Drainage work often includes a combination of grade work, trenching, installation of pipe, concrete and sidewalk replacement as well as landscaping and site restoration.

When Challenges Present… At this St. Paul condominium, water was entering the building’s underground parking garage. A site review suggested that, in addition to poor gradation not allowing water to run-off, much of the water source was likely the downspouts that were discharging water too near the foundation.

This poorly graded site posed several challenges, including public and private utilities, shallow bedrock, existing landscape, concrete, and irrigation. Additionally, the building is occupied and minimal disruption was required. No changes to the buildings ‘feel’ would be allowed, nor would unsightly surface extensions to the gutters.

Sealing the foundation was very expensive and does not solve the problem of the water source. The owners wanted a solution which balanced the cost of the project with the benefit provided.

Challenges:

Creative, Cost Effective Solutions...

Crews install a drainage system in the courtyard, designed to move roof water away from the building. In this case, piping is installed at the downspouts and directed to culvert pipe where it will be discharged at a more appropriate location, moving the source of the problem away from the underground parking garage.

Solution: After a careful site review and working with the owners, a plan was developed to redirect roof runoff through a drainage system to a point where it could be safely shed from the property. Connections were made at the downspouts and attached to drain tile which led to a variety of pre-determined discharge points.

The design effectively balanced cost through prioritizing the water moved by the cost per foot. Further savings were also realized as thorough planning minimized the total lineal footage necessary to achieve the goal, reducing excavation, labor and material costs.

One contractor handling the entire project provided the owners with minimal disruption, accurate scheduling and clear, direct communication regarding all elements of the job.

After installing and backfilling the tile and connecting the downspouts, the area is re-graded and restored. Depicted from left is a connection from the downspout to the subsurface tile.

The middle picture shows the area graded to accommodate positive slope away from the structure and into the culvert pipe, shown in picture on right.

On the right is a culvert pipe leading to a discharge. Fieldstone rip rap was installed at the inlet for ease of turf maintenance, and at the outlets (not depicted) to prevent erosion.
