Case Study: Interior Finish Assessment

A Deeper Look

A bustling acute-care hospital was in need of overall facility upgrades but with a limited budget, the facility team desired assistance choosing which areas to focus their efforts on first.

Array recommended a comprehensive system for mapping the current state of the physical environment, which the hospital later implemented. Additionally, the design team conducted an interior assessment throughout nine floors of the hospital. Over the course of four weeks, more than 2,000 assessment surveys were filled out and dozens of floor plans were created. Based on the collected data, the design team recommended various upgrades and renovations throughout the hospital.

The Focus

The focus of the study was to analyze and rate, on a scale of one through five, the following finish categories:

• Ceilings/Lighting

• Walls/Wall protection

• Flooring/Wall Base

• Casework/Millwork

• Doors

• FurnitureThe best way to convey this information to this facility was to provide the data on a per room basis. After working with the facilities team to understand how they will be utilizing and distributing the data, Array determined that a two-part deliverable would most successfully convey content to the team and their sub-contractors, architects and management team.

CHALLENGE The client did not have a method for tracking facility conditions throughout multiple campuses. Array was tasked with developing a user-friendly system for mapping the current physical interior state of each facility.

SOLUTION The information gained in this process allowed our client to easily identify and prioritize departments in need of improvement.

The sysTem

Array created an Interior Finish Assessment Worksheet to collect and convey data to the team. In addition to the rating scale, this method listed each room’s location, level, cost center, name, number, approximate square footage and comments. Lastly, space for a key plan and photographs provided a visual indication of the current state.

The second method of presenting the data was through a series of color-coded floor plans that, at a glance, gave the viewer an over-all understanding of the conditions of each finish category per floor.

BIm INTeGRATIoN

Utilizing BIM technologies, Array input captured data to create a living document which the client could easily manage and update to continually show the current state of the facility as they pursued renovations. Prior to the survey, Array established an existing conditions 3D model to allow for seamless data entry at an efficient pace. Once Array collected the data, the client could pull information with ease, such as overall square footage of a potential finish upgrade. Once the client began to utilize the assessment tools they were able to quickly assess, budget and plan and prioritize their ideal future state improvements.

“With the help of BIM technologies and 3D modeling, our client can view the current conditions of any area in the hospital with ease.”- Ryan Keszczyk, Architectural Designer

Based on the data and Array’s recommendations, our client created a seven-year work plan which will manage future renovations and upgrades based on need, scale and funds allocated per year. The continuous improvement will be mapped by the facilities team using the tools developed by Array for years to come.

Our final deliverable included a matrix with our recommenda-tions for renovations and upgrades we believe the client should tackle first.

Who We AreARRAY-ARCHITeCTS.COM

We Are Healthcare Architects

We are a team of architects and designers with unique backgrounds, but we all have one thing in common - we share a strong desire to use our expertise and knowledge to design solutions that will help people in moments that matter most.

This focus makes us leaders in our field. There’s a degree of compassion, empathy, and sensitivity that goes into every project that we touch. It’s designing a nurse station with sight lines to every patient. It’s building a Behavioral Health facility without corners, so that patients are safe. It’s translating the operational needs through the technical details to fine tune the lighting system in a neonatal unit so caregivers can match the lighting to each baby’s stage of development. It is a deeper understanding, honed through relationships spanning

decades.

Together, we discover optimal solutions with our clients. It is our four decades of specialization that allows for effective communication, collaboration and precision in the complex, changing world of healthcare.
