People buy insur-ance to protect their families from financial loss that would destroy their budget & permanently alter their way of life. Approaching insurance with an open & curious mind can help you save money, avoid heartache & buy you piece of mind. That may sound overly dramatic, but talk to anyone that’s lost their home & found out after the fact that they were under-insured & they’ll tell you it’s a frightening place to be.

Here are some helpful tips to help guide you in purchasing homeowners insurance:

Understanding Your Homeowners Policy

Regardless of what you and your agent choose you still need to read your policy and your renewal declarations carefully. Don’t wait until after a loss to realize that you didn’t have the proper cover-age. Understand that your insurance policy is a contract & you need to know what’s in it.

Insure your home for the proper amount

Insure for the amount it would cost to rebuild your home if it were completely destroyed. Un-derstand the difference between Market Value and Replacement Cost Value. Market value is the amount a buyer would pay for a home, including the land, regardless of how much it would cost to rebuild the home. Replacement cost for this purpose is the rebuilding cost necessary to repair or replace the entire home. Your appraisal can be a valuable resource in calculating the replacement cost value of your home. Always insure your home for its full replacement cost value.

Policy Maintenance

Your agent can help you find the best homeowners insurance limit to rebuild your home. You will need to update that limit periodically to maintain a limit that reflects current construction costs. It’s always a good idea to sit down with your agent & review your policy on an annual basis as values & circumstances can change.

Look for More than Just Cheap Home Owners Insurance

When shopping for a homeowners insurance policy you may not end up with the best coverage if you only shop by comparing prices and not by comparing coverage. As mentioned earlier, your home is potentially the largest investment you’ll make. Look for policies that offer the broadest coverage. The US Virgin Islands are a wonderful place to live, however, year round sunshine, constant humidity, and salt permeated air can be tough on residences.

The main purpose of a home inspection is, of course, to identify structural deficiencies and safety hazards. A licensed professional should be brought in for further evaluation and recommendations for these issues. Findings may effect the sales transaction.

With that said, no property is perfect. A Home Inspection is also a great opportunity for the inspector to help the buyers to educate themselves about the property. Deferred maintenance, improper installations, appliances that may need replacing in the near future, old repairs that need to be monitored… are just a few of the items that the inspector will point out.
