The Challenge

Shenzhen International Airport, one of the fastest-growing airports in the world, sought to develop a ground transportation centre (“GTC”) and a unique airport city to enhance customer service and increase non-aeronautical revenue.

Our Role

In close cooperation with NACO, our partner providing physical planning services to Shenzhen International Airport, InterVISTAS developed the retail strategy and revenue forecast for the GTC and an expansion strategy for the adjacent Airport City.

Results •  The GTC will provide 19.000 m2 of retail in 76 units. The Airport City will

be developed in three phases. In its ultimate phase, it will include 130 ha of commercial space on 80 ha of land. The project will include a World Trade Centre and a five-star hotel.

•  A risk and revenue sharing ownership structure and a marketing plan developed by InterVISTAS with the City of Shenzhen and other stakeholders proved to be a crucial element of the success of the project.

Taiwan Taoyuan International Airport: T3 and Multifunctional Building Commercial Planning

The Need • InterVISTAS was asked by its sister company NACO to develop a commercial plan for all the non-aronautical elements of the new Terminal 3 as well as the new Multifunctional Building at Taiwan Taoyuan International Airport (TTIA) in Taipei, Taiwan.

• A new Terminal 3 for an extra capacity of 20 million passengers per annum is designed by NACO with its partners Parsons Brinckerhoff and TYLin. Terminal 2 also has below-standard performance in retail and food & beverage.

Our Role InterVISTAS has conducted intensive workshops with the client to investigate the existing market and the commercial plans of TTIA, and suggest commercial targets. The next step was the development of a comprehensive commercial plan for T3 and the MFB in close connection with TTIA, NACO, PB and TYLin. The client has approved of the plan and as a next step, InterVISTAS is suggesting to assist with the tender phase.

Urumqi Airport, China: Retail Development for Terminal 3

The Need

Urumqi Airport is the gateway into Northwest China and the capital of Xinjiang province. Its airport is growing fast and in 2008 was building its third terminal for a maximum of 16m passengers, which required world-class retail.

Our Role InterVISTAS was asked to develop a comprehensive retail plan. The traffic is predominantly domestic but the international share is growing. Both markets require a different retail offer., Chinese customers have a different visiting and purchasing pattern in check-in and arrival halls than European customers.

Results This complexity had to be translated in smart concepts for all terminal areas. 3.720 m2 of shops and 3.285 m2 of food & beverage would raise the retail spend per passenger from a very low amount to at least € 3.75 for international and € 2.00 for domestic passengers in the 2nd full year of operation.

Zhenghzou International Airport Airport Area Commercial development plan

The Challenge

In 2013, the Zhengzhou Municipality invited NACO to develop an integrated Master Plan for the airport and it’s surroundings. The development plan should provide Zhengzhou with a vision for the development of the airport in conjunction with the economic development in the airport’s periphery and with the corridor between the airport and the city.

Our Role

We fully capitalized the social and economic potential of the airport by developing an economic growth model and urban plan, which has been divided in several interrelated clusters, each having its own economic (sub)driver. Services performed by the planning team: -  Industry market analysis -  Economic feasibility analysis -  Airport master plan -  Urban Master plan (Airport City)

Results

The development plan was incorporated into city’s overall Master plan. With our integrated plan we contributed to acceleration the economic development of the city of Zhenghzou.

Shenzhen International Airport Industry Distribution Plan (Aerotropolis)

The Challenge

As follow up on the successful development of the “Shenzhen Bao’an International Airport Ground Transportation Centre and Airport City Plan” project, which was commissioned by the airport authority, the local government (Shenzhen Bureau of Traffic & Communications) recognized the economic impact of the airport on its surrounding and commissioned InterVISTAS and NACO to develop an Aerotropolis Plan “Industry Distribution Plan” for Shenzhen Bao’an International Airports’ surrounding area.

Our Role

InterVISTAS was asked to deliver an assessment of the current situation, international benchmark, competitor analysis, theoretical framework, impact of the global economic crisis, development strategy, industrial distribution plan, value chain flow analysis, conceptual transportation plan and policy recommendations for the Shenzhen Bao’an Bureau of Traffic and Communication.

Results The local and regional government started with the development of the proposed industrial and high tech parks has approved the Aerotropolis plan.

The Challenge

Chengdu Shuangliu International Airport, one of the fastest-growing airports in the world, sought to develop aerotropolis development plan specifically to enhance the aviation related services.

Our Role

In close cooperation with NACO, our partner providing physical planning services to Chengdu Shuangliu International Airport, InterVISTAS developed the real estate development strategy and aviation related services industry development plan for the adjacent Airport City.

Results

Together with the regional government, the airport implemented the airport city development strategy – attracting aviation related companies to the airport surroundings.
