The retail expansion will feature

approximately 40 internationally focused

luxury retail stores and restaurants. The

retail expansion of The Collections will

span approximately 226,355 square feet,

constructed within an air rights parcel.

Amenities and services will include an

international language center supporting

12 languages, a parking garage with

valet, concierge service, gourmet dining,

champagne bar, and interactive fashion

displays.

Additional services planned by The

Collections to facilitate the luxury

shopping experience comprise include

same-day package delivery, coat check

and charging station, private wine and

caviar bar, personalized shopping and

styling experience, private executive

conference suites, and package valet

service.



Since 1930, Waldorf Astoria has established

their five-star hotel brand to be synonymous

with the highest standard of service, starting

with a personal concierge at the time of

reservation until completion of guest

departure. Amenities will include chief

signature restaurants, spa and health club,

banquet and meeting rooms. The Luxury

Hotel site will be constructed with 12 stories

featuring 152 luxury rooms, food and

beverage outlets, a spa, and

banquet/conference facilities. Each hotel key

carries a cost of about $736,000.



The Luxury Hotel site will include 176 parking

stalls structured below grade. The Luxury

Hotel will be managed by Waldorf Astoria

Management LLC pursuant to a hotel

management agreement between Waldorf

Astoria Management LLC and Ryan

Bloomington Luxury Hotel, LLC.21 The

project will be developed by Ryan Companies

US, Inc. and the air rights lessor will be The

Collections Hotel LLC. The Luxury Hotel will

be the first luxury hotel in the Twin Cities.

Further, The Luxury Hotel will participate in

Hilton Honors®, the only guest loyalty

program where guests who book directly

through www.waldorfastoria.com have

access to benefits including a Personal

Concierge and complimentary Wi-Fi at 26

Waldorf Astoria hotels worldwide.



The Residences will be luxury condominium

residences. The Residences will have access

to certain hotel amenities which may include:

valet parking, personal concierge, chief

signature restaurants, spa and health club,

banquet and meeting rooms; these amenities

will be made available by the Luxury Hotel.

The Residences will be constructed with an

air rights parcel.

The Residences will be clearly distinguished

within the Twin Cities, featuring the market’s

highest quality and most exclusive

condominium residences, adjoining a true
