I N T R O D U C T I O N

The Corner House provides luxurious living within a crafted and contemporary boutique building. Nine individually designed apartments are arranged across this characterful and sophisticated new addition to Fitzrovia, with an emphasis on elegantly tailored spaces filled with a wealth of sunlight and easy, flowing layouts.

The Corner House is a fresh and dynamic design by architects DSDHA, which sits beautifully within the unique Fitzrovian streetscape of considerately scaled but exquisitely formed architectural gems. The aesthetic of the building, composed of character brick and an expressive pattern of generously scaled windows, is distinctly of today, yet has also been informed by the setting and the history of this vibrant and well connected district.

The architecture of the building makes the most of its prominent setting on the junctions of Charlotte Street and Tottenham Street. With natural light streaming from so many directions, the apartments of The Corner House are blessed with expansive feature windows, that draw in sunshine and frame views of the broad, engaging streetscape beyond.

The building has a distinctive and considered personality through its use of crafted brickwork in a palette that is both subtle and warm, while its shifting scale and roofline have been designed as an intelligent response to the surroundings and the desire to maximize the connections with Fitzrovia itself.

The design approach to the interior of The Corner House is established with the dedicated residents’ entrance, featuring a generously scaled hallway defined by it’s wooden floors and timber panelling. Double doors in distinctive reeded glass lead through to the lift lobby and feature staircase, while secure bicycle storage is provided at basement level.

Finishes, materials and specifications throughout have been intelligently curated to provide the best in luxury living, including the finest appliances and amenities. All residences feature underfloor heating, comfort cooling, heat recovery systems and ventilation, providing all year round comfort, sustainable living and low energy costs as standard. The Corner House offers the perfect combination of character design and contemporary style deep within the heartland of central London.

The Corner House has nine tailored apartments, all infused with an individual spirit and lifted by thoughtful, free flowing floor plans. Welcoming entry hallways are well provisioned with integrated storage, while reeded glass doorways hint at the spaces beyond, guiding you through into the main living accommodation. Open plan living rooms are purposefully positioned at the corners of the building, where they benefit from the best of the light and multiple views of Fitzrovia.

Dinesen oak floors unite the principal living spaces, while detailing throughout remains elegant and refined. The open plan Bulthaup kitchens are graced with metro tile splashbacks, Silestone counter tops and Miele appliances.

Fitzrovia is one of the most vibrant and dynamic quarters in London. It has a unique character and history all of its own, with the atmosphere of a sophisticated urban village, yet is ideally situated at the very heart of the capital. One of the greatest temptations of Fitzrovia is the exceptional access to so many fine and rewarding dining experiences. The area is more than fortunate in its Michelin starred restaurants, which specialise in a wide spectrum of world cuisines. These include Dabbous, Hakkasan and the Peruvian eatery Lima. A little further afield in Soho you will find Arbutus, Jason Atherton’s Social Eating House and the Michelin starred Chinese restaurant Yauatcha. Fitzrovia is also renowned for its fine coffee shops, delis, cafés and pubs, including The Fitzroy Tavern and The Crown & Sceptre. The area is also home to a number of landmark hotels with in-house restaurants, including Ian Schrager’s London Edition.

C H A R L O T T E S T R E E T

Charlotte Street itself is one of the most delightful roads in Fitzrovia, much loved for its restaurants, cafés and endearing personality. Kit & Tim Kemp’s Charlotte Street Hotel forms a landmark here, with an inviting bar and brasserie of its own, while chef Marcus Eaves has earned a Michelin Star at Pied à Terre at number 34 Charlotte Street. Historically, Charlotte Street – which was named after King George III’s wife Queen Charlotte in 1763 – played host to Sass’s Academy: an art school whose alumni included John Millais and Dante Gabriel Rossetti.

The Corner House is well situated for the welcoming pleasures of one of London’s most famous and delightful green spaces, Regent’s Park. The park provides an alluring attraction, particularly in the summer months, with its boating lake and open air theatre. It is also used all year round as a setting for recreation, particularly for joggers and outdoor exercise classes. London Zoo and Primrose Hill sit upon the northern boundaries of Regent’s Park, while additional green retreats include Soho Square and Fitzroy Square.

One of the largest and most ambitious infrastructure projects in Europe, Crossrail promises a significant upgrade of London’s transport links when it opens in 2018. This new east-west route includes a dedicated stop at the newly remodelled Tottenham Court Road station, which is a five minute walk from The Corner House. From Tottenham Court Road journey times to key destinations along the route, including Paddington and Liverpool Street, will be greatly improved. Revised journey times to Canary Wharf in the east are now estimated at just twelve minutes, while the western trip to Heathrow Airport reduces dramatically to 28 minutes with Crossrail.

F I T Z R O Y S Q U A R E

One of the most charming and best preserved garden squares in the whole of London, Fitzroy Square was named after land-owner Charles FitzRoy, the second Duke of Grafton, whose family developed parts of Fitzrovia in the 18th and 19th centuries. The fine Georgian townhouses here were partly designed by the renowned neo-classical architect Robert Adam in the 1790s, while the remainder of the Square was completed in the 1830s. Famous residents have included painter James McNeill Whistler, George Bernard Shaw and Virginia Woolf, as well as – more recently – novelist Ian McEwan, who set part of his novel Saturday in Fitzrovia.

DSDHA Studio is founded on the persistent search for new forms of beauty through active design, research and agency. Our award-winning projects span from highly acclaimed individual buildings, which celebrate materiality and the art of making, through to macro-scaled urban strategies such as the redesign of Tottenham Court Road in London’s West End.

DSDHA’s first completed housing commission came as the youngest architects appointed to work on the London 2012 Athletes Village, where we designed a major gateway tower. Recently this was followed by our project for Suffolk House, a sensitive conversion of a Fitzrovian warehouse into affordable housing for Derwent London and Origin Housing.

Other residential projects include a prestigious scheme close to Tate Britain, a development in Marylebone, two housing blocks in Greenwich and a highly sustainable, semi-subterranean, new-build house in Clapham Old Town.

These skills and products come together to create finely crafted and detailed buildings which have proved immensely popular with occupiers. The buildings include the Tea Building in Shoreditch, Johnson Building in Midtown, Horseferry House in Victoria and the Angel Building , Turnmill and The Buckley Building in Clerkenwell. Our residential buildings are fewer in number but the design and attention to detail is undiminished. Queens, our recent art deco boutique scheme at the end of Westbourne Grove was extremely popular, whilst Sweeps in Hatton Garden and The Lofts at Portobello Dock raised design standards in their locations.

Asta House and The Charlotte Apartments, also in Fitzrovia, are currently undergoing a rigorous design development process to ensure the finished products meet our high standards of design. We look forward to launching these in 2017 and beyond.
