to be added aswell as the opportunity to increase door withand height.

Internal Partitons Hallway:The Stud Partitons in the hallway will beremoved and replaced with a glasspartition.

Floor Build Up:Existing Flooring cover and Plywood tobe taken up as to gain access to thejoists. The quilt insulation and the meshsupporting it is to be removed.

Front Ramp:The existing access ramp and stepslocated to the front of the killeshin is tobe removed as it does not meet regs andchanges have to be made toaccomidate a lift.

Doors Externally:The external doors will be upgradedso they all will be removed andeplaced with new Triple GlazedDoor. The Threshold will be changedto limit theremal glazing.

The Steped Entrance to the Side willhave to be removed and replacedto provide new handrails, rampentrance and threshold.The treshold will be changed to limitthermal bridging.

First Floor Build Up:The suspended plasterboard ceiling will be taken down and replaced with newerplasterboard.

Roof Build Up:The existing plasterboard will be removed as it is being replaced, this will allow access to theQuilt insulation which will be removed from the ceiling. The Roofing membrane will beremoved as it is being upgraded, this will allow access to the plywood which has to be liftedat the eaves to allow new ventilation to be installed be removed.

Roof Build Up:The existing plasterboard will be removed as it isbeing replaced, this will allow access to the Quiltinsulation which will be removed from the ceiling.The Roofing membrane will be removed as it is beingupgraded, this will allow access to the plywoodwhich has to be lifted at the eaves to allow newventilation to be installed.

Demolition Process:Additional advice and instruction is requiredbefore demotion is to be started.

The Process will grant a deeper look into thehealth of the building and issues might arisewhen it is being undertaken

The Specs below are assumed build up of theKilleshin Building.

General:The Killeshin is a prefabricated Building andbrought to the IT Carlow Site approx 15 Years agoand was erect on a previous site for numerousyears. The true age of the prefab is unknown butroughly 15-20 Years old.

The building has sustained ware and teardamage over the years, these are mainlyascetic.

Floor Build Up:The Floor consists of timber joists (125mm x50mm) suspended on a steel beams, the beamsare supported by ring beams at the north andsouth end.Fiber Glass Quilt Insulation (125mm) is heldbetween the floor joists with a plastic netting.There is plywood (18mm) flooring with a carpet/lyno covering through out the building.

Wall Build Up:The Wall thickness is a total of 128.5mm.Internal there is painted plasterboard (12.5mm)attached to Timber Studs (100mm x 50mm @400c/c). Between the Timber studs is a quiltinsulation with a Thermal Conductivity of 0.040W/mK.Externally there is plywood (15mm) secured tothe Timber Studwork, this plywood has a externalrender (3mm).

First Floor Build up:The first floor consists of a Timber Joist (125mm)with plywood boarding (12.5mm) ontop and acarpet/lyno finish covering through out thebuilding.There is a suspended plasterboard (12.5mm) anda plaster skim (2.5mm) ceiling below thisallowing a void of 130mm for services, the ceilingis suspended by a MF ceiling support.

Roof Build up:The roof build up is a cold room construction. Itconsists of 125mm x 50mm joists and rafters at6degrees pitch.Internally there is Plasterboard (12.5mm) with askim coat (2.5mm). Quilt Insulation (125mm)lies above this between the joists.Above the rafters is Plywood boarding (15mm)and a Heated on roof membrane.The Eaves over Hang 600mm with a paintedsoftwood fascia board and soffit. There is a uPvcGutter and down pipes.

Internal Partitions:The internal Partitions are a Timber stud partition.The consist of a Timber Stud (100mm x 50mm)with plasterboard (12.5mm) both sides securedto the stud. There is a painted softwood skirtingaround the base.

Doors Internal:The internal doors are 850mm wide x 2000mmHigh. There is a 50mm architrave surrounding thedoor. All doors have a built in vent at the base ofthe door (400mm x 400mm). They have a glassportal with shatter resistant glass.

Doors External:The external doors are 1800mm wide x 2200mmhigh. They are uPVC double glazed door. Allexternal doors have mechanical self closer's onthem. All external doors open outwards.

Windows:There are 4 Types of windows in the KilleshinBuilding. They all are double glazed uPVCWidows. They project past the plywood externalleaf 35mm.

Services:Space Heating:The Space heating is heated by a local GasBoiler, using Double Fin Radiators.(Max Use)

Water Heating:The Water heating is heated by a local gas boilerand stored. (Min Use)

Lighting:All Lighting in the building is a surface mountfluorescent bulbs. (Max Use)

Ventilation:There is a mechanical ventilation system withinthe building that draws fresh air into the rooms.(Min Use)

The Heating controls will be changed to use Dimples HeatingControls (Quantum) This will make the control system cleverand more efficient.

Reynaers - CS04 - Triple Glazed Aliminium Window

With the CS 104 window and door system, Reynaers achieves unparalleledinsulation values for aluminium profiles in the building industry, introducing a solutionfor passive buildings. The high insulation levels, down to an Uf-value of 0.88 W/m²K,are achieved by the use of a patented insulation technology which contains aspecial foam, firmly fixed in the chamber of the insulation strip so that no extramanipulation is required when handling, processing and composing the windowand door. A new set of specifically developed gaskets also assures the high levelof the wind and water tightness of the system.

1.4.3.3 Direction of openingAn exception to the requirement for outward opening doors on escaperoutes may be made in the case of class-rooms and other small rooms inschools where the number of persons in such rooms does not exceed 60.

W= [(453/2.5)+(60x1.8)]/80= 3.615 metres

In reference to our project the width of one final exit would notcomply because the width of the opening is 1.7m maybe thatexplain the presence of two separate final exits (1.7m each).Instead of having one big opening of 3.6m or more we do havetwo final exit of 1.7m.

At least one exit should be wide enough to quickly evacuatethe maximum number of person.

1.2.5 - CorridorsIn reference to 17.6.2 corridors and escape routes BS 9999 Thewidth of a corridor or escape route should be not less than thecalculated width of any door leading on to it, or 1200 mm,whichever is the greater.

The current width of the main corridor is 2000mm.

Space HeatingKing Span Heat Recovery UnitCounter-flow heat exchanger which canrecover up to 91% of the heat from thedischarged air. When required, the recoveredheat is used to pre-heat the fresh air beingbrought in from outside. Placed in the ExistingAttic Space.
