Introduction:

The former Royal Insurance Building is one of Liverpool’s most impressive commercialbuildings.It isGradeII listedbeingoriginallydesignedbyFrancisJDoyleanderectedin1896-1903. Ithasbeenvacantsince the late1980s,andhasbeenonEnglishHeritage ‘BuildingsatRisk’registerformanyyears.

The building stands within the Castle Street Conservation Area and the Liverpool MaritimeMercantileCityWorldHeritage Site, occupying theareaboundedbyDale Street,North JohnStreetandPrincesStreet.

TheProjectHistory:

InApril2008,planstoconvertthebuildingforuseasahotelwereapprovedbyLiverpoolCityCouncil. The permission was renewed in August 2011. A new scheme proposed by AshallPropertyLtdanddesignedbyFalconerChesterHallArchitects isthesubjectoffreshplanningandlistedbuildingconsentapplications.

Balfour Beatty have been appointed as the main contractor to complete the design,refurbishmentandconversionofthebuildingintoa116bedroomhotel,meetingrooms,gym,bar and kitchen facilities on behalf of Ashall Property Ltd for Starwood Hotel Group, Aloftbrand.Thisworkincludesallassociatedmechanicalandelectricalinstallations.

ForthepurposeofthecompetitionyouwilltakeontheroleofContractorintherefurbishmentof the building. As contractors, you are aware that the successful performance of a projectdependsuponanumberofkeyskills;youwillbeaskedtoutiliseanddemonstratetheseskills.Fulldetailsofthetaskwillbemadeavailableinduecourse,togetherwithapackofdrawings.Note:The building is designed without having the full information as to the requirements of thefuture tenants therefore certain assumptions are required to be made in the design of thespacesandtheservicesinadditiontoprovidingflexibilityandfutureproofing.

Curveball:In linewith now established tradition, a change to the programmewill be introduced at anundisclosedtime.
